There are new owners - so any older review is outdated. We found it to be clean, the new owner and his family were exceptional, and there were a ton of activities. There are rules that people reference here which are true of all koas. So if you are aware of them, they aren't a big deal. Like the charging for kids - koas all charge for kids (and pets) - that's part of it. Everything was free except the bikes and extras like ice cream. The pond was nice and warm. The checkin was a bit wonky but you'd have to redo the entire entrance to fix it. Overall, it was great. read more

Our stay at the Emmett KOA was a nightmare. The cabin we rented was infested with bed bugs. When we brought it up, the owner flat-out lied and told us they hadn't had bed bugs in"over 13 years." That was absolutely false. There are multiple reviews already citing bed bug issues, and staff members themselves admitted to us that it has been an ongoing problem. Even the pest control company they claimed to use confirmed they've been battling bed bugs here. Instead of taking responsibility, management hid behind their ridiculous 14-day cancellation policy and refused to refund our second night(which we didn't stay for obvious reasons). Their"solution" was insulting: a 20% discount for a future stay(as if anyone would want to come back!) and a handful of quarters so we could attempt to kill the bugs in our belongings using their dryer. The dishonesty from Toni and her father is appalling. Any business that knowingly lies to its customers about a health and cleanliness issue this serious has no integrity. Bed bugs are not a minor inconvenience- they spread, they infest, and they follow you home. We left disgusted and disappointed, and I strongly recommend avoiding this campground if you value your health, honesty, or basic respect as a paying customer. read more

Absolutely LOVE coming to Emmett KOA with my little guys. It's our favorite campground with so many things to do for the family yet still keeping the camping feel. We bring our RV and have had family rent the cabins. The staff is constantly doing things around the grounds, wether it's putting on an obstacle course, setting up movies, wine tastings, the train, putt putt or cleaning. Spots are tight, staff is rude and there are so many rules! I noticed while we were at the jumping pillow by the main entrance that people are allowed to just walk in all hours of the day for day use and not stopping to pay at the office. Not fair to campers and the beach was over crowded, hmm I wonder why!? If you have an RV/Camper or rent a cabin this place would be fantastic! Lots of amenities and things for the kids! However, if you are a tenter and stay in one of their "Rustic" tent sites it is different story!! All the "Rustic" sites are located back away from all the other sites in space that can be best described as a swampy area where the mosquitoes are the size of pterodactyls, the only rest rooms at the campground are a considerable distance from the sites and there is not even a water spigot. When I arrived and the person who escorted us to our site said and I quote..."oh your staying in one of the rustics sites... you're brave"!!! I would be remiss if I did not mention the proximity to the train tracks where at least 4 trains went through during the night. Upon closer inspection of the campgrounds site there ARE TENT SITES available with electric and water HOWEVER be warned that if you just click on tent site when reserving a site you are not given the option of rustic or otherwise. If you have a tent and wish to stay in a tent site that includes electric and water hook up I would call to reserve a site rather than use the website to make a reservation, I'm sure they will be happy to help you find a site that will work for you! Overall everyone was very pleasant and there plenty of activities for the whole family! read more

Owners lost loyal customers due to loud and rude campers and failed to enforce the rules. Camp rule is 8 guests per site. The offending camp group had at least 20 people on their site. They were extremely loud from 5p when the checked in until 1a. Quiet hours at 11p-8a. I attempted to contact the office but it was closed so I used their text messaging system. Repeated texts went unanswered. I walked to their site and asked them politely to tone down their voices with a response of blank stares. As I walked away, someone in the group threatened me. I again text the owner and it went unanswered so I had to call law enforcement to intervene. Not only were they being loud, they were allowing minors to drink so after the sheriff told them to quiet down, we had to listen to teenagers puking the remainder of the night. At 8a, they started back to loud talking and woke up my handicapped child. As we were packing up to leave, this group started playing music loudly to try and intimidate us. Again the owner did nothing until another camper complained. I would not recommend this place if you want to enjoy nature and solitude as it's clear the owner only cares about making money and not customer satisfaction ​ read more

