We just moved out of emerald gardens. Overall, I liked living there, but it was more of a temporary stepping stone, than a permanent home. The maintenance team is not great, but I gave it a high rating because one maintenance employee, Joe, was always knowledgeable and great at his job. If you didn't get Joe, you may as well forget it until he's available. I don't recommend walking around alone at night because it's not the best area and the security team is never there at night, despite countless promises by the property manager that they would be. You will see cops around and in the complexes. As far as the grounds, the upkeep is good. As far as accessibility, you're very close to Robinson, and if you don't drive, there's a bus stop at the entrance of the complex.
I felt when we moved in, the place was cleaned very well. We had a terrible stove/oven with rust spots and holes, and they replaced it immediately. In 2018-2019 a new property manager, Ron, came on board. I thought at first he was very nice and helpful, especially because we had an issue where a fellow residents dog provoked our dog into a physical fight. Both dogs got bitten, but only the other dog needed medical attention. Our dog is a true-blue mutt, but apparently since she "resembles a pit bull" to some of the residents and staff, this became a large issue. Ron was a huge help throughout this situation, but ultimately his hands were tied and the best he could do was ban our dog and the fellow residents dog from all community premises. A decision I was not happy with, but like I said, it was out of his hands. I thought he was nice and helpful, but, after that event things changed.
The landscapers at emerald gardens are awful when it comes to cutting your grass. They leave clippings everywhere (all over your side walk), they will run over your yard decorations and extension cords (both happened to us), they never come consistently, and not a single one speaks English so you can't communicate with them to discuss anything. The first time they destroyed our belongings, it took almost a month, but we got them replaced. The second time was near the end of our residence and the property manager Ron basically deflected the blame off of the landscaping crew and onto us because I sent him the email the day before they came. Well, as I explained to him it was a green extension cord lining our side walk that was hidden, so until I packed up all my outside decorations to move, I didn't find it. I know it had been a long time because our lights weren't working, but we assumed we needed new bulbs. Turns out it was just another thing destroyed by the landscapers. Ron ignored my repeated attempts to contact him via email and phone, and after two weeks, just responded to me that he will "talk to me tomorrow" about it.
Additionally, when we were moving out we needed to add on a one month lease to give us extra time to get our move squared away. Instead of sending us an explanation or going over what our prorated rent would be for that extra month, he "assumed we would know what it was". I will spare you the details, but I've rented for 6 years (going on 7) and never had a property manager tell me that they thought I'd figure everything out on my own when it came to rent.
Landry stinks 100 %. The washers will ruin your delicates and the dryers take 3-4 cycles to dry your clothes.
