I used A La Carte to sell my home. They are a subsidiary of a full service brokerage called…read more"Innovative Realty", but this review is just for their independently named mere posting service. Basically they will get your house listed on the Multiple Listing Service (MLS), Realtor.ca, and viewpoint.ca (a popular listing service in Nova Scotia) without you having to hire an agent, for a flat fee. It was roughly $500 to just do the listing with 6 pictures, and $800 bucks for the listing, a lawn sign (with your own phone number on it), and 16 pictures. To give you a sense of the savings, if I had hired an agent at the standard 2.5% on a $300,000 transaction, it would have cost me $7500 + HST. I spent $800 + GST and that's it, so $6700 more dollars in my pocket on the sale, and all I had to do was field a few calls, leave a lockbox on the doorknob, and sit there for a few open houses. (Wayyyyy less than $6700 worth of work by almost anyone's standards.) The customer service agent (Thelma?) was really helpful and responsive, she even gave out a little free advice from time to time. The lawn sign was of very high quality and probably worth it if you're in a high visibility spot (and it also makes you not look too amateurish). Whenever I requested changes (new photos, open house dates etc.) they happened quickly and efficiently. They also profile your home on their own website included in the price. It gives you a link to work with if you want to sell on social media or forward an email, but I doubt it gets much traffic in and of itself. If you want to sell your own place, and you're savvy enough that all you need is a professional looking sign and exposure on MLS/realtor.ca/viewpoint, in my research a-la-carte is best bang for your buck for a mere posting in Nova Scotia, and I had a very positive experience with them. P.S. If you're curious about using them, but think (like I did) that you can just use kijiji for free, we concurrently ran a kijiji ad, and A-La-Carte ran one for us too. I think in the 5 weeks it was listed I got maybe one email. Much to my surprise, kijiji seems kind of useless for this. It seems there's no way around having to spend some money to get on the MLS to be successful)

Renting from another province, I chose an apartment on Windmill Road in Dartmouth based on photos and signed a sublease contract. Five days later, I discovered horrifying reviews from actual tenants about this building: systemic bedbugs, cockroaches, mice, and severe foul odors. When I requested a health and sanitary report for the unit, they flatly refused to provide it. I requested to terminate the contract two full weeks before the move-in date. I never moved in and never accepted the keys. They illegally withheld my security deposit, which forced ME to initiate the Residential Tenancy Board proceeding to get my money back. Unfortunately, they managed to win strictly through legal loopholes and rigid contract technicalities, forcing me to pay for a unit I never even stepped foot in.RESPONSE TO THE OWNER:I want to emphasize how deeply unfair and predatory your actions are. First of all, I was a subtenant, not a direct tenant, which makes your defensive positioning even more questionable. You forced me to pay 2 months' rent for an apartment I never lived in for a single day, and for keys I never accepted. I have now paid this amount in full, so my financial obligations are completely closed.Let's be honest: it was I who filed the dispute against your company because you kept my security deposit and refused to return it, despite the fact that I never even took the keys or caused any damage. The board strictly enforced this payment based on contract technicalities, not because you were ethically or morally right. Forcing a newcomer from another province to pay thousands of dollars for an empty apartment while withholding their deposit and completely ignoring safety concerns, emails, and official inquiries is a terrible business practice. Future subtenants and tenants, beware! Do not trust their pictures and never sign anything with Olympus Properties.

Finally they denied the application, because they said, they checked the tenants credits after I had been totally honest and had made it clear they were new immigrants and that I was willing to be the co-signer. They had me do a new application, as if I were renting the place for myself, which is what I should have been advised to do in the first place, then they denied again, saying the person who applied ahead of me got the unit!!! Out of the blue, someone had applied before me! All the promises about another unit that would have been available if the first one did not work out, were lies as well. At that last minute Shawn Hughes was telling me, he doesn't know when it would be ready. I called their office twice and left a message for Lynne Jenkins, no reply. The third time I actually got her on the phone and after my brief intro, she briskly informed me she had an emergency to deal with and would call me back, though she did not take my phone number.....(indirect way of getting rid of a problem) of course, I'm still waiting!