Hands down one of the best experiences at a campground with kids. We had 6 kids total ages 2,3,6,8,10 and 11. Not a single one of them ever got bored or complained. The staff is amazing and keep an eye on the campground at all times and had the best attitudes/personalities. Drinks are welcome but staff also makes sure nothing gets out of control. Quiet time at 11 is nice for the adults to wind down and put the kids to bed after a long day full of activities. They had an amazing Dj and wing and pizza party at the snack bar while we were there plus wine tasting for adults, a train for the kids in the morning, yoga and so much more. It was never ending fun, laughs and beautiful memories! The beach is absurdly clean and enjoyable. And not too deep of water for the kids, my 6 yo son could do everything on his own with his life jacket on.. even the blow up water slide. My 2 yo niece even got to go down the water slide but everything was big enough that even my dad could go play with the kids! You can fish out of the swim zone and there were huge catfish! There's tons of obstacle bounces for the kids in the water. Bathrooms and showers were kept impeccable! Grounds were clean and sanitary! Oh and.. almost every activity is free. THIS PLACE IS A MUST FOR ANY FAMILY! And they are all Breed/weight inclusive for dogs! And there were doggy waste stations available everywhere! Did I mention they have 24hr washer and dryers AND deliver ice and pizza and a large is only $12?! Yea! This place is this whip! read more

The old lady that works in the store is worthless and rude. First, she couldn't help us with reservations at all. Then yelled at us at 8:45 pm because we were in the store and it closes at 9:00 pm. Listen lady, I'm sure you have a bedtime but my kids just wanted some damn ice cream. Our site was tiny and we couldn't have a fire with our awning catching on fire. I will say that the lake is cool and full of catfish that are awesome to look at. Probably won't stay here again. read more

Highly disappointed with Emmett Koa we stayed last year over Labor Day weekend it started out as we were over by like 6 inch on our neighbors spot not purposely when we got there it was raining and very windy so we tied to the electric box not realizing it wasn't ours until our neighbors got there the next day and at which time we apologized immediately and fixed it. All weekend this woman did everything she could to go out of her way to be annoying on Saturday evening she pick up a guy to cause trouble for us and they stole everyone wood that was down there row and was using very bad language and we had kids with us she was so wasted she didn't realize she had a audience with video of them doing this well she ended up getting kicked out but initially they were not going to do anything about it but they let her rebook the same spot for this year and we rebooked and they never said a thing to us about it so needless to say she kept doing little thing all weekend so Emmett Koa we see it is all about the money it's not about family fun and goodness you are ok with theives and excessive liquor bottles being broke and and they were providing minors with drugs so we will not be coming back to this koa and they never picked up the garbage they didn't anchor the water toys last year and this year their was someone in the woods messing with the kids and this year the police was called for the same read more

