Use of all of these paid-for amenities have been w/held for months now due to Covid, & Hodges states its for our safety. The stay at home order was lifted on 6/15, & we still have no use of the pool, pool area, clubhouse & more. When I asked the Property Manager & Director about a rent reduction as they are withholding these amenities, I'm being told that Hodges is in no way offering a rent reduction. Really? Your tenants pay full rent & you withhold the services they pay for? The act of theft is a crime Hodges Development Corp. Less Amenities, less rent. It's really quite simple.

But...there are some big draw backs to this place. 1 the units are made incredibly cheap, they're hollow, like paper, so it gets very cold in the winter, and hot in the summer. 2 The sound goes right through your ceiling and below too, the floors are again practically hollow. The wall in the kitchen seems to be thicker with better sound proof. The rooms are also very small, not good for an average family, or even a small family. Another big problem is, the noise, there are oddly certain kids here, that for some reason or another, lack of parenting, or maybe just the area, but they often scream at the top of their lungs. So anyone that works nights, and needs to catch up on some extra zzzz's, you can kiss your sleep good by here. I mean, the blood curdling screams from the children are so loud they penetrate even construction grade ear plugs. If you're an older person as well, and you had a bad nights sleep, you're not going to be able to catch up on any shuteye here, which is bad for your health. Again, nice management, nice location, but little room, very cheap apartments, ceilings and floors are like paper. And the kids, at least some of them, scream constantly.

Negatives: 1. Ventless dryer - will not dry your clothes, you have to use a hack, which I will no go into here. 2. No heat in the bathroom. 3. Have you always dreamed of living in the infield at the Indy 500? 875 is the place for you. Mostly Harleys and cars with holes in their mufflers to make them sound like a hot rod. It is quite literally uninhabitable for that reason alone. 4. They zapped me with a $400 late fee because I forgot to set up my online rent payment the first month I lived there. 5. They charge YOU, the renter for cleaning costs after you move out. Who does that??? 6 They claim there was a stain in the bedroom, which I honesty cannot imagine what they are talking about. They are charging me $745 to replace the carpet.

This woman is going to be the downfall if the business here. They send rude and threatening texts to tenants as if shes talking to children. This woman is nasty work and must be miserable in her real life. when i tell you i will celebrate the day my lease is up you have no clue. i have talked to other staff before and have all been pleasant but she is the reason i will not continue my lease after 4 years. imagine paying $2200 for a 1 bedroom apartment to be spoken to like you are a prisoner. if you are looking for a peaceful place to rent this is not it. do yourself a favor and save your mental health from this woman alone.

(But I haven't had an issue with bed bugs until NEW people moving in.) She was telling me I didnt do the prep right for the pest people, people are still complaining they have bed bugs. I said to her well they came sprayed 3 times. When they came to do follow ups 5 different times I was never informed they were coming so I couldn't do anything. Thats also what the pest people said it wasn't my fault the landlord never called. Now my landlord is threatening to evict me and my children because apparently im not complying with anything. Ever since they sprayed last I HAVENT SEEN ANY BUGS! I told my landlord this but apparently the pest people said other wise which I think is ridiculous because all this company does is lie! Instead of replacing appliances they take parts from old ones and put them in. I finally got a new dishwasher after 3 years of trying them to get me one. If your a week late you get a demand for rent and eviction at the door for everyone to see. The landlord doesn't deal with tenant to tenant arguments or complaints. Landlord gets complaints on my children being loud threats to evict us over that. Dirty drug needles in the attic and also at the playground in the sand and in the pool area. There are drug dealers in the buildings they keep them here because they make money and pay rent on time. If your a family that has children please dont move here. I have been trying to move and I haven't found a decent place for my children. Or I would have already left.

Leasing…read moreoffice mishandles personal property and often times throws out your personal property without notifying you or properly reimbursing you for half of your clothes and severe emotional distress. The apartment we stayed in was in was Lofts at Mill One and it is so bad quality (infested with bugs, damage everywhere, windows not properly installed). Not to mention, the apartment started construction at 7am right outside our room which lasted for about a month even though we asked them to move it to the normal working hours of the day, the workers still decided to come as early as 7am. Things constantly broke and when we would reach out to maintenance to fix it, they would takes weeks to even fix a ceiling light. The apartment itself did not reflect the high rent of quality we were paying, it was honestly a scam and the amenities are not worth it (gym is very small with barely any equipment). Most of the Brady Sulllivan apartments that we have toured are like this unfortunately. Leasing office is also unprofessional when in correspondence with their residents. Believe reviews that are consistent about how slow maintenance is, or how bad parking is especially when it snows and you come back at work at around 5pm and they're telling you to move it two blocks away from here. Do your research and you will see similar reviews about very low quality, high rent, bad maintenance, and serious unprofessionalism. The leasing office says "everything is clearly stated in the lease and our rules are there to protect residents", it's up to you whether you want to live here but honestly I wish I had done more research and saved myself a year of giving Brady Sullivan my money. There are better apartments than staying at the lofts. Be smart and find the quality you deserve to stay in elsewhere.

