    This is in reference concerning the delayed return of our security deposit in the amount of $1136…read morefrom Highland Pines RV Park, a property managed by Oakwood Properties, Dallas TX. We were residents at Highland Pined RV Park from approximately August 1, 2020 through March 25, 2025, and consistently upheld our lease obligations throughout our entire tenancy. Despite multiple good faith attempts to resolve the matter directly with on-site management, our deposit was not returned within the timeframe required by Florida Statute §83.49, which mandates a refund within 15 days of lease termination or certified notice of claim within 30 days. Neither requirement was met. Over the course of our five-year residency, Highland Pines RV Park also failed to disclose where the deposit was held or whether it was placed in an interest-bearing account--both points of disclosure required under Florida law. These repeated oversights fall short of the standard of transparency tenants are entitled to. It needs to be noted here that on February 13, 2024, a two-page "Security Deposit Agreement" addendum to the lease was signed. The document outlined refund procedures and potential deductions, including a 30-day timeline for return following move-out. However, it did not disclose the location of the security deposit or whether it was held in an interest-bearing account, as required by Florida Statute §83.49(2). This was the only time in five years of tenancy that a written agreement regarding the deposit was included, and the addendum was subsequently omitted from the next lease contract dated and signed on July 19, 2024. The refund check, dated June 30, 2025, was received via USPS First Class Mail on July 5, 2025--over 90 days from our move-out date. Our correspondence with management documented every effort to resolve this matter amicably. In addition, on July 15, 2025, I sent emails to the following: Oakwood Properties and the owner of Oakwood Properties Steve Baxter addressing our concerns and as of August 7, 2025, I received no response to this.

After following ALL instructions set forth by management, including giving 30 days written notice (I actually gave them 60 days notice) they have refused to return my deposit with no explanation. Carol, the on-site manager, has stated that she is helping me and has submitted all information to corporate but is getting no responses. I moved out September 4th, 2024. It has now been 25 weeks of getting nowhere with this company. You would think $292 wouldn't be a big deal to a company this size, but apparently it is. I would recommend anyone stay away from their communities, as they will happily squeeze you for every nickel, but will not give you a penny back, even when it is YOUR money. I will be filing formal complaints with the BBB and Attorney General as well as exploring legal options.