What horrible customer service at this facility. You can't make phone reservations. I drove all the way over to the location after speaking with them on the phone, they gave the site away to the guy in front of me after me waiting for him to make up his mind for 10mins. As a business that says no holds, they sure held it for him. And I fail to understand the difference between calling and saying I'll be over to pay verse the guy standing on the phone saying hold on while my wife decides as "holding". (I in no way hold the gentleman responsible for their poor taste.) Oh yeah, no where in written policy on the brochure or website does it say no holds. We stay here over the 4th of July weekend. We had an awesome time! The bathrooms were clean, and the staff were very professional; these are two areas of a campground that make for a successfully camping trip. The campground did a firework display that was very nice while we were there. We didn't have to fight the crowds, which was a huge plus. We like this camp ground because it's clean, safe and close to home. However, it's very pricey and they charge you for activities like the bounce pillow, crafts, bingo, etc. We also wanted to have some friends for cake and ice cream for my son's birthday and were told no because only 8 people we're allowed per site. When I explained to them that they were not going to be staying... just be visiting... It was ok'd with a hefty price tag! So 3 stars is really for the price... Just arrived home from a few days at the Emmett KOA. We rented a Deluxe Cabin (#7) that sleeps 4. It was a newer unit, so we did have high expectations. It was very clean. The cabin provided many essentials needed for your comfort. They provide: a fridge, microwave, coffee machine, sink, a/c & heat, utensils, can openers, spatulas, knives, hand towels, dish soap, bbq (with propane), etc. My children (ages 2&7) had a great time. The campground is small, but just rustic enough for a great camping experience with the luxury of a cabin and bathroom. There is a lake for swimming, water play features, fishing, play ground, and bike rentals, but they most of all enjoyed the jumping pillow They had organized activities, which lacked efforts, but for my young children they were ok. The "putt-putt" golf would be a waste of time as it looks like it was hand built about 20+ years ago. The park charges $10 per person for a "fun pass" that includes unlimited access to the jumping pillow, 1 round each of putt-putt gold, and a 30 minute bike ride during your stay. I knew this going into it, and I do believe my children got their worth on just the jumping pillow although I think that should be included in the price of the park as there really are very limited things for the kids. It is just a large pillow up on a hill, not gated off, and anyone can go on it. I imagine many people didn't even know there was a charge. The people were very friendly during our visit. We ran out of fire wood one night after the store closed an done of the workers grabbed us some and just said to pay in the morning. This saved us from having to close up shop early for that night. I'm currently sitting at Emmet KOA with no power and no running water. I'm aware that we're camping, whatever. But when we pay $130 a NIGHT for a cabin, I would at least expect to be able to flush the freaking toilet. A quarter of my party left early for the simple fact that that is completely unsanitary and gross. The main office closes at 9 and they simply don't care about anyone after that time. The teenagers that seem to run everything have been nothing but rude the entire time we've been here (aside from one blonde girl). I was on the bouncy pillow with my niece and an employee came over and started yelling at another mother and son for him not having his wristband on and mother was baffled because her son was literally 1 1/2 years old... she said "okay, I mean he's 1.. I've put the band on him and he keeps ripping it off" and the employee said he would not be allowed back on unless he put it on. Okay? Overall, a super nice campground, wonderful lake to swim, but they charge crazy for everything. My niece got a single scoop of ice cream and they charged her $7!!! $7 for a single scoop of ice cream?? You could buy 2 tubs for that price. I felt so bad for her. I mean that's absurd. It's unfortunate because we've been coming here for years now and we've already booked for next year. We have a very large party (10+ campsites that book every year) and we've already booked next years trip. I really hope that when we call tomorrow they offer us at least a refund or something toward next year because if not, we are ALL cancelling. read more

This place was aweful. When the reservation was made in JANUARY it was for a cabin that can sleep at least 8 people our own private rooms and bathroom. But when we get there.....surprise we screwed up your reservation and the cabin became a cramped trailer that we had to cram 7 people into. No room to move around eating was a pain as it rained all day so sitting outside was a bad idea. After all this they still had the nerve to charge 24 bucks to park outside the facility on grass. No actual parking. And they wanted us to wear wrist bands to mark us like cattle or something I tore mine off after 5 minutes. A pass into the campgrounds that can only be used 1 time so don't forget anything. So they'll gouge you for every cent you have and give you crappy service in return. None us have any intention to return to that place and I heard other people around us saying the same thing. So in conclusion this camp ground sucks. Plain and simple. read more

Incredible!!!!!! The price and what it includes is amazing. The grounds are incredibly clean and have many thoughtful touches and decor that make you feel like they're really trying to create an experience. Every staff member we encountered was very nice and hospitable. The bathrooms are modern and very clean. My son found that if you hold the shower button down the water warms up. Our family had an incredible time and made some great memories and all of the city stress and anxiety melted away. We were able to go when it wasn't busy so it was very peaceful. My son said he wanted to live there and didn't want to leave. The jump pillow and mini golf is now included with registration and the only thing we payed extra for was firewood. Coming from the city, the firewood was priced at what we are use to paying at $6 a bundle. There was just so much to do and we didn't have one single complaint! Very animal friendly with a dog park. We will be back at least once a year! No need to look for other camping locations. We stayed in the charming and cozy camping cabin right on the lake. read more

