SCAMMERS elmhurst is known for its discrimination and racism this was blunt. they charge an administration fee prior you being approved. they had already seen my credit score because I sent a full profile on zillow but they wanted to do their own personal review. I wasnt told about an administration fee until I came to view the facility. when I walked in because an older lady snatched her face up in the ear in disgust and wouldn't speak ARACELI MY LEASING AGENT ALTHOUGH I SPOKE WITH LISA ON THE PHONE TOOK OVER. I was told there was no credit restriction theyd look at the overall application. mind you i make over $8,000 monthly no evictions. i had lived in this same apartment when I was in college. she didn't show me the laundry room which was probably down and molded like the other reviews. The fitness room is a studio it's self that's probably where all the money going to. Any how she told me it would take 3-4 days for my report to come back when everything was immediately seen. They charged me $75 for the application which I'm ok with then turned around and charged me $300 for the administration fee and they had did no work. they also kept saying my rent could change they said the price changes daily. yea because they are racist and not approving anyone and have a million spaces. They are definitely money hungry and do not take care of buildings inside. They only take care of the outside so people can think it's nice however it is not! The laundry room is disgusting and has mold growing in the washers! The front entrance has cobwebs and mice running around! (Since we have moved in April 2024 they have never cleaned the front entrance) They want to add a charge for everything and switch rules! Saying we cannot have anything in our outside patio area (when we toured the place I asked if we were able to keep items outside like plants or a chair since I like to sit outside and get some fresh air now they are saying we cannot have anything). Same thing with keeping things downstairs in the basement without having to pay an additional fee for a storage unit, they said if we didn't mind our things getting stolen we were able to keep things down there now we have to move everything! They are raising our rent and I have yet to see anything to justify the price (it really must be because they have over 10 units empty!) When my daughters lease was up after one year, we cleaned the apartment and returned the keys. I had taken pictures of the kitchen, bathroom and living areas to prove it was clean. I asked the office manager if she wanted to do a final inspection and she said "No, it's fine, you guys are good to go". One month later, I got a bill for a $180 cleaning fee. DO NOT MOVE HERE. I lived in this complex for about 4 years, mostly with their prior management team - so it is important to keep that into account when reading my review. It also should be noted that I am introverted and try to avoid conflict at all costs (aka - not a Karen). I moved to the area for school and these were the cheapest yet decent looking apartments I could find in town (they have since raised prices drastically with very little improvements). The first main issue I had was I was being sexually harassed by a neighbor. He would follow me, write creepy "love" notes, make inappropriate comments about my body, and wait outside for me to come home each day. One time he came into my apartment and I believe he came in at other times. When I complained to management they told me I was being too sensitive and that they knew the guy and he was nice. After pushing several times, they finally agreed to change my locks (due to the belief that he was coming in my apartment). The next major issue was that the walls are paper thin. You can hear EVERYTHING. I had someone move in above me with a dog that would bark starting at 5AM and not stoping until about 4PM every week day and some weekends. Due to covid, I was working from home and you can imagine how miserable this was for me. I left a letter for the neighbor who then threatened to sue me. I spoke to management about 5 times before they actually did something. Up until then, they told me I was imagining things and making it up. Despite the fact that I had hours of recorded video of clear proof that it was the apartment above me. I also had to make 3 separate reports to the police before they gave a final warning to the resident. I tried several times to get out of my lease and this was not allowed, unless I paid a large early termination fee. The final major thing to note was/is the heat. Until the day I left, the complex was a hot box. It would get as hot as 90 degrees and you have no control over the heat. Even worse, you pay a fee for the heat. I have complained several times to both management teams and they said there is nothing they can do except I could pay to get an additional AC unit in my complex that i could not take with me when I left. So instead, I purchased 3 fans and an AC that were going at all times (imagine my electricity bill) and I was still sweating wearing practically no clothes. My mom