I love the exchange building. I'm staying here with my family (4, 2 kids 2 adults) in a furnished 2 bed one bath. Upon arrival everything was clean, and livable. We had dishes and things of that nature. And a BEAUTIFUL view. We have plans to stay through June 1st. Then I am going to apply through the exchange building . Com and necome a resident. so first... the beding is differnt then the picture. and space is clutterd. and has verious lamps that don't work. also the celing lamp doesn't work. there is also stains on the wall and the counter all of the dishes were dirty for my liking. my room was on the 15th floor and is an air bnb oh and the "granite" counter tops are simply a plastic a stick on covery. the floors are huridous big gaps in between the tiles in some places on the floor. the chairs have literl holes in them. as for the windows there's one window with gross blinds and the rest of the windows don't have blinds. the plants are fake. the curtons are random. and i feel like this air bnb that went to far.the couches don't fit. the lamps are also crazy random. and there are pillows in the closet that are dirty. and there's no extra blankets or anything. there is also a trashcan in the closet. the TV is like the size of my laptop screen.oh the fridge is hard to open the spoons afe small and weird looking. there's even one thats trying to be fancy but it isn't "fancy".the door has a huge gap between the floor/ground it's like it doesn't like the ground and it doesn't fit the rest of the room. oh can't even forget the small table. and the couch that is suppose to be a bed but feels like cardboard on one side and its supper small too. and the single wall that has wallpaper with tocans and tropicl wallpaper vibes. but cannot forget the random ass chairs that have curves and a hole in the seat.i will never come back here again unless there's a better room. We booked a room for one night using AirBnB as a stop over on our way to Nashville. We liked the description of the place, the pictures were good, the reviews on AirBnB were decent and the location was perfect being located a few blocks from Beale St. For $92 a night (fees and taxes included) we had pretty low expectations. We needed to set them lower. First off, there is no parking or place to unload for this building. After driving around the block a few times looking for a place to drop me off with the bags, we broke down and parked at the garage a block down Second Street. The cost was $10 per day. But there are no in and out privileges, the garage closes the gates at 10 pm for the night and there is a $5 charge if you don't check out before 8 am the next day. Another odd thing about this garage was that was saw several cars covered in dust with tags that expired more than a year ago. The lobby was nicely decorated and was clean. It was definitely old school, but comfortable. It also smelled of fresh brewed coffee and I like coffee. The check in experience was pleasant. Both the woman working the check in and the coceigre were friendly and helpful. Unfortunately, that is where the positives end. Our room was on the 12th floor. The elevator need some TLC, which was evident by the worn plywood floor and dented walls. As soon as the doors to the elevator opened, we were hit by a wave of hot musty air. Not a good sign, but we were told our room had AC so we weren't worried. Unfortunately, when we entered our room we found two small AC units running full blast and the temperature was 79 degrees. Both units were set at 66 and they should have been able to cool the 510 sq ft. We cleaned the air filters (they were very dirty) hoping this would help. The room itself was definitely well loved. We found holes in the walls, cigarette burns on the sink and old appliances in the kitchen. The bed was comfortable, but it was a double. Not really large enough for two adults. The TV was not connected to cable or dish and we did not have wifi in the unit. Another odd thing was that the shower curtain was hung really low. I'm only 5'6" and my head was almost even with the bar the curtain hung from. We also ran out of hot water after only two showers. Unfortunately, our efforts to improve the AC cooling did not work. The room never got below 74 with an outside temperature of 72 at night. We found a box fan in the closet, which did help make the room a bit more comfortable. If you're looking for a cheap room near Beale and don't mind sweating a bit in a place that has the feel of a college dorm room, this maybe a place you'll want to stay. For us, we'll pay a few extra bucks for one of the hotel chains in the area. read more

