I had a truly unpleasant experience in my 6 months residing at the Equity-owned Brix at 26…read moreapartment. A few of the experiences below underscore my entire time there. I've lived in several apartments over my 15 years of adulthood and Equity has by far been the most frustrating and disappointment of landlords, showing little remorse and providing no recourse for their behavior. - Safety concerns: please see email below from October 17, 2018 to the former building manager and management company for which I never received a reply: Good evening- I returned to my apartment this evening at 7PM to find my door left ajar with no members of the apartment management nearby. Per a letter we received this week there was an inspection to be done yesterday and today before 9AM-4PM so I can only imagine that my door was left open for the past 3 hours. Erin- as you know this is just one of a number of frustrations I have had with my living experience at the Brix these past 3 months. This unfortunately simply adds to the lack of professionalism I have received from this building and it's management. I feel incredibly unsafe to have known that my apartment was left open with access to anyone. I have only begun to examine my unit to see if anything could have been taken and plan to file a report if there isn't any clarification received as to why my unit was left open. Thank you. Noise concerns: hope this message finds you well. I am writing to bring your attention to a noise issue that I have been managing throughout my time in Apartment 212. As you likely know, the 3 Minute Fitness center is located right below the building, and seemingly right beneath my unit. The classes in the fitness center are helf throughout the day, starting as early as 6AM with the last class after 8PM. Not only do the lyrics and bass of the music in the class sound and vibrate clearly in my apartment but even directions from the instructors in the class. Over the last few weeks I have tried a number of ways to deal with the noise- ear plugs to sleep with, noise-cancelling headphones to work with and even sleeping in a different room - none of which have been effective in managing the sound. I am particularly concerned as to how I will deal with this when working night shifts and having to sleep during the day. I understand that it will be challenging to change a whole fitness center's programming but I do hope there is something that we might be able to do to address this in a timely fashion. I look forward to hearing back from you or to meeting in person to discuss further. Cleanliness on move-in: please see email from July 16, 2018 to the previous building manager related to the condition I found the apartment in upon move-in: Dear Adam and Erin- I hope you had a great weekend. Thank you for all your help in making my move-in this weekend incredibly smooth. My family really enjoyed seeing the building and the neighborhood and I am excited to start the next part of my career here. On Saturday, I had briefly mentioned to Adam that there were a few items left behind in the master bathroom (i.e Drano, toilet bowel cleaner, a toilet bowl brush and plunger). Unfortunately when moving around the apartment a bit more we were disappointed to see that in addition to the cabinets under the sink in the bathroom, the majority of the cabinets in the kitchens were also quite dirty, left with food residue and stains. What was especially discouraging was when attempting the use the washing machine we noticed a rim of what appears to be black mold. I understand it might be challenging to get a cleaning crew in now that I have moved some of my furniture into the apartment but I wonder if it would be possible to have the rim around the washing machine either cleaned or replaced as we were unable to clean it off the mold ourselves. Unresponsiveness to maintenance request: please see message from September 19, 2018 re: ~2 months it took to respond to a maintenance request: Hi Erin- Thank you for your message. The sink works well and I appreciate Carl's help. As I mentioned in my note I had made this request prior to you being away last week (on August 28th) and actually before then I had sent a message to Adam back on July 17th about the sink. I would still like to know if I will be considered for a rent reimbursement check? 3-8 weeks without any communication was quite a bit longer than the 24-hour service response guarantee.

After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone.

My ex husband owns the townhouse at 102 Pine Valley Drive in Imperial, PA. Once I discovered that…read moreour three adult children had been forbidden from going into the basement or the access the fuse box, I moved my ENTIRE world back in to start helping with bills. When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order.

I was the first person to contact the leasing office minutes after the property got listed (have snapshots to prove it) , I repeatedly requested a virtual tour . The property manager said i am 1.5 hours away. Will do it soon , next day early next week yada-yada yada - Despite multiple follow-ups, the leasing agent delayed for nearly a week and never accommodated the request. The day they did he had other showings too which is also fine I understand he wants to club things but then you should make considerations for the first come first contact and viewing basis as well- i was put off until later when all others had seen the property even though i was the first one to contact them - ( I Know this because he said you were the first one when i talked to him a week ago) I put in the application and turns out another applicant was ahead of me (what can you do luck! and some timing mishap from the property leasing manager) which happens. Here's what doesn't make sense: The kicker, I was still charged a $75 non-refundable application fee. If application is on first come first serve and if someone is ahead why would you run a background on next applicant ? the application is specific to a property and that should be handled on a "first come, first served" basis. and if they have a line they should check the first guy and if he is through then why check the next guy in line ? and charge the fee? if someone is already first in line and being considered for the property, why charge subsequent applicants a screening fee before they are even realistically being considered? The explanation I received was that my application remains valid for other properties. However, I applied for a specific property, not a general membership in their rental portfolio. if this is the case yo you can charge 5 people who apply and make money off of just the applications. What frustrates me most is not losing the property--someone has to get it and mishandling did result in my application being second (10min Later than the first one - if he did my virtual tour before the other folks, i might have been the first one but first come first serve doesn't work when scheduling viewings apparently! ) It's the lack of transparency that is really frustrating - No where in their form do they say if you are not first in line we will still charge you the fee and run the background check. The process feels designed to collect fees from multiple applicants while only one person can ultimately rent the property. Future applicants should ask very specific questions before paying any non-refundable fees. I did not see any disclosure in the application materials stating that applicants who are not first in line for a property may still have their background check run and be charged a non-refundable application fee. Other reviews from renters and owners everywhere (Look at reddit - Google reviews can be manipulated so can reddit and yelp but at least see all reviews before deciding to work with them )Some reviews show how bad their management service is as well. So figured may be god has a better plan and good riddance for me to not get their managed property. Imagine an emergency comes and the leasing property manager says i am 1.5 hrs. away from the property i will try and come next week ! BEWARE! Check your application and application fees and agreements with them.
