With all of the city and state laws and regulations, we decided we wanted professionals who really knew what they were doing. We interviewed almost a dozen property management companies, and Derek and Jared Karpel at KIG Property Management stood out by far. Their legal background and knowledge of insurance and construction gave us a lot of confidence, and they are always available when we have a question or want to talk something through. What we appreciate most is the personal attention. They really care about our property, help us make smart decisions, and make sure our tenants are well taken care of. We feel very comfortable having KIG manage our home and would highly recommend them.

Ross Morgan is not a company I would recommend using as a property manager. Since day 1 we have had…read morenothing but problems. They are rude and don't get the job done. Our current manager is Alec and along with his assistant Arlet are great at ignoring major issues. The majority of units in our building have ant infestations. This is occurring on all 3 floors. Other owners have reached out to them since 2023. Trying to explain to them this is an obvious building issue. Instead Alec and Arlet have blamed the occupants claiming they left food out , etc. They told them they needed to treat the problem themselves. Three years later it is still an issue. Over the past 6 months it has gotten worse and owners have been reaching out. We have copies of multiple responses from them saying this is the first they have heard of any ants. Just out of curiosity how many times can you hear about something for the first time? Multiple units have had pest control out numerous times trying to fix this problem Ross Morgan says doesn't exist. Well Ross Morgan just like the ants I share my bed with after two treatments it does exist. Some of his other mistakes. The fire alarm in our building went off a total of 4 times. Having a key to the utility room and having turned it off before I went in and shut it off. Numerous residents outside were very grateful I was able to do this. One of them had called the Fire Department and they showed up. I spoke with them and told them I had reset it. They gave the all clear. Everything seemed to fine until I got an email from Alec. Instead of thanking me he informed me I should not have the key and shouldn't have shut it off since I am not on the board. He demanded I give the key back and used exteme profanity prior to hanging up the phone.. Since I work from home and the 2 board members do not I am usually around to assist. Alec has called on numerous occasions asking us to let vendors into the building, help residents open both doors when moving, etc. Now all of a sudden I am the bad guy? For stopping a deafening alarm? This is just typical of Alec and how misguided he is. Non stop, he sends emails threatening residents who have a small box in front of their parking space. But big things like a leak in the garage? Goes on for days with no resolution from Alec. And while he was so busy going after me for helping, he did not once address the fact that none of the doors shut and the elevator was running while the alarm was going off. No, these issues which are MAJOR are not a big deal to Alec. Instead Alec and Arlet respond to complaints from owners by telling them 'if you don't like it you can move out." Very professional. I am sure this review will get the typical form letter response from the owner Warren defending the company. One or two one star reviews, hey it happens. But when they are non stop like it is with Ross Morgan, that tells you all you need to know about the company. I think they forget that they work for us and not vice versa.. It's a shame our building still uses them and hopefully the board will realize it is time to move on. Like dozens of other buildings have.

While there were a few minor delays along the way, Daniel Glaser from Glaser Property Management was ultimately very helpful in getting everything taken care of. He is always quick to respond whenever we have an issue at our place, which we really appreciate. Fred went above and beyond, even coming out a second time just to re-verify two windows we were unsure about. Today, Francisco from Blinds R Us installed the blinds. He is a true professional--meticulous, experienced, and focused on perfection. He took extra care adjusting every piece until it was flawless. 1 Star -- Extremely Poor Communication and Management…read more I am extremely frustrated with LBPM and the way my HOA's balcony inspection issue has been handled. The required balcony inspection has still not been completed, and this ongoing issue is now directly affecting my ability to sell my condo. I have had prospective buyers back out because the inspection has not been completed, which is causing me significant financial stress and loss. What makes this even worse is the complete lack of communication. I have repeatedly tried calling and contacting the people responsible for handling this matter. I leave messages, request callbacks, and no one responds. I cannot get a straight answer about what is happening, why this has taken so long, or when the inspection will actually be completed. As a homeowner, I should not have to repeatedly chase the management company just to get basic answers about an important safety and compliance issue affecting my property and its value. This has been an incredibly frustrating and disappointing experience. LBPM needs to take responsibility, communicate with homeowners, and actually resolve these issues instead of ignoring phone calls and messages. I would strongly recommend that homeowners carefully consider how responsive and accountable their management company is before choosing LBPM.
