I split my time between San Diego and our apartment at Evora, and I have to say that every time I return to Vegas it feels like I'm checking into a luxury spa. The pools, gym, beautiful landscaping, and large grass areas are always so welcoming. Our little dog loves walking around the grounds and playing with the other pups at the dog park. And Basilica, the Italian restaurant is fabulous. We go to happy hour there at least once a week, and watch sports at the Taps & Barrels (amazing beer selection!) next door. I'm not gonna lie ... when the place was first built there were some bumps along the way, but they fixed them quickly and the maintenance crew is extremely responsive whenever we call. Now that the place is totally online, that seems like a distant memory. Our apartment is so spacious and the views out to the pool and downtown Vegas are stunning. I recently toured Evora with my partner, and unfortunately our experience was very disappointing. We brought both of our dogs with us--one is an 8-week-old puppy and the other is an ESA dog who is calm, friendly, and well-trained. Before beginning our self-guided tour, we confirmed with the front office that our dogs were allowed to accompany us. The leasing associate welcomed us, provided the fob, and even offered treats to our dogs, commenting on how well-behaved they were. During the tour, however, we were approached by a resident who repeatedly confronted us about having our dogs with us, even after we explained that we had permission from the leasing office. We continued our tour, but later near the pool area, the same resident approached us again. At that moment, my dog was simply sitting on the concrete with one paw touching the grass while we figured out the direction of our next stop. Despite this, the resident continued to make comments and then took a photo of us without our permission before walking away. This encounter made us feel extremely uncomfortable and unwelcome. Our dogs were calm, leashed, and fully under control the entire time, and the leasing office had explicitly allowed them to be with us during the tour. Because of how uncomfortable this resident made us feel, we ended our tour early and returned the fob. It was upsetting that a tour we were genuinely excited about was overshadowed by this interaction. While we appreciated the kindness of the leasing staff, the experience with this resident left a very negative impression. I hope management takes note, as no prospective resident should be made to feel this way--especially while following all the guidelines given by the leasing office. read more

First off, we had multiple issues when moving in. The refrigerator did not work, had to be replaced. The day after we moved in, started the washer & it flooded our entire unit. The very next day we started our dishwasher & again, it flooded our unit. Maintenance said both times that they had never completed the hookups. Was a total disaster, trying to get things in place & moving is stressful enough, but add these situations, was awful. They had elevators broken down for 2 months, had to use steps up & down 4 floors for 2 months. Evora definitely does not stay on top of things. The things we mentioned here are the main issues, but have to say there has been so many other problems. You contact the manager/office & no one will respond. This is classified as a luxury apartment living, it should not be! The rent is extremely high, definitely not worth the money. read more

