On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. Communication and property oversight were consistently two of the biggest problems. At move-in, I raised concerns about the cleanliness and condition of the property, and Red Wagon sent cleaners out multiple times. Even after that, the home was still not in a condition I considered properly cleaned, and I ultimately cleaned portions of the property myself. What bothered me most about that process was that the burden seemed to fall on me, as the incoming tenant, to determine whether the home had been properly cleaned and then repeatedly contact the cleaning service if it had not. In my view, that should be part of the property management company's responsibility between tenants. A rental company should verify that a property is actually ready for occupancy before turning it over, rather than relying on the new tenant to identify deficiencies and coordinate repeated cleaning attempts. That made the move-out process especially frustrating. In my opinion, I left the home in significantly better condition than it was in when I received it, yet I was still faced with additional cleaning-related deductions and had to repeatedly challenge the accounting to understand what I was actually being charged for. I also did not find the experience particularly military-friendly. As an active-duty servicemember relocating due to military obligations, I was no longer in the San Antonio area while trying to resolve these issues. The amount of resistance, repeated follow-up, and lack of clear documentation made it feel as though my being out of town was working against me. I cannot speak to their intent, but from my perspective it felt like they were counting on me not being local enough to continue challenging questionable charges. My first month's rent was prorated based on my move-in date, but when I moved out, I was charged the full final month rather than having the final month prorated based on my move-out date. Military renters in particular should read the lease carefully and keep detailed records of all move-in and move-out conditions, payments, and charges. The move-out process was the most disappointing part. My security-deposit statement included several deductions that required repeated follow-up to understand and reconcile. I repeatedly requested supporting documentation and was told that the tenant statement itself served as the "invoice record." After I continued questioning the accounting, Red Wagon ultimately reversed the entire pest-control deduction and later acknowledged that part of the amount originally listed simply as "carpet cleaning" was actually for carpet stretching and should not have been charged to me. That information was not apparent from the original accounting. Had I simply accepted their first statement without questioning it, I would have lost money on charges they later acknowledged were not properly attributable to me. I appreciate that some charges were eventually corrected, but it should not have required this much effort to obtain an accurate accounting of a security deposit. The repeated revisions, difficulty obtaining underlying documentation, poor communication, lack of attentiveness to property condition between tenants, and overall handling of my military relocation left me with very little confidence in their management practices. Based on my experience, I would not rent through Red Wagon Properties again. My biggest concerns were communication, transparency and accuracy of move-out charges, attentiveness to the property, treatment of a military tenant relocating out of the area, and the amount of effort required to get errors in the final accounting corrected.
