They sent a link via text with reasonable pricing and all of the information and forms they would need to move forward with the process of the eviction. They followed up by phone and walked me through the entire process. The phone call was very informative and they answered all of my questions. The payment process was easy, and LVL was very communicative and followed up every step of the way during the process, and followed through on posting notices on their scheduled dates. Used another eviction service previously, but LVL was head and shoulders above them, and it wasn't even close. I will definitely use LVL again.

I will give credit where it is due. During my initial contact with this firm, they spent about an…read morehour discussing my situation, explaining the process, and outlining possible approaches to my case. That conversation left me feeling confident, and I was ready to hire them. However, the very next day I called with another question related to my landlord-tenant matter and was given incorrect legal information. Had I followed that advice, it could have cost me nearly my entire month's rent--almost $2,500. Fortunately, I sought clarification before taking action. After that, I continued receiving follow-up messages encouraging me to pay for a $50 consultation. At that point, I realized this was not a company I could trust for accurate guidance. While they were eager to have me hire their services, my experience did not reflect the level of care or attention I expected from a firm handling serious legal matters. When you're dealing with something as important as a landlord-tenant issue, accurate information is critical. Unfortunately, the misinformation I received caused me to lose confidence in their services. Based on my experience, I would not recommend this firm. . . And confirmed by the response to honest feedback which to try to defame character for providing truthful review speaks volume. Thank you for showing your business approach!

It's been two weeks across email, three calls, AND even a contact attempt through Yelp, but no response. I'm just looking for information and to learn more. I understand if they can't take on any more business or if they look at my home and decide they don't want to work with me. To just ignore repeated attempts at contacts seems like a ridiculous way to run a business. I see they have quite a few positive reviews, and I was hoping to add to this roster, but it seems I can't even get in touch with anyone there. For those who may be frustrated, there are other companies and options for you. It's just a shame someone would spend so much time building their business only to then have a complete lack of responsiveness to potential customers. It honestly makes no sense to me at all...

From the beginning, the team has been extremely efficient, professional, and responsive. The property management company I was previously with had also provided an excellent service, but they were streamlining their portfolio, so I needed to find a new company. The transition to Faranesh Realty was incredibly smooth, and they made the whole process very easy. Communication has been excellent throughout, and it's reassuring to know that my properties are being looked after by a company that is organized, proactive, and clearly takes pride in what they do. I'm very happy with my decision to move my properties to Faranesh Realty and would have no hesitation recommending them to other property owners looking for a professional and reliable property management company.

If you are considering renting a property with them, don't! If you have no other choice RECORD…read moreAND DOCUMENT everything before you officially move in! Collect receipts in writing via email/text. And do not SIGN the lease unless the agreed terms and conditions are listed! My husband and I have rented a property with them. Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.