After renting a house for the longest time, my husband wanted a change. My husband did some research and found a list of apartments that may suit our needs and Evora was on the top of that list. We toured them, loved what they had to offer, and signed a lease. At the time, we moved into the newest building and there were a good amount of issues that we came across. The leasing office assured me that everything would be CLEAN prior to us moving in and unfortunately, that was a lie. The floors were dirty the day of our move in so I ended up getting on my hands and knees to scrub the floors. Our smart lock was having issues as well and no matter how many times the leasing office reset our accounts, it still didn't fix the problem. The only thing they offered us was, "You'll have to contact Brivo to get that fixed." So we had to contact the company ourselves and it turns out that it needed an update. Each unit was built with built in ethernet cables that connect to the router (cables in the walls), instead of using WiFi, you can be plugged in (one ethernet plug in each room) except it was never finished. So you are stuck with WiFi unless you get someone from Quantum to come and finish the process. Our front door did not close properly and we had to get maintenance to fix it during on the day we moved in. The front door wasn't sealed correctly, the hot water boiler/tank kept tripping, the shower door wouldn't open, and the shower pan had issues. All of these were fixed eventually but it was really annoying. Some of the flooring wasn't put in very well, there's glue residue in many areas that won't come off, our barn door was dented, and certain things are misaligned or just wasn't put in very well. Additionally, when we moved in, the building across from us was still under construction so there was a lot of noise and a lot of DUST. We got credit every month until OUR building was completely finished but we did not get credit for the months of NOISE we had to endure from the building across from us. We also had an issue with our ADDRESS. The address that was given us to use was slightly different than the address in USPS' system. On top of that, the mail couriers get extremely confused with our mail room so I've had my drivers license and car registration get lost. Both times I had to pay money to get a duplicate of. BUT, this is no longer a problem now and going forward, it should not be an issue for anyone else (maybe). From all of this, it seems like construction was rushed, there was no real quality control for the units being rented out, and lack of knowledge on certain topics. However, once we got past all of those issues/mishaps, we really enjoy living at Evora. There are four pools, two Jacuzzi's, plenty of grills, plenty of seating across the property, and super dog friendly. The gym is very spacious and is equipped with a steam room and a sauna -- the only downside is that we have to go all the way to the retail plaza to access the gym. OH! They have pickleball courts too! It's always great when I can invite friends over to play. They hold resident events several times a month and they are always fantastic. During the summer, they hold pool parties now and then with catering from Basilico, drinks, and music from a DJ. During these events, we get to mingle and get to know our neighbors. These resident events are honestly one of my favorite things about living at Evora. Evora does try to keep the property clean -- I see someone cleaning almost every morning. Even though everyone is supposed to pick up their dog's poop, it doesn't always happen. When you have a dog, you are supposed to register their DNA in a system of sorts. If you do not pick up after your dog, Evora has a right to fine you for not doing so. Either people haven't been getting fined (cause I still see dog poop more often now than when we first moved in) or people are not transparent that they have a dog living in their unit. I love the landscaping of Evora -- there is so much walking area and they just recently finished the large turf area in the middle of the property. My one gripe about this is that most paths are dirt paths and unfortunately, I track in a lot of tiny pebbles and dirt into my unit if I am not careful. I love that if you do not have a guest code, you cannot enter the building. While there is a gate for car access, it's very easy to tail someone in despite the secondary gate they have. Sometimes when I'm leaving, a car would just enter through the exit gates after I leave. There's security cameras throughout the building so I do feel relatively safe. Evora does have security but they never answer their phone so they probably don't exist. I love how Evora is a non-smoking property. It sounds great on paper but it is not enforced so you'll still smell cigarettes and weed FYI. Overall, pros and cons but we do enjoy living at Evora. read more

Evora is the most beautiful community I've ever lived in and I have toured so many in Las Vegas. From the moment I step onto the property I feel like I am on vacation. Matt, the event coordinator, brings the community to life with poolside DJ parties, wine mixers, candle making classes, painting classes, paint and sip, and special events at the restaurants where they even give us free food. Every event is perfectly organized and fun, and it's easy to make friends! Samara, the manager, is always visible, approachable, and professional. She ensures everything runs smoothly, and Jonathan, the head of maintenance and his team, handle all my requests quickly, efficiently, and with care. I have never had a single maintenance issue left unresolved, and they make the entire experience seamless. The amenities are unbelievable and never feel crowded. There are four pools, two podcast rooms, a gym that is top notch, jacuzzis, an infrared sauna, a steam room, golf, and pickleball and this AMAZING massage chair in the clubhouse. It's very quiet here. Everything is designed for luxury, comfort, and wellness. My apartment is amazing, with so much space and light, and every day I wake up feeling grateful and at peace. The restaurants on property are fantastic. Basilico, Taps and Barrels, Rumi Room, and Tachi all have welcoming managers and staff who make residents feel special every time we visit. I love the sense of community and how everything is curated so thoughtfully. I feel isolated from the outside world in the best way, immersed in a luxury lifestyle with events, wellness, amazing neighbors, and incredible amenities. Evora is not just a place to live, it is a lifestyle, a retreat, and the most beautiful home I've ever had. Every day I thank God. Period. read more

