After viewing the apartment later that week, he did everything he could to make sure our application was perfect. We had some trouble acquiring documented proof of my boyfriend's income/credit/tax status, since he's self-employed in the construction field, but we were able to work things out in the end. Sal works very quickly and thoroughly - and I was especially impressed by his frequent texts and calls to update and support us throughout the entire process. Yesterday, the co-op board called us to schedule an interview for next week and it's pretty much guaranteed that we're going to be approved. :)

These guys seemed to know the area well with some of the agents living in the neighborhood and knowing local shops, restaurants, etc. Jessica originally showed us the apartment we ended up renting along with 1 or 2 other similar units and while we were prepared to move forward on our unit, there were a number of repairs that we pointed out would need to be taken care of before our move. Fast forward a week or two and after being reassured by Jessica and Filomena that all repairs had been completed (LIE), we signed the lease and moved in. Imagine our surprise when we get the keys, move in and none of the repairs have been made. These were not small repairs by the way. Imagine moving in to your first apartment and having NO COLD WATER in the shower and sink! In addition, the apartment had no smoke/carbon monoxide detectors (how is this even possible in a modern co-op?) and the window in the kitchen would not fully close meaning we had an ant and insect issue (I eventually cauked myself and sent the landlord the bill). The cold water issue was due to the pipes being fully rusted, and they had to be replaced after we had already moved in. The entire process took a month and involved us having to take days off from work since the maintenance crew at the co-op works an extremely convenient 9-5 with an hour or two lunch thrown in (much love to the Union!) and needed to coordinate with an outside plumber to complete the job. We were assured that these issues had been taken care of before moving in (LIE). The agents that we worked with were incompetent and unprofessional. They were no where to be found once I reached out to complain about the cold water issue, not surprising as they had already collected their commission and moved on without a care in the world. I have told friends who are looking in Queens to avoid these guys at all costs and I suggest you do the same.

Her lack of communication and failure to show up for a confirmed appointment reflect a high level of unprofessionalism and irresponsibility. This is no longer about the money; it's about the appalling lack of support and basic courtesy from both Airbnb and Properties by Preston. I left the premises out of concern for my safety due to a tenant whose actions seemed racially motivated. Before leaving, I returned the key to the front office and recorded a video showing the apartment in a clean and undamaged state. Given this experience, I would not recommend Airbnb or Properties by Preston to anyone. They have shown no regard for the well-being or safety of their guests, and I will not be using their services again.

When we went back to them to complain they said the original had already been moved into and there was nothing they could do. Because of my husband's job relocation, only 2.5 years later, we had to put that same apartment back on the market. Maria sold that apartment for double what we bought it for. That's the kind of return everyone wants in their investment and Maria makes those deals happen. Both the purchase & sale of our Jackson Heights apartment were very difficult to achieve as is the nature with most NYC co-ops and Maria was able to balance out all of the moving parts between co-op boards, lawyers, inspectors, realtors, and seller/buyer relationships. A few months ago, I needed to put my dad's house in Westchester County on the market and there was no one else we wanted on the task but Maria. The market is absolutely dead up there right now and I had no hope but somehow Maria found us a buyer and we now have a contract in the works. She worked so diligently doing open houses almost every other weekend to get that place shown and sold. So it'll be 3 transactions we've worked on with Maria and she's our official go-to. On top of it all, she's also incredibly funny & quick-witted which helps a lot when you're in the midst of stressful real estate back and forths where you feel like giving up.