As you walk down the hallways youll find the ceiling tiles are brown from when a leak in the shotty plumbing occures about 2 times a year. This leak causes a massive flood in the hallway and will leak into your apartment. Don't worry maintenance won't come by to survey if the walls in your apartment are wet. Now, you and I both know they file an insurnace claim but choose not to fix the tiles, rather just spray paint over them. You will see that the carpeting in the hallways and entry ways smells, and is stained and has noticeable dirt on them. Yes they do have a cleaning crew that does a half ass job that comes through each building twice a week. Then just wait, once you enter your "home" you may very well walk in to find a kitchen full of ants and cock roaches! Under the sink you'll find large holes in the wall, and black mold. Then you'll stroll over toward the bathroom to and find a decent outdated bathroom vanity and a exhaust fan that doesn't function properly. There's also a chance you will find black mold on the ceiling that was painted over. If you're not looking for things like this you may not notice them. You'll walk into the "master bedroom" and find a double sliding closet with doors that aren't secured to the tracks. You'll move on toward the window and notice the black mold surrounding the window. You'll then stroll into the 2nd bedroom and will probably find the same. Sounds awesome, right?! But wait, there's more! You'll notify management of your findings, they will notify you that they have your request, but won't really do much about it. You may choose to check out the laundry-room located on the first floor. You'll walk in, see that it's tiny and disgusting. When you walk around the property you will notice the trash everywhere, along with the typical over flowing dumpsters. Watch out for the dog poop that is scattered all over as well. If you like to walk in the woods use caution because there are a few homeless camps abutting the property. When the winter time comes, good luck walking through the parking lot and be extra careful on the sidewalks. The company who "landscapes" and does the winter maintenance is horrible. This past winter I fell outside while trying to help my elderly neighbor in from his vehicle. You'll get all moved in, and will have to listen to loud neighbors above you, if you're on the first or second floor. Like anywhere else, rent is due on the first of the month, and is expensive. If you're on time with the rent payment but a few days late on paying for your water and sewer bill, you'll get a note left in front of your door. The leasing office will try their best to wow you, but do your research first.

THe place smells like weed and smoke constantly, the police are here every day. the noise I have had to endure from the kids upstairs is UNREAL, and I cannot enjoy my tiny balcony because these kids stand on it naked several times a day, and sometimes they pee down onto my space. THey also constantly throw things down over their railing. Other neighbors will stand at the entrance and fight in the filthiest terms imaginable. In the winter your neighbors will be too lazy to walk their dogs...so the entire walkway, both sides will be covered in urine and feces. I am not kidding. And now, at least one building has been graced with cockroaches. If you want to live in a ghetto, go up the street to Meadowbrook where you can pay $250 less for rent,

Maybe I liked the thrill of wondering whether I'd have hot water today, or maybe it was the rustic charm of water leaking into my bedroom every time it rained. Who needs a rain sound machine when your ceiling drips? Bonus: the maintenance guy casually mentioned our water leak had been a problem for years. People drive through here like it's the Indy 500. Speed bumps have not been maintained since 1967, no enforcement, and zero concern for pedestrians. Stepping outside your front door feels like a game of real-life Frogger. You honestly take your life into your hands just trying to walk to your car. Don't let your kids go out to play! Snow removal? Hilarious. If you're into ice skating, you're in luck -- the sidewalks double as rinks all winter. Also, you pay for parking, but good luck finding a spot. Just be like everyone else, block fire lanes and fire hydrants. Remember there are no rules here! No safety concerns at all. The first unit we had came with free cockroaches. Every day. Like a nature documentary but less fun. Oh, and our cabinets? Waterlogged, rotting, and giving "haunted house" energy. The dog parks are basically landmines of unclaimed poop. Smokers light up everywhere, despite the whole "smoke-free" claim. And don't even get me started on the rent increases -- they just spin a wheel, add $200, and call it a day. Also, before you believe the flood of glowing 5-star reviews, take a look at where they're coming from. A lot of them have review histories in totally different states -- or even different countries. It's weird how someone is apparently living in New Hampshire and only reviewing restaurants in Pennsylvania? Seems totally legit, right? This place is less "apartment community" and more "slowly deteriorating money pit." Unless you're into stress, mold, and mystery moisture -- do yourself a favor and keep looking.