I just moved in on the 15th, and I'm already loving it! All of the staff are so friendly!! Michael made the leasing process easy, and Tiffany was amazing on move-in day. The apartment is modern, clean, and very quiet, which I really appreciate. At my previous apartment I could hear everything my neighbors did, but here it's peaceful and calm. Remember - this is the 3rd set of office folks in just 8 months...the high turnover also tells me something. But even with that, it was a tough decision--and that's largely because of Damian! Damian's customer service is top-tier. He's knowledgeable, personable, and never pushy. Unfortunately, I was never able to move into Evora despite being fully prepared and qualified, because of what felt like an unreasonable and inconsistent application process. I was relocating from San Diego for a new job in Las Vegas and had spent weeks researching apartments before deciding on Evora. I loved the property and submitted all required information quickly to avoid delays. However, the leasing team refused to accept any standard proof of income. I provided: My official job offer letter, which clearly stated my position and salary. My most recent W2 from my current role, showing my established income. Both were rejected. I was told they would only accept a pay stub from the new job -- something I obviously could not provide until I had already moved and started working. As an alternative, they suggested I could qualify by showing $92,000 in liquid savings, which is an unrealistic expectation for most renters. When I offered a co-signer (my father), they said he would have to appear in person in Las Vegas to verify his identity, even though he lives in Ohio. I suggested notarized documents, which are standard in legal and financial transactions, but at that point communication stopped altogether. My requests to escalate to the property manager or regional manager were ignored, and even Cushman & Wakefield (the company initially listed as management) confirmed they no longer oversee the property. Relocating for work is already stressful, and this experience made it far more difficult. Despite being more than capable of paying rent, I was repeatedly blocked from moving forward by arbitrary requirements and lack of communication. My experience with Evora was extremely disappointing, especially given how much I had wanted to live there. read more

Living at Evora Apartments has been a nightmare from day one. For a place that brands itself as a luxury community, the service and management are shockingly unprofessional and unhelpful. Right after moving in, I had no Wi-Fi for an entire month only to find out it was because Evora had unplugged the line in their own electrical room. When I called the front office to ask for help, I was told, "Sorry, I don't work for Quantum." No accountability, no solution, no urgency. Quantum, the internet provider they work with, takes 2+ days just to send a technician, and I had to have them come out three separate times with no lasting solution. I eventually gave up and brought in a private company to get Wi-Fi set up myself. The call box at the entrance doesn't work, so guests can't get in. The EV chargers are limited to two hours and are located in front of the retail spaces, nowhere near the resident parking area so you'll be walking across the dirt paved complex for a weak charge. Two of my packages have been stolen and the staff has done absolutely nothing about it, no follow-up, no support, no concern. Just complete disregard for resident experience and security. Management is unresponsive, unhelpful, and constantly deflects responsibility. For the price you pay here, this place is anything but luxury. It's been a nonstop headache and I wouldn't recommend it to anyone. read more

Edit 3: it took them almost three weeks to fix my door and lock. Nothing was compensated - we literally could not eat at home or have our dog walker over the entire time. And now the curtain broke - the entire thing fell apart and almost hit me. Legit the worst apartment experience I've had and we have moved around a lot. You have been warned. Edit 2: So many ongoing problems at this property. And management is not very responsive or helpful. Currently, my fridge goes on and off by itself and it's been three days since I put in the work order. The smart lock has been having on and off issues since I moved in and still has not been resolved. I often cannot access my door, my thermostat, or the building. When I bring this up to them, they're response is just for ME to call the smart home app (who wasn't able to help either). This is the most overpriced and worst managed apartment I've been in. Edit: it took them a while, but the apartment was able to fix the issues after a few months. Windows were resealed and the water pressure fixed. Instant increase in quality of life. :) Original post: I really wanted to like this apartment. It's pretty, modern, has lots of amenities. The amenities are good, but the apartment itself is not. Water pressure is terrible, one of the worst in all the apartments I've been to. I tried to fill up a bath tub too and ran out of hot water halfway. The windows are super thin or not sealed properly so I can hear every single thing outside - people talking, rolling a luggage. - despite being on a higher floor. The cooktop is induction so I had to buy new pots and pans, and it makes a high pitched noise when I cook. Fire alarms go off quite often. I've notified the apartment about my concerns a month ago, and the situation has not improved. I emailed them a couple times last week to follow up but no response from the apartment. It's an expensive apartment for today's Las Vegas market, so I expected this place to wow me. Instead, I can't sleep, cook, or shower comfortably. read more

