I'm updating my review just to respond to the owner's response from 1/10/19: I don't know about you, but I can imagine many customers would be displeased to wait a year and a half to have issues corrected that the contractor promised to address. Andrew agreed at the end of 2017 that some window's be fixed on on the south facing side of my building (in the spring of 2018) and that the garage roof would be repaired or replaced since his company damaged the modified bitament (and covered up the damage with paint). These two things did not happen in 2018 as he promised. Now, finally, the company is being more proactive in talking to my HOA to address these concerns. In the first half of 2018 there was limited to no contact. Here is what Andrew said to me about his lead painter in the fall of 2017: "Shaun, Our lead painter messed up. He was responsible for for finish and checking it over. He is usually a very reliable, diligent painter He was negligent in some areas that's why there was so much to fix. It took so long simply because there was so much to fix and everyone was on other jobs. Believe me I wasn't happy about how it went down. Adam typically takes care of these issues but it was a bit much, that's why we had to keep coming back and it was drawn out as we tried to free people up to get it wrapped up....Thank you for your time and sorry for the hassle. Dave and I would be happy to talk about these things on the job at your convenience. We are willing to come back and take care of any areas that may need work." Andrew claims I had unrealistic expectations of how they would paint and fix our window glazing. As you can see in the images and from the owner's own response, there were problems with their work. But you look at the pictures and decide for yourself. I've included a couple others so reviewers understand why I was displeased with the initial work. Emerald Aisle did come back to fix the issues I had with my windows in 2017(and other areas) but did not follow up with us to schedule fixing some of the windows on the south side of the building until recently. I had to keep pestering his employees because I repeatedly found problems with their work. I was basically acting as the on site supervisor because quality control was a concern. I don't like to take on this role but when we are paying $20,000 it's fair to have certain expectations met. Here is what our contract stated would be fixed related to the windows: "Window sashes to be scraped of any loose window glazing, re glazed with an oil based window glazing prior to been primed with a bonding primer." It certainly didn't imply that windows would have excessive paint on them. Ultimately, I believe no business owner should promise to do work and then not follow through on it (Emerald did eventually follow up on most of the issues I pointed out). If you tell me you'll do something by X date, I expect that or at least some reasonable follow up. This did not happen in this case. I would encourage the owner to try and understand why I am frustrated by this situation and why it's unacceptable that this has taken so long to resolve. I am particularly annoyed because early on he admitted fault with their work in 2017 but now he's saying I have been unreasonable/unrealistic in my expectations. read more

Most recently I hired Emerald Isle to paint the exterior and extensive work and touch up on the interior to prepare our house for sale. The service we received from Dave and Henaro at Emerald Isle Painting was exceptional. Dave personally came to our home to walk through the scope of restaining our cedar fence. He provided a detailed estimate by the next day. We received other quotes and decided to go with Emerald Isle based on price and my interaction with Dave. It's the little details that showed us they cared about our project. Dave and Henaro both arrived on time on the scheduled start day. Henaro took care in moving our outdoor furniture prior to pressure washing the fence. He utilized drop cloths in areas near our porch and always let me know when he was done for the day. They explained it would take few days to complete the work. In the middle of the project, it rained heavy during the night and Dave called me the very next morning to say they would postpone completing the work by one day to let the fence dry out. I really appreciated this level of communication. Henaro even moved our outdoor furniture back in place after the work was completed. Had Emerald Isle do interior painting of two floors of my home including walls, ceilings, and trim (baseboards, window frames, and doors). They also repaired some minor water damage to ceiling and wall drywall resulting from a roof leak, some stud popping, screw holes from recently removed window treatments, and various minor dings to drywall and baseboards. The quality of work was excellent, the price was fair, COVID protocols were followed, they took care to protect our floors (including some brand new flooring), cleaned up well when they were done, and finished on time. Also, the owner came by regularly to make sure instructions were followed and provide quality assurance. I would use them again. read more

We had a great experience with hiring Emerald Isle to re-texture and paint our main level. We had old, flaking paint we knew contained lead and so it was important to us to find a company that had the qualifications to address it safely (most paint contractors won't even check for it let alone treat it properly). The two painters assigned to our project (Felix and Genaro) showed up on time every day for three weeks, worked hard, were respectful of our home and did a really beautiful job. We didn't even have to ask them to do any touch ups. Set up an appointment to have a quote made for our house. At about a half hour past the time that was promised, I called with no answer. Emailed the address that we had been discussing thru, no response, sent a text, no response. Almost an hour after the appointment I decided I would go back to work. First, the good. They were very competitive in the bidding process and very responsive. Dave was the gentleman that came out for the bid and he had good suggestions and ultimately delivered a very fair quote. My sister-in-law had previously used Emerald Isle so the combination of a good reference and a competitive quote caused me to select them. On the less than positive side, their project management needs a lot of work. They kept delaying the start of the job and then suddenly showed up a day early with a huge crew. I guess it was because another job got delayed and since I work at home it was no problem but predictability is an issue for them. Then the size of the crew and the amount of time on the job varied greatly from day-to-day. It seemed like they would just send over whomever didn't have something to do and then the next day it was back down to just two people. On the negative side was the project manager, Darren. Sorry to say it but he is clueless. He never told the guys on the job what they scope of the project was. The workers were very good and luckily I work at home so I was available to answer their questions. I showed them the quote so that they knew what to do -- they had never seen it. I also had instances where Darren and I talked about modifications to the job and then he never told the crew. So I just started talking directly to the crew instead of going through Darren. Lastly, there was some minor touch up needed after the job was completed. Darren was very tough to track down and he never showed up when he said he would. I had to call and text him a number of times. Finally I just did it myself since I had the leftover paint. In summary, they have a good crew and do good quality work and I got a good end result for the price paid. But you need to actively manage the job yourself because their project management is very poor. Given this, I'm not sure that I would use them again. Hope this helps! read more

We had a fantastic experience with Emerald Isle. They were our lowest bid by a good stretch, and Dave was very helpful throughout the scoping process. The team had two good project managers in Julian (painting) and Sergio (construction) who were always very friendly, professional, accommodating, and willing to discuss issues throughout the day. Dave was by on a daily basis to check up on progress, and was a wonderful quality check. We have a historic Victorian, with intricate moldings and original floors, so we were very worried about detail and clean-up, but the job was very cleanly done. We had a few notes for Dave during our walkthrough, but those were quickly addressed on the last day of the project, which was completed a half-day ahead of schedule. When we enter phase II of painting, we'll definitely be calling up Emerald Isle again! read more

I called this business based on their high Yelp reviews, and I had good hopes they could help with a residential job I needed done. Dave called me back and said he was booked through to July, but that he could come over the week of June 12th for an estimate. We booked an 11am appointment and I cleared my client schedule for a couple hours to be home to meet with Dave. This morning (our appointment was supposed to be today) Dave calls me and says "Unfortunately I have to cancel our appointment today, I'm stuck at a job down in Highlands Ranch". Then when I told him of my disappointment for cancelling the same day of and how that costs my business $$ because now I can't run a client session for the time block I reserved that he asked for, he tells me of some accident his painters were in, but his voice mail and texts didn't match up. I understand things come up and appointments get cancelled sometimes, but this experience was not professional and he seemed sarcastic and told me 'good luck finding someone to do your popcorn ceilings' when I complained of his same day cancellation. read more

Superb exterior paint job on our 116 year Victorian house! We had a lot of old peeling paint and dried out wood. They replaced wood, scraped and caulked to make it look so much better. I understood that this was not a restoration project and am very pleased with the time and attention that some of the rougher areas received.