Definitely Deceptive. This should not be listed as a hotel because it is not environmentally hospitable. Do NOT stay here--you will get cooked in this place because of lack of air conditioning in the "room" The lobby is beautifully decorated and very cool and refreshing upon stepping into the building. The reception desk is staffed with a pleasant woman who greets us with kindness and excellent hospitality. She reminds us that the room has air conditioning and reminds us that this is a "no-smoking room." Next we take the elevator car that resembles the Disney hotel Tower of Terror ride... and then the door opens to the fourth floor... the atmosphere resembles a sauna and smells of different kinds of smoke... we get to our room and enter a short maze of a hall with two side closets into a small kitchen and find the restroom at the turn of the hall branching to one bedroom, sitting area, and second bedroom. The entire place presents with a rustic charm- not perfect but understanding that it is an old building with the idea of hosting Memphis visitors for a stay away from home. The kitchen is rough and doesn't have a complete set of silverware, the microwave is clean but has evidence of sparking, the oven door handle looks unreliable, as does the dishwasher (not that we would use any of the appliances or place settings). We only used the refrigerator for our drinks. Well the bathroom is as bad as the hallway. There is no drain cover for the bathtub and there is evidence of cigarette burns on the bathtub as well. The air vent doesn't pull the air out it just convects you as you shower, intact if you take a cold shower, you will be sweating because there is NO air conditioning in the bathroom! We adjust the thermostat in the room from 77-degrees to 70 and go to dinner. Upon our return the AC unit is reading 78-degrees. The entire suite is hotter at 1am the AC unit shows that it is 81-degrees and no windows could be opened (mind you the weather channel reports that it is 76-degrees outside) in turn only means that it is even hotter in the two bedrooms, as the separate rooms do not have AIR CONDITIONING. How can one little "A/C" unit be expected to cool a 770 sqft space!? Each room should have the same sized "A/C" unit installed. It finally bottomed out at 77 at 6:30am. This is a place that would be bearable if the outdoor temperature doesn't exceed 75-degrees. Bottom line. DO NOT STAY HERE. read more

When we first got here everything smelt awful and the lobby had no ac and was only a couple huge fans the elevators had bullet holes in them and the doors were creaked open all the time so from the outside you could almost see into the elevator the floor of it was also slanted outward and the elevator doors would creak open then shut back then open once we got to our room the 6th floor then out of no where hot unsettling air straight to your face once we go to our room though it was a ok smelling place with stains and rips everywhere we just got some disinfectant and sprayed it on everything once I slept in my room for a day I started to get used to it with a good view at night and a nice view in the morning only problem is the elevators if you ever get stuck in one with out the lack of ac you'll be dead within an hour read more

Please do yourself a favor and do not book your Memphis stay with Bluff City Stays. During this time of COVID Epidemic and even if were not, my wife and I believe that cleanliness is paramount and that is what we expected when booking this room through AirBNB. Upon arriving, the room was absolutely unsanitary. From sticky floors and surfaces, to unswept floors, furniture filled with stains, crumbs, and ashes. There was also splatter and stains against almost all cabinets, as well as stains and splatter in the bathtub. For the safety of my wife and my own health, we didn't even stay an hour in this space. We immediately notified Bluff City Stays about how we were highly unsatisfied with the room, and how we felt beyond cheated comparing pictures and description of the space online to what it actually was like in person. Our less than one hour stay on August 13th of 2020 was to document the uncleanliness of the room with detailed pictures and video. Since then, Bluff City Stays has done nothing to right this wrong and has constantly gave us the run around. If you would spend $350 on a 3 night stay at a place with a headline that read "Penthouse Apartment", and find out the space is more equivalent to a $10 rat and roach infested hostel, you would enjoy Bluff City Stays rentals. Also, don't forget you'd still have to spend another $300-$500 for a sanitary place to stay on your vacation and spend most of your vacation time plus weeks to months after messaging Bluff City Stays to hopefully correct their wrongdoings (which still has not happened). If you see their name associated with anything you are trying to book, please close whatever site you are on and book a hotel instead. Stay away... Far far away... This is not a 4* hotel as it was sold to me on Hotwire. It's more like renting a college apartment for a night. No amenities at all! None. Small A/C to cool an entire apartment style living arrangement is not acceptable. The exchange building is a cheap place to stay. When I moved in the unit was in mediocre shape at best. It was very dusty, windows were painted shut, some spiders here and there, lots of scuff marks on the walls and other minor damages. On the floor I stayed on the halls were torn up like they were still in the process of being built. Only one elevator worked. It wasn't in great shape, that was about May 2014. All of that said the price was fair for the condition of the building, it was very liveable and a convenient location. I stayed until November 2014. In that time I saw great improvements to the building itself. The lobby was renovated, the elevators fixed and hallways mostly repaired. So if the stay was overall nice, and the condition was fair for the price why two stars? When I moved out I emailed them and called them a lot in an attempt to get my deposit back. For the longest time they just ignored my emails and calls. About 2 months after I moved out (legally this is required in 30 days), I was informed that my deposit was used as a cleaning fee. This seemed like just a lazy way of saying we never planned on returning your deposit and thought you would forget about it. Because of this I would never stay there again and can not recommend the place to anyone else. read more