Evora in Las Vegas is a nightmare to live in!!! The complex is an active construction zone and won't be finished for years, with constant NOISE and DISRUPTION. Security is a joke -- the back gate is never closed, the cameras seem to be fake, and the so-called 24/7 security guard spends more time sleeping in his car than actually doing his job. Worse, residents are hassled instead of protected. Basically, it feels like living in a strip mall, complete with terrible cover bands on the weekends that ruin any sense of peace. There are ROACHES everywhere. Randomly, really tacky R&B music blares throughout the complex, making it feel more like an outdated casino than a home. The amenities are often closed or unusable, and the lack of shade makes most of the outdoor spaces unbearable in the Las Vegas heat. The grounds are poorly maintained, with DOG WASTE everywhere (they pretend they do some dog poop DNA testing), and it's clear management doesn't prioritize cleanliness or resident satisfaction. Adding to the frustration, the management is entirely UNTRUSTWORTHY. They make promises they never keep and flat-out LIE to residents. When you go to sign your lease -- before you realize what a nightmare it is, they will offer you a few hundred dollars off as a "concession" -- for which you sign a document which is to gag you from writing honest reviews on social media. That's the only reason there aren't more reviews like this. To top it all off, there are much better apartments in the area for the same or less money that are already built and well maintained. Save yourself the stress and look elsewhere -- Evora is overpriced, unfinished, and unlivable. read more

What makes a home is not necessary the type of roof that is over your head but the people in that community. And wow, does Evora have amazing people in it's community. The leasing office addresses your concerns quickly. I had an issue with a loud humming noise in the apartment that I thought would take days to weeks to fix but the leasing office had it addressed almost immediately. The maintenance crew are extremely competent and friendly. Johnathan and Leo are amazing human beings. Even the business owners of the restaurants in the complex are extremely friendly. read more

My partner and I had a wonderful experience with Evora leasing staff, we worked with Kayla and Jessica who have been communicative and friendly since we met. I came and saw the apartments and decided on it a week later .The management from each department are also truly mazing (Love you Candace !) everyone is really friendly and resourceful. If you want the clean modern aesthetic, then you will definitely enjoy living here. The best part about it ,is everything is ultra white so it looks really big. The windows in the living room allow for lots of natural lighting and saving on energy. It also brings a lot of the outside in . As far as the finishing goes, there is a contrast between the black and the white that really makes everything pop. A lot of apartments fall short when it comes to the kitchen in my opinion, but I have to say the kitchen here looks very sleek,is very functional,with lots of cabinets and modern appliances. I don't even like cooking, but I spend a lot of time in my kitchen . I have to say it's a 10 out of 10. read more

I hardly ever leave reviews, but I am so happy with my decision to live at Evora. The leasing office is very accessible and willing to help with anything. It's well maintained, and maintenance responds quickly. It's gated. They use smart locks to secure your unit and entries around the property. The floor plan I chose was the Corsica one bedroom loft. I love the modern finishes with quartz countertops, 19-foot ceilings, spiral staircase, LED mirror, and upgraded appliances. I have a HUGE private rooftop deck. My favorite part about living at Evora is the clubhouse and fitness center. There is a sauna and steam room attached to the fitness locker rooms! Plus, every exercise machine you can think of. The clubhouse has a panoramic deck with a beautiful view of the strip and the mountains. There is also pickle ball courts and a super cute dog park for your fur baby. Evora hasn't given me a reason to give them anything less than 5 stars. read more

Felt it was absolutely necessary to share my experience that I had at Evora as it was so pleasant. My husband and I had an appointment to tour. We were greeted by Bailey who explained she was new and was still in training. She explained they have 20 floor plans and asked about our desires such as views, loft,bedrooms, or outdoors space as this would assist her in narrowing down what units to review with me. She explained that her manager, Candice would be coming along on the tour and could assist in any questions she may not have the answer to. We toured a few different layouts, which were all beautiful. Bailey did an exceptional job on the tour and was very thorough. Candice only needed to jump in to answer my questions regarding comparable apartments in the area, schools, and just an overall knowledge of the area. We visited other properties while in town and most of the staff are so unpleasant and act like you are wasting their time, especially if you mention you are relocating from out of state. Our experience at Evora was completely opposite. It was so refreshing to tour with such friendly and welcoming people. You can really tell their office staff has a true passion for what they do. The apartments are beautiful, but the staff is the icing on the cake. They really go the extra mile! If we decide to make the move, Evora will absolutely be our next home! read more

Didn't even do a tour yet and was already given a bad impression with front desk hoping to update this later to a better review but I've lived at most of Las Vegas luxury apartments and you either have nice apartments and not so nice staff.. I understand people have bad days but they seemed very uninterested and it's a bit upsetting for such an upscale place. I was really excited to check the place out it looks so amazing already!
