    Well kept up luxury apartments, the staff is kind and easy to work with. Management are responsive in a timely manner. Any maintenance request I've put in, gets done within the hour. All amenities are open since after covid, the pool + jacuzzi, 24/7 gym, and movie theater. I love that this location provides the hub for my packages to be delivered, different food trucks on Wednesdays, and once a month community activities. I recommend this location if you like Encantada apartments.

    Let me start off by saying that I love where I live! The location is perfect. You have immediate access to I-10, many restaurants to pick from, several grocery stores, and it is really close to The Loop Trail for many outdoor activities! I've lived at other Encantada's and I have to say they did a fabulous job with upgrading certain things in the apartments. It really feels like a home and not just an "apartment". The staff here is wonderful. When the start of Covid and quarantine hit, they did a great job at still being so helpful through phone calls and emails. Now that things are starting to open up, I'm very impressed with the steps they are taking for reopening the amenities. I've read some of the negative reviews about how the management and staff have been dealing with Covid, and I can not disagree more with those entitled reviewers. The staff here have worked so hard and done their best to keep the residents and staff healthy and safe. They've done nothing but follow protocols that Pima County have ordered. I'm really not sure what else some of these people want them to do, they are not servants. I'm happy to have a staff that actually cares about the cleanliness and people at the community. Other concerns I've seen are crickets and roaches. All I can say is I've lived here since February and I haven't seen one roach and I've only seen crickets outside on the sidewalks, that's where bugs live... Lastly, living on the third floor I have no issue with it cooling down at night in my master bedroom. Granted, my windows do face south, so we get the morning sun more than that dreaded evening sun, but that does make a huge difference. If you do face west, I suggest investing in some blackout curtains and a secondary fan for extra coolness, if that's what you desire. To be honest, my only complaint would be the neighbors I share this beautiful community with. They are entitled, whiny, and don't follow the lease agreement, especially when it comes to their dogs and leash laws. Please keep your dogs on a leash, pick up your dog doo-doo, and check your entitlement at the door. Yes, these are luxury apartments but the management and staff are still human beings and it wouldn't kill some of these other residents (past and present) to start acting like a decent one.

    New staff members but all remains good. 3 yrs living here. its been great Location has pretty much everything I need very close by.

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

In my opinion, One North Fifth is really the foundation of the recent downtown evolution. Since then, the 4th Ave tunnel was rebuilt (and it's gorgeous), new shops, restaurants and yoga studios are appearing downtown, a trolley system was put into place, and now a 3-Level underground parking lot is almost done being built, which really comes in handy for the residents downtown. But I digress.... They only offer studios & 1 bedrooms, so if you're a family looking to live that downtown dream, you might want to consider another city (at least for now). The best part is, the deposit is only $300. Try finding a place that can beat that deal. Oh, and all utilities are included (including wireless internet). There's a tiny gym on site and there's a laundry room on each floor. The downstairs lobby area is modern and clean and the staff (Vanessa) is extremely kind, helpful and accommodating. The nice part is you can walk or bike virtually anywhere you want. Be careful though. If you live here, the likeliness that you'll become an alcoholic is high, seeing as you're only a few steps away from Club Congress. It's all too convenient to be able to stumble from the bar and be home in 1 minute.

With rents as high as they are, I was really on the fence when I first dropped by, but Martha made me feel at home here. She did a great job showing me all the unique features of the palace and by the end, I was ready to apply. Love the Smartphone features. Units even have filtered ice and water from the fridge- I've never seen that at an apartment before. The 1-bedrooms could use at least a small amount of additional closet space, but on the other hand, this will help me to not accumulate things I don't really need. It's bright and airy, all brand new since it it's new construction, and the location is perfect. I've also since met Jasmine in the office and she is just as sweet as Martha! Thanks, ladies, for helping me find a great place to call home!

My wife and I walk in and the first thing we hear is "I'm in a meeting" rudely told to us. NO hello how can I help you or hello just a moment I'm in a meeting. I explained we were here for our 10:30am appt. but I had to apologize that we are late the address from the website that we loaded into Apple Maps decided to send us to the opposite side of the complex. BLANK STARE from the lady and we were told again she is in a meeting. I honestly don't think she knew we were coming. I said well we signed up on your website for a tour at 10:30am. We are then told well we are completely full right now. You can't tour a 1 bedroom they are all occupied. I said, Well that's funny because your website said a 1 bedroom is available. She said, Oh that's for PRE leasing because a one bedroom will be available in November. I said then why did it allow us to set up a tour. She said, Well you just tour the leasing office because this is a two bedroom. I then said well your website is wrong because it says a one bedroom is available. I was rudely told NO it is accurate on the website. At this point I looked at my spouse and said Let's Go!! I was fuming that she was so condescending and rude. The following are screen shots of the email I received when I got home. So GLAD she made sure to point out I was wrong in the email and in bold print. I was kind enough to black out her name.

My father would say, "it's like putting lipstick on a pig." Don't let the charm of the building fool you--stay away. Yes, the Academy Lofts is a beautiful old stone building in a historic neighborhood (that has now been taken over by homeless). I was drawn in by the high ceilings and tall windows. It looked great at first. But once you move in, the problems start. Plumbing is a mess. My dishwasher broke almost immediately and stayed broken even after being replaced. A year later, they finally discovered the real issue was the plumbing. The garbage disposal never worked, and the sink broke twice--I waited weeks for maintenance both times, with no way to wash dishes. Maintenance is elusive. Requests go unanswered for days or weeks, and problems linger far too long. Management is unprofessional and hostile. They rarely respond, and when they do, they're combative and insulting. I've been parking my new car on the street for five months because I lost my gate clicker--and they refuse to replace it. Safety concerns ignored. A hornet nest above my door grew to the size of a dessert plate. I was stung twice before they finally removed it--a month later, after multiple emails and calls. It's back now. I notified them over a week ago. No response. Bottom line: This place is mismanaged, neglected, and not worth the headache. I strongly recommend avoiding anything listed by Fenton Investments!
