Jeff checked the box and overlooked a…read morebathroom fan exhaust that wasn't installed, and instead laying in the attic against framing. There wasn't even a cut-out for it. Basic inspection 101. Second item as sonotube left installed below grade surrounding the sump. After being very sick these past 7+ years since moving into our home, multiple doctors visits, etc thinking I had debilitating MS, turns out, after deep investigation, I suspected we had mold. Turns out, we DID! Testing revealed toxic levels a 14/15 (15 you need to vacate). Not only do we have extremely high levels of the most toxic mold species Stachybotrys, Chaetomium, to name two of the several types found in the home, in the missed areas. Not to mention extreme levels inside my body. Contacted him to let him know if the "big misses". His comment was "thanks for letting me know". $60k+ and counting for remediation, repair, new carpeting and all new furnishings as the toxins and spores penetrate every single porous surface. Hours and hours of manual labor to small particle clean every single item and surface in entire home. Ongoing illness and doctors' bills. THE CLINCHER? We had even emailed prior to inspection to upgrade to infrared as we had mold concerns having moved from the south. He advised that we would utilize the infrared and go from there if anything was pointed out using the device. We have since emailed him, with all of the labs, findings, costs and data (to include the mold concerns prior to inspection), and we have had ZERO RESPONSE!!! His negligence has cost our family pain, suffering and financial hardship. We understand that some things in an inspection can go unoticed when they are hidden. THIS WAS BLATANTLY obvious. We didn't quite know what to expect when we emailed him recently. We had asked how he was planning on contributing. Update- I received an email telling me to remove my factual review, that can all be backed by documentation. Received response letter. Letter was complete of legal jargon as to how they are not legally responsible. We knew this is the contract essentially frees them of every single thing including negligence. And it has been nearly 8 years. In my response, I agreed there was no legal standing, yet morals and ethics could have superseded. Note that house was built in 2013. Edition was in 2014, in which the builder removed fan vent as interfered with edition, and had never reinstalled the vent. It had been up against framing 4 years PRIOR to inspection. Keep in mind, we upgraded to infrared to point out any potential moisture issues. This particular bathroom was being used, therefore it should have been picked up via this mechanism. Builder acknowledged this, and can show documentation that it was this way upon inspection via builder communication. Old vent cut-out was boarded over in 2014, and no new cut-out was made for new placement. Inspection was in 2018. Just because the contract frees them of everything doesn't change the fact that it happened. See review from Dr Hsu. He elaborates on the extent of their contract. Every single person we discussed these issues with (mainly vent) were in disbelief that our inspector didn't catch this very obvious, very VISUAL issue. However, he did not fulfill a lot of pieces of the premium (mid-level) package we had paid $560 for. Before we purchased a package, he sent us a video from the website that showed we would get the documents printed on hand at the house. This did not happen, but not a big deal. He also told us in the email when we were purchasing a package that "the 360 package" would not be available but didn't mention anything else. We carefully read through the full list of features on the website, and the one item that lists 360 in its name wasn't necessary to us, as long as we got the room measurements feature we were paying the higher package price for. In getting the report after, we didn't see the room measurements, and when asked about this, he said that it was included in the 360 package. Nowhere does it mention that this is part of a 360 package. Only after I pointed that out did he mention that he didn't charge us for those particular missing services, but that they now had the equipment to be able to provide them for ~$50-75 more. When I asked him to provide a receipt that specifies the original price minus the cost of those missing services, he responded that he could not provide those amounts because of the system he uses to figure out costs doesn't do ala carte prices. He had never mentioned a lower price until we inquired about missing services and he was unable to provide a receipt for the premium package minus these missing services but wanted to charge us for services we had thought we'd paid for the first time. I'm not sure how much of this is him or the Pillar to Post franchise chain, but more transparency around the packages and costs up front would have been great. On top of that though, he didn't notice/report the rodent droppings or traps we later found in the kitchen cabinets or the mold in the washing machine (he also didn't scan the machine's model like he did other appliances so maybe that's why he didn't notice it). So also inconsistency in being really thorough on parts of the house and less so on others.
