Complaint Details
In the year of 2015 we bought a home and used Estate Home Inspection (Company) for the purpose of purchasing our home that we bought here in Bloomington Indiana. It has come to our attention that our inspection report had many false information details on it. Which if we would have known about this when we got the inspection we would not have bought the house until the codes were up to date. Let me explain more now in detail. To begin, we purchased our home five (5) years ago in Bloomington Indiana. Our home was built in 1972 and the electrical system has never been updated. (Note, we did not know this) We are now in the process of selling our home and it has been brought to our attention that our electric panel is manufactured by Federal Pacific. (Note our inspector never told us) We pulled out our home inspection report (from 2015) and saw that it was not noted in the report, nor did the inspector inform us that this is a fire hazard. (Note inspector never told us) Now it is year 2020 and we are now preparing to sell our home but we have this expense that we may need to provided the buyers a new electrical system to bring it up to code, along with a couple of other issues that our inspector failed to inform us about in the inspection. We were first time home buyers and we did not know that our electrical system was a system had safety hazards concerns or wasn't up to code. For the past 5 years now we assumed everything in our home based off what was report in the inspection report was up to code and safety was good. We come to find out as we are currently selling our home that our inspection report , reports false information about the examination of our home. This includes the electric system/panel/type and other problems. It is critical that we resolve this issue as fast as we can as we are currently in the process of selling our home to the new home buyers and also in the process of building a new home/ also currently in a home that has safety problems because we were never aware of this. (Prove of everything we said, can be found in the inspection report given to us: But this company refuse to take account of their actions. Oh best believe they will be happy to give you a false report and take your money. But aware, you may also be a victim and don't even know it till years later. So check your report now. We feel this funding should come from the inspector and the company for we bought a home based off the inspection report and have allowed us to live in this home for 5 years knowingly that people were living in this home and at anytime could have been seriously injured by this electric system should take care of the responsibility of the expenses that it will take to get the electric system/panel up to code . We will continue to let everyone know about this company until this problem is resolved. It is not fair for us or anyone of that matter to have to pay for a new electric panel/system because we trust in our inspector from this company to inform us that if something wasn't up to code or up to date or hazards, they would tell us, and put it in the report. He did not do neither one of these things. We would not have bought this house until it was fixed if we new we had this problem. Now in order for us to sell our home we have to pay and expense we should not be having to pay . This is not right nor fair to us that we put our trust in theis inspector and in this company? We were first new home buyers how were we supposed to know this information? We don't know what to look for in a home or know what the codes are for the electrical systems/panels so forth....This is not fair at all and it appears this has happened to more then one person. We are victims. This is not right. And this company needs to be shut down.
Response we got from BBB
(After this customer submitted their complaint we provided them with a letter from the head of the county Building department. The letter from the Building Department stated that the electric panel was NOT in ANY VIOLATION of local or state code. Long story short, The other home inspector gave his / her recommendation. Recommendations and Requirements are two completley different things.)
Response from the submitter
What does any of this have to do with what we said. Please reread the review. This response does not answer our complaint. In our inspection report their is a section that says if this panel is a federal pacific (their a location to check the box where it confirms that it is a federal pacific to inform the customer whom is buying the home that there are purchasing a home with federal pacific. According the the American Society of Home Inspector Federal Pacific is not practice in homes anymore. They are not allowed to be even put in new homes at all anymore. Also Federal Pacific has a fire hazard that is or can be a very critical one if it is not changed out to meet standards codes of today's society. read more