I would definitely stay here again (I booked as a hotel, not apartment). I was passing through Memphis on a road trip and decided to spend one night. Booked a room here and was very happy with the place. Even though I only needed one bedroom the place is all suites. I had two nice clean bedrooms with big windows and plenty of natural light. A living room, kitchen, and bathroom are all there as well. The kitchen had everything you would expect, a stove, microwave, refrigerator, sink, plates, bowls, silverware, cookware, even a dishwasher. It was more like an apartment than a hotel room which had the pleasant effect of making me feel like I was at home instead of at a hotel. The suite was on the 14th floor which gave views of the Mississippi River from both bedrooms. The bed was comfortable, pillows were comfortable, and the style was pleasant and bright. There was a thermostat in the room that allowed me to control the temperature and since it was winter I did turn up the heat and it worked nicely. The staff was nice at check-in and check-out and when I called down one evening for a shower cap for my wife which they provided for free. The location is great, pretty much in the center of downtown Memphis. Bars, cafes, and restaurants, including Beale Street, are all within walking distance. The only drawback was that the building doesn't have its own parking facility. However, I had no problem finding street parking that is free on evenings and weekends and if needed there was a garage one block away. I also checked the tv in the room and was unable to get any channels to work although this didn't bother me since I wasn't planning on watching anyways since I was too busy exploring Memphis. read more

This building confuses me. Whomever described it as being straight out of "The Jeffersons" hit it on the mark. It has so much potential, but is in some need of someone that's willing to refurbish it without losing the charm it possesses. The lobby & entry way is gorgeous. The desk attendant was super friendly & helpful, so it had that going for it. But once you step off the elevator on your floor it's like you hit a time warp or something. I was only passing through for the night. Booked extremely last minute as I was sitting at dinner right down the street and was on the road before the sun really came up. So while the accommodations were not up to the usual standards of where I stay - I made do and lived with it. I did find sleeping on the couch near the AC unit to be my bed of choice as the bedroom was too warm for me. Would I book here again? Maybe. Some seem to have had a really good experience with the 'hotel' and I'd be willing to give it another whirl. read more

Another half off Expedia deal led us to the Exchange "Suites". I think had I not been misled on what to expect I wouldn't have been so disappointed but Expedia HIGHLY oversold the place. I don't know where the pictures advertised came from but they were most certainly not an accurate representation of the actual accommodations. Our room was, quite honestly, reminiscent of my old (OLD) college dorm building. No hotel feeling at all. The mattress, blankets, pillows, and bath towel are also not those you would expect from a hotel either. The mattress we slept on was literally the most uncomfortable I've ever been on...the box spring really gave under my husband so I was sleeping on an incline all night and could feel the springs underneath me. Needless to say at 8 months pregnant I woke up (multiple times) with some serious back and hip pain. The staff is very kind but the hotel is just..not a hotel. Feels more like a dorm or a hostel. Not unlivable, but if you're going to pay money for a hotel, I'd recommend going with an actual hotel. read more

Great new up and coming hotel with European feel in historical Exchange building! We stayed here for a night so we wouldn't drive home after partying in downtown. Not your typical hotel, felt very European with ton of space, we had 1 bedroom apartment with updated details, great Contemporary lobby, housekeeping brought us toiletries in less than 2 min. Love the non white linens and bedding. Great view of downtown memphis from 12th floor. Definitely will be back. Very good value!!!!! read more

This hotel is very unique. From the outside it looks a cross between the Ghostbusters hotel and the Tower of Terror ride. Inside it's a classy marble floored lobby. Rooms are okay. Ok,...well most of the reviews were right on point!.... Exchange Building reminds me of the Jeffersons tv show from back in the days and Gotham City.. I came here on a business trip and just wanted a hotel downtown close to everything but not too expensive. The inside decor has an old yet tasteful setup so your really not sure what you've gotten into and not sure how to feel ...yet not scary or run down just different. My room/apt was pretty cool! It came with a full kitchen, 2 bedrooms (paid $186 for 2 nights!) nice size bathroom, living room with a sofa, 2 chairs, end tables and coffee table. More then enough space for me! The hallway to get to the rooms has a musty smell to it, as if the floors have been treated too many times and had some wear n tear. The view from my room was nice, i could see Beale Street which was only a couple blocks away. Across the street from my hotel was the parking garage and it cost 8$ per day so not bad at all. Adjacent was the club Paula & Raiford's Disco. I didn't get a chance to check it out but believe me it is on the priority list for my next visit! All in all great location, 10 min walk to Beale street depending on where your headed, Blue Plate Cafe is next door and offer a pretty darn good breakfast for a great price! friendly staff, clean establishment, soooo i will be staying here again! Im a fan! Suggest getting room on the highest floors available, corner rooms are nicer and seem bigger. read more