CUSTOMER SERVICE HORRIBLE!! We've been camping for 7 years and have camped at Emett every year during the Halloween season, they have went down considerably. The reservation process has NO ORDER they say first come first serve but its like this "we don't have that site open until a certain date you can call or come in then" but then you call back at that time " Sorry um... The owners have decided to open up that date "early" when you asked to talk to the owners (because they personally told you to call and reserve at this time) to they never call you back. The owners hang their employees (teenage kids) out to dry. They are still charging top dollar and if you happen to want one of the only nice sites, I hope you know someone that can open sites up "early" because you will be disappointed when they pull the rug out from beneath you and then tell their poor teenage kid to deal with you. When we first arrived and saw our cute little cabin by the lake we were very pleased. The owner and her daughter checked us in and they were very friendly and helpful. Once we got settled we noticed our porch step was only nailed down on one side and walking up and down was quite sketchy. We also noticed our deadbolt lock was missing a screw making it almost impossible to properly lock, we then noticed a wasp nest under the flowers right next to our picnic table and grill. My husband, myself and our poor dog were all stung and I spent $40 on wasp repellant while the campground workers did nothing. The store inside the grounds is very expensive and while the young workers are very friendly they are extremely clueless about the carried products and pretty simple questions. Example: We asked if they carried camping lanterns (we were expecting a storm and told they lose power easily) and the young girls had no idea what one was.The older workers are just plain rude, the older woman who checked us out because we had dogs made my husband wipe up condensation with his shirt off the table. Apparently they don't clean the rooms if it's a busy check in day. All in all decently cute site, nice owners but from our overall experience I doubt we will return. read more

We stayed for 4 days and 3 nights over the weekend. The cabin was great. Maintained well and had all the supplies that were advertised. The staff was very nice for our entire stay. However, the jumping pillow was a huge draw for us (We traveled with 2 kids) but when we arrived we were told that we would need to buy wristbands($10) for the kids to play on the inflatable. (But at Port Huron KOA the jumping pillow was free..) Then I was informed that there is an inflatable slide. The slide was only available for 2 or 3 hours at a time and it rained, causing the slide to be wet, which led to my older son not wanting to play on it at all. I know the weather cannot be controlled. Then there was a strict limit of one child on the slide at a time which meant that my older son couldn't help my younger son up the slide to even go on it once. When I finally located the jumping pillow, it was deflated. I went to the office to inquire and was told "It has a hole in it, that's why we have the slide" It was thoughtful of them to make a replacement but I got almost 0 use out of the slide, and it would have been nice to know when I confirmed my reservation that the jumping pillow was out of service. We made sure to bring our own basketball as the hoops were advertised. But when we arrived, the hoops weren't even set up. It's like they weren't ready. We camped with 6 people total in our cabin thinking the adults could split the cost, and pay the $5 per day for the extra car. Turns out that on top of the reservation cost, we were also charged $30 for having 6 people in our cabin! We were advertised that this campground had WiFi but the only way you could get wifi was to be next to the store. This place isn't that big, there's ZERO reason for us being "Out of Range" for the network. Bottom line is don't advertise for things that you cannot deliver on. The fishing was good, but with a two year old we needed a little more to do than that. They offered activities for the kids but most of them cost extra. The roads are all rocks and sand which makes bike riding terrible. The cable TV is dish, and you get maybe 20 channels. When it rains, you lose service. Mini golf was small, but great for our two year old. I would not stay here again, but would defiantly drive over to the Port Huron one and stay there again. read more

