Once I no longer needed his service (I found my own place), he continued to spam my E-mail account with invitations to rental/homebuying events to promote his business. I had to ask him a few times with a call to the office to request this to stop. It started with LinkedIn, and then through other similar social media mediums, then E-mail. Finally the office took care of it and I had to take the extra step to block him. Then, two years later, another agent who connected with me through LinkedIn as well began to do the same practice. In no way did I ever ask to opt-in to any of these invitations. That means I'm on another distribution list that I never agreed to. She is sending Evites--without any opt-out buttons. I had to contact ULR again, and another agent profusely apologized to me. I'm not into this spamming marketing practice because quite honestly, it cheapens a business and creates a desperate image. Do some of these agents like getting cold calls from random numbers themselves and pressured into something they don't need? I don't think any of us do! So it would imply that with common sense, you shouldn't do what you don't enjoy yourself, to people who aren't clearly requesting your service. The agent who helped me get myself removed from a distribution list (again) says that she doesn't practice those methods herself and aren't exemplary of ULR as a whole, but no one seems to be encouraging or reminding other agents to stop the SPAM method. I never experience this when I contact an agent through HAR. Bottom line: I get it, it works once on a blue moon, but if you're about branding yourself as a high quality agent, this spam stuff is not a lot of people's cup of tea. Try this instead, reach out to a potential client directly and ask if they're currently interested in renting/buying or would like to remain in touch in the future if neither are currently an option. Don't force me into your impersonal mass distribution list against my will. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

I didn't it advertise on Nino Properties. I made sure everything was in order before I left my home since I didn't get from church until 1:15 . While coming from church I didn't see any advertising for my open house. When I pull in my drive way , came in and waited until 2:00 , I text Darrell and found out that he had cancel the open house without letting me know or better yet making an revision of the cancellation on the media web sites. A few minutes after the open house was schedule some peoples came to see the house from the ad on Har.com, Since I was home they ask if they could see my home. It was embarrass that Darrell Anderson was so unprofessional . The potentials buyers frown at Nino Properties behavior. One of the families whom came out had left message for Darrell Anderson, and Darrell Anderson return their call while they were in my home, and they informed him that I the home owner will give them a tour. They could tell why I was upset and embarrass by Darrell Anderson. I inform the potentials buyers that Nino Properties doesn't do open houses well, it is clearly this was the case since Darrell Anderson didn't think of no one but himself, spending Sunday afternoon with his family and left me to do my own open house. These peoples are lazy they don't put in the preparation, or time in selling a home in this competitive market. I wouldn't never recommend them to anyone. The owner didn't turn in my resume to THE CEO OF Motiva, as this is one of the reason why I sign with her. Gloria Nino exact words it's not what you know it's who you know. She got attitude with me because she first assigned Monica Singular on my contract whom had just got certified in December. She couldn't even fill out the contract, Gloria assisted her to do that, so she could get paid, when inexperience issues starting showing up in Monica skills sets, Gloria thought I was suppose to tolerate her inexperience . Gloria sent me a text to informed me she was adding Darrell Anderson name on my yard sign, however the original contract has Monica Singular on it, which looks like something not right. I contacted the Texas Real Estate Commission and found out the broker for Nino Properties is Frank Monacelli whom is Gloria husband. He's the broker, but she sign the contract, her name is not listed with the Texas Real Estate Commission as the broker. I have not heard not one word from Gloria, she's just trying to ride the contract out and hope someone else do some real work. This has been an bad experience for me, and I wouldn't never recommend them, she will fool you. She never did provide me with her report reference the homes she sold last year, she had Monica Singular to tell the Marketing team is working on it.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