My wife and I stay at the Exchange Building Apartments regularly when we are in town for work. The staff is always friendly, the views are phenomenal and the space is always comfy. The location can't be beat as it is just a couple minutes walk to AutoZone Ballpark, Beale Street and several great restaurants! The only downside is there are no kitchen amenities provided and parking, although close, will cost you ~$12-$25 daily. read more

I got what I paid for. $166/night on a Friday night during spring break is a good deal. We got a two bedroom with one bathroom unit on the 14th floor. It has a kitchen and living room. The good: WIFI seems to be dedicated to this unit so signal is strong and internet speed fast. Its walking distance to beale st, fed ex and baseball field. Convinience stores also walking distance. It's somewhat clean and livable. The bad: No place to leave your car while you checkin. No parking for the building but there are two parking garages to the left or right of the building. I only had a handcarry with me so no big deal. The bed is small and pillow so old and used. usually hotels double or triple cover the bed and pillows but this one only had one piece. read more

I am being generous with the second star only because the doorman and gentleman at front desk were so helpful assisting my family in locating services in the area. Hotel room we stayed in had amazing views of the river and bridge and location of building was ideal. Now to the unfortunate stuff... Condition of our room and beds was sub par and I seriously considered leaving immediately and trying to get in the Holiday Inn two blocks away. Pillows are flat and lumpy carpet totally disgusting and I will not use shower in morning. Old coffee had been left in maker by previous tenant rendering it useless to my parents who are avid morning coffee drinkers. This unit needs a full blown remodel and even though for a group of six it was cheap to stay here it was not worth the large compromise we had to make of comfort and cleanliness. We planned on staying a second night originally and that will not be happening, this hotel has soooo much potential , maybe in a few years? read more

I booked this room while traveling to Maryland from Oklahoma for work relocation. My wife and two children were with me as well. There were a handful of major concerns with the room that we discovered throughout the duration of our stay. The issues are listed below: 1: The floors were extremely dirty and my baby's hands and knees/onesies he wore were black from crawling around on the floor; they clearly had not been cleaned (leads me to believe that nothing else was cleaned either). The manager, who was extremely confrontational with me, looked in their computer system and did inform me that the room had not been cleaned prior to our arrival. He pretended to care about this. 2: The site said the room would have a king bed. This room had a queen 3: I killed a few cockroaches crawling in the bathroom 4: There was a piece of pizza in the microwave that we discovered the morning of our checkout day. No telling how long it had been in there. 5: We requested non-smoking room, but our floor always smelled of either cigarettes or weed We had decided to tolerate the nastiness of this hell hole, but after we found the rotting pizza the day of our check out, we asked for a refund. After several days of me pestering the manager, he so generously offered me a $20 refund (we paid $250). After bickering back and forth about how unreasonable this was, and us talking in circles while I tried to point out how many health codes were likely violated, he settled with refunding me a whopping $68. Don't stay here unless you want some kind of infection!! read more

We booked these apartments through airbnb and we're not impressed at all. First problem, they double booked our room. We made a reservation for two nights and the week of our trip they contacted us to tell us they could only accommodate us for one night. Second, don't be fooled by the pictures, this building is old and run down and needs a lot of help. Third, we didn't have hot water in our shower. They sent maintenance to check on it but he didn't show up until 11a.m and check out is at noon so we were rushed to get it and not provided with a late check out or any compensation for their mistakes on our booking. Lastly, they told us they were completely booked up for the second night of our stay but we found several sites claiming they had more rooms left. Just all around bad business!!! read more

Very charming and alluring lobby but horrible rooms. Walked into a very dirty apartment (after passing through the very smelly hallway) and was disappointed to find such an underwhelming atmosphere. Dust and dirt in every corner, a dated futon as the couch, stained couch pillows, and remnants from some sort of party remaining on the ceiling (i.e. Old tape and partial streamers all across the living room ceiling). The bedrooms had extremely loose sheets and appeared very dirty with pieces of hair spread throughout - I even came across ashes and proof of in-room smoking on my bedside table - not to forget the lumpy, old mattress that was only a full size when the other room (it was a double apartment) was a queen. OMG this place SUCKS, and it's in the middle of crackville! I booked this place on Expedia, where once again they have these great pictures, but when you get there it looks noting like what you saw on the net. This place smelled bad, I was afraid to even get out of my car! Well, I had to at least look at the room to see what I was going to stay in, when we got to my floor the girl boasted about the tile on the floor being original from the early 1900's, I asked her if the smell of death was from that era as well. It took her literally 3 minutes to get into the room, she kept giggling the key, and nothing.......finally she got in and it was hot and muggy. The bed felt like it was full of hay and I told her that there was absolutely NO WAY that I was going to allow my family to stay in this crack den! I tried to leave a review on Expedia, but they refused to put it up, I guess they only want to have positive ones on there because they don't want to offend their client, what a joke! DON'T believe the pictures on the net, you would be safer sleeping on the street somewhere downtown, if you stay here you will end up murdered in your sleep! read more