I'm am rating this 2 stars, only because the cabin we stayed in was nice. Other than that, I can't recommend this place. The customer service is awful. THe groundskeeper is an extremely nice man, but it appears everyone else there hates their job. Their selling point is the "lake" they have. Their cabins are quite a bit pricier than nearby KOA's, but we chose this one because of the waterfront cabin. On our second day there, a pond treatment company came out and shut the lake down. They sprayed chemicals in the water and told us no swimming or fishing for 24 hours. The gentleman spraying the chemicals were wearing gas masks, and the over spray was blowing straight up to our cabins. The selling point of this campground had a planned closure, and no one was advised while making reservations, or while we were there. My neighbor went to the office to complain, and was told there would be no refunds or discounts, but the manager would come to her cabin around noon. The manager never came. I went to the office and was also told no compensation for the inconvenience. I asked for the manager and was told she was not there and to try in a couple of hours. I never found the manager. Later in the day, some other campers had rented some bicycles. When they were chased down and told their time was up, the dad asked if he could have them a little longer since no one was waiting for them and the swimming was closed. They said no, and actually said that the 24 hours is only a formality, they could go in if they wanted to, just "don't drink the water." Really? They'd rather risk the liability and let them go in the water than give up a few dollars for the bike rental? Unbelievable. read more

After camping here several times in the last few years I have finally experienced the straw that broke the camel's back with the owners and management of this campground....I was treated with complete disrespect and spoken to as if I was a criminal, even after I had disclosed how many were in my party and paid for EVERYTHING. They offered NO help to the customers hauling their belongings all the way from the road where they were parking and up the hill to check in...all the while 3 golf carts sitting idle nearby. And after talking with other campers at the campground, I realized it was not just me that has had the rude treatment. EVERY SINGLE stranger I came in contact with has had a similar experience with rude treatment...and children are not excluded. If they put as much effort into trying to help people into their campground as they do trying to keep people out, it would be an AWESOME place...HOWEVER...IT'S NOT. read more

I arrived at this campground on August 20 about 5:00 pm my husband had brought our camper the night before because he had to work late and was unable to come Thursday night. So me and my daughter arrived unpacked my car the site we stay on was really wet it had rained hard Wednesday night because the site was wet I parked my car out front with the parking pass the next morning on Friday I found my car with a smashed windshield, dented hood, dented door, bark and branches all over the car and around the car. I went up to the office so someone could come look at my damaged car. The tree I was parked under you could clearly see that a branch had broke off and fell on the windshield/car. But the branch was gone there was a employee that parked next to my car early Friday morning a elderly couple seen him take the large branch off they assumed it was his car so didn't ask questions. After talking with the owner and the employee who clearly tried to cover up saying he didn't see the car damage done. Than was basically accused of damaging my own car!!!! REALLY? I find the lack of empathy and wrongful accusations about the incident a complete cover up on there part. They offered me nothing not a free stay, we are sorry, will pay to fix your windshield nothing just rude comments from management. I will never camp at this place again I have 1500 in damage done to my Buick and a windshield that cost me $240 to replace so I had a car to drive to work. I have submitted the bill to them on Monday and no response from anyone. So people think twice about staying at this campground. What if that branch had been a child? Thankggodness I wasn't in my car. It was super windy Thursday night also I was told it wasn't....save your money this campground is a over priced gravel pit. The wifi is crappy, cable is crappy, pond for swimming is nasty. Dead ash everywhere in the park that could fall on your camper. read more

I loved it then and I love it now....I don't care what anyone reads on here.... go see for yourself...drive through, talk to the owners.... this place was fantastic....I have my own trailer, so I couldn't tell you about the cabins but from what I seen and heard they were cute and clean. the restrooms were nice and clean ...the staff brought you wood and ice if you needed it ...always smiling and helpful ....fishing was great....just use bologna...lol....the fish love it...they have games for the kids and activities .... our friends came for dinner and they loved it ....some can complain about the price ...however....keep in mind you get what you pay for and it keeps the riff raff out....my friends and family loved it and we will all most defiantly be back....thank you Emmett koa for a great time!!! oh ... just a FYI for you crabby folks that think this is a bad place .....go check out ruby mi campground....HORRIBLE HORRIBLE....drunk staff....drink teenagers ...dirty over flowing restroom ....unfit for animals.... you have nooooo idea.... just saying.....I love love love KOA and the kids working out there are wonderful!! read more
