Actually looking at the fine print on the brochure said that "negligence" and "preexisting conditions" were not covered. Wait, isn't lack of maintenance a form of negligence? Also what do they count as a "preexisting condition"? I called the company for information and had to be transferred to the claims department to be able to get further information. The purchasing agent had no clue, but was polite about it. Once in the claims department, I basically found out that there is almost no real definition between "negligence" and "lack of maintenance". Making it worse, apparently things like rust and the equipment being "old" count as preexisting conditions. Basically, anything that didn't happen suddenly can be denied as a pre-existing condition! Other companies don't leave loopholes for themselves like this... or at least aren't so brazen about them. I give HMS Four stars for working with me politely, but only a 1 for being so sneaky. I'll round it down to two.

I am a Realtor and used Cinch for a seller after the company was recommended to me by another Realtor. Unfortunately, what was supposed to make the home selling process easier has created delays, repeated phone calls, and an unbelievable amount of difficulty obtaining basic documentation. We waited nearly two weeks for an electrical service request. The first contractor assigned by Cinch never answered the phone or scheduled an appointment. After I finally reached Cinch, the request was reassigned and another electrical company came a week later and, allegedly, they repaired the panel. However, we received NO service report, technician notes, or documentation explaining what was diagnosed and repaired--only "completed" on the Cinch dashboard. This is a HOME SALE. Documentation matters. When I contacted Cinch, I was told the service records are internal and that I could essentially "write down" what the representative told me had been repaired. When we contacted the electrical company, they told us Cinch had to provide the report. We then experienced the same problem with a kitchen exhaust fan repair/replacement. A tech came, but again, no documentation. After approximately a week of calls, I still could not get a service report. A dashboard saying "completed" is not adequate documentation of repairs performed on a property. If Cinch offers warranty packages specifically for sellers, there should be a reliable process for documenting the work completed under those warranties. A seller should not have to chase Cinch and its contractors just to obtain records of repairs performed on their own property. I am still requesting documentation for BOTH service requests showing the diagnosis and work performed. Based on this experience, I cannot recommend Cinch Home Services/HMS Home Warranty to my sellers, buyers, or fellow Realtors.

She has a high level of integrity and is always striving to learn as much as she can about the new laws and practices for both real estate and property management. Not only did I work with Tiffany prior to switching careers, I used her to purchase our first home this month. This was not a large sale, in fact I would bet on the fact that it was one of the smallest ones (price wise) that she had dealt with all summer. However, even for such a small sale, Tiffany went above and beyond to help make this sale go through. I was 9 months pregnant and had difficulty making the inspections. Tiffany and her team stepped in to handle things when my husband and I physically couldn't. She checked on our property multiple times to keep up with the long list of inspection items that needed completed before settlement. I knew she was a good agent but this is the first time I had experienced her level of care and detail first hand. My husband and I will forever be grateful to her for making this sale go through during such a busy time in our lives.

Most home owners don't really invest in their property. When we moved in there was a jungle in the front yard. As it got more and more out of control Freedom decided to come out and get it cut out of there and put down grass. This made our lives incredibly easier. They re-did the roof while we lived there. The furnace died in a fireball (maintenance guy who was working on it let us know.) Anytime something went wrong they were there, being proactive always. Even now I think back on how nice everything was with them. My new home while it's amazing to own a house there's a LOT more responsibility to it. When I first moved in I had explained to the staff here that I wanted to get ready for owning my own home and they were super supportive. Whenever we did inspects I always got tips. They LOVE animals, and even made a special exemption for one of our babies that we rescued. I cannot thank them enough for all that they've done for my family and I. I just saw the deposit refund. I had incredible amounts of trouble moving, and even still the new house isn't set up well enough. 2 Days ago the sewer backed up into our basement... Carpeted... basement... @.@. The point is that they were INCREDIBLY generous with the deposit refund, they could have easily claimed a bunch more items for repair and yet they didn't. I couldn't have asked for someone better, and 10/10 would ABSOLUTELY rent from them again!

This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

    If I could give zero stars, I would. We had such a terrible,…read moredragged out experience with this team. They had beautiful photos taken of our home, but that was where it all ended. We unfortunately, stumbled across this group because they had a home listed that we were interested in. A few days later we found our dream home and wanted to act quickly. We did not do our due diligence in researching agents, as we had when we sold and purchased our previous homes. We signed on to buy our next home and sell our current home with them. After several weeks, and minimal showings, we quickly realized that we had been way overpriced and minimally marketed (in comparison with our new agent). They were asking for OUR suggestions on how we might market OUR home. There seemed to be very little urgency, knowing the time crunch that we were under with closing on our new home. We missed out on what was a busy month (May) and June and got hung up for almost a full week while they demanded we pay them to exit our agreement, although we had perfectly good cause to terminate early. Dealing with them, their brokers, their lawyer, the whole team was all in all an incredibly unprofessional and traumatic experience for our entire family. We felt a HUGE sense of relief to be done. It's only now, over a month later that I can really wrap my head around the whole ordeal. Although we have not yet sold our home, we have constant showings and great, positive communication with our new agent, and the utmost confidence that he will get it sold. Biggest recommendation? Do your homework, interview a few agents with amazing track records. You'll have a food rapport with the person you decide to work with. We didn't find that here. Good luck!