Pictures are extremely misleading. I was so excited to stay here for my business stay - decent price, kitchen, perfect location, parking garage around the corner. Thought I hit the jackpot! But I'm never going back. I stayed on the 4th floor - 2 bedroom. When I was headed to my room, the main lobby was well decorated, good smells lingering, very helpful and friendly staff, good vibes! Upon getting off the elevator it was a total diff tune. Hallway smelled of curry and weed. Floors were gross. Getting to my room - reminded me of my first apartment at 19 years old. Old, outdated, musty smell (I literally went out to buy candles to help the smell). The building is really old and the Windows don't open, allowing no air flow and stench to linger. The kitchen had silverware and a couple pans but no utensils to cook. Didn't matter - the stovetop didn't work. The tv wasn't set up and the bathroom was just old. The furniture was stained - I ended up buying a throw blanket to put on the couch so I felt comfortable to sit on it. This isn't your typical hotel stay - don't expect housekeeping or any amenities. I had to call down for new towels for my my 6 day stay. I didn't know this upfront so I was off put. If the room wasn't pre-paid for by my company and it being 11:30 at night, I would have left. It was just uncomfortable, dingy and not the feel the pictures give. 2 stars because the staff was friendly. The location is perfect. And if you can embrace the old building feel, totally worth it. Good for quick trips where you're barely in the room. A week stay for business (or someone who frequently travels) isn't going to be appealing. The reality is there are plenty other places to stay in the area for the same fee, or less. Everything seemed dirty, the bathroom was nasty and had one roll of 3/4 used toilet paper and no back ups. The bed area was dirty. The AC and heat are portable units and don't work well. I didn't even want to sit down bc it looked like a bed bug haven... They charged me early and included a cleaning fee, idk what they are doing with peoples fees but it sure isn't cleaning read more

Don't let the photos fool you like they did me. First of all, we got there and there is NO WHERE to park. All the street spots were taken and the Parking deck adjacent to the building was full and closed. We were told it was our fault because we arrived too late. We waited outside and finally found a spot on the street outside the building, this is all at 11pm. There were dead rats on the street. On our way to the room the hallways reeked of Weed and our room had scuffs and black marks on the walls. We tried to get a refund and leave but no one would help us. When we left the next morning, a nice homeless man informed us that he watched us (my mom and I) walk into the hotel and new we were alone so he watched our car for us all night so that no one "bothered it". Just a few things to keep in mind if you are thinking about staying here. I would stay on the outskirts of Memphis if you are thinking about coming, or spend the extra money and stay at the Westin. We were in for a scooter rally which meant riding for long periods in 100% weather and needed to cool down when we got back. We left the ac on and when we got back it was 92 degrees in the room. Always great staying at The Exchange. Front desk extremely flexible. Prices are feasible. Feels right at home with the wonderful view of downtown. Close proximity to the nightlife, if you want to walk or uber. The elevators are sort of small and stuffy, but it does the job. People that live in the building are very friendly. Super close to Rendezvous BBQ (a must go!). Will stay again on my next visit. read more

This building, listed on the National Register of Historic Places, has some of the best deals, views, and characters in the downtown Memphis core. Downtown Memphis is going through somewhat of a gentrification, and a stay at the exchange building whether it's long or short term, allows you to meet some folks who have lived in downtown Memphis throughout the last few decades.The stories one is likely to hear range from famous People Visiting Court, Square, the rich history of the building itself, and other neat tidbits about the city. A great location for short-term internship and corporate housing status as well. A number of units are well appointed and furnished. Did units facing west over the Mississippi offer some of the best use of the river in the entire city. The building management can arrange for long-term leases and short-term stays at very reasonable rates, and offers very friendly service. It's one of the few places in downtown Memphis that accommodates pets as well, which is a huge plus. read more