refused to visit me because of how hot it was in the summer. While I will say the new management seems a lot friendlier than the old, a lot of the issues are still present. You are going to hear everything your neighbors are doing and you are going to live in a sauna. The only improvements are the modernization of the outside, small improvements in some of the apartments, and adding a small dog park. With that, they raised rent by hundreds of dollars and now charge for parking. They also are no longer an option for low income housing with section 8. Forcing many people to be thrown out with little notice during the COVID-19 pandemic and massive unemployment. To me, this shows that the company is unethical and only cares about their bottom line. I have since moved to Elm Creek Apartments and it is 1,000x better than this place and at a similar rate. read more

The only thing nice about this place is the model apartment, and the front of the complex where innocent apartment finders get their first look at this "pretty" little apartment. Live anywhere else. The glamor is a lie. They'll throw on a ton of extra fees just to screw you over. Will randomly break into your unit without notice, steal smoke detectors for over 2 weeks putting the other units in danger. Threaten to throw my 13yr old senior dog out when I tell them she won't be locked up all day if I don't know they're coming. The police department and fire thought how they run things, is crazy. Much more info to come later. Like lack of helping with parking spaces, car getting towed thanks to the complex, and catalytic converters getting stolen! NEW MANAGEMENT AS OF MARCH 2020 Most of the negative reviews were in reference to the previous ladies at the leasing office. They WERE terrible. Once you signed the lease they couldn't have cared less about helping you with anything, and I'd get scoffed at and/or ignored when walking into their office. NOW, there is brand new management, and you've never seen a night and day difference like this. Lisa is incredible. I think the other is Sofia? They're both doing a great job being the only two ladies on site operating this whole place their hands are pretty full. Probably won't be easy to connect by phone for the next couple of weeks or months. What matters most is that these ladies treat you like you're important, and they want what's best for you. You won't be disappointed as far as staff goes. In regards to the units, they're small but nice. A compromise I'm happy to make. There are available storage units which were a godsend for me living in a 370sqft one bedroom. Nice appliances, my unit has hardwood, and the fact that they fit a thin dishwasher is fantastic. Laundry is a bit pricey you could spend $20+/mo on it. I had one maintenance issue in about 5mo living here and it was a slightly leaky faucet fixed within a few hours of the request. Extremely safe area I've never felt even remotely in danger here, which is one of the primary perks of living in Elmhurst. Neighbors are decent folk in my experience. Overall with the new management, move in while you can. This place will be in high demand when people catch on to what Elmhurst Terrace is up to. read more

Let's just start this off by saying yelp should allow negative star reviews. Lisa the property manager is who I spoke with and I don't have one nice thing to say about her in fact quite the opposite. I don't know how she has tenants because she never learned an ounce of respect for other people. I understand that people are busy but Lisa if you're reading this, no one ! and I mean no one is to busy to take 5 minutes to have a simple conversation. When my husband asked if she had a few minutes to talk she he referred to him as an incompetent 5 year old... ? So whos the real incompetent 5 year old Lisa. I could go on for hours about the way this woman treated me and my husband. I have never been so appalled by a human interaction. I have only been here 2 months and cannot wait until my lease is up. First of all, the first and last time you will ever see the Jean the leasing agent is when you sign the lease for this hell hole. She will dodge all your calls after that and do not expect any of these lazy fools to call you back if you have a problem (they will not--you will have to chase them until you get them on the phone). If you have more than one car do NOT choose this apartment because you are only given one assigned car and the second car has to be parked in the visitor parking lot. This lot is a joke! It is not paved (mainly so they can jam as many cars as possible into the lot) and if you work later than 5pm good luck finding a spot! You will have to double park and risk having your car towed. I can only imagine what the winter time will be like...I can't wait to get the heck out of this place!! The apartments are freezing cold and these radiators do not work. I lived here a year and had an overall pleasant experience. My unit was newly renovated one bedroom that was very clean and inexpensive. it also had LOTS of closet space. Management has always been helpful, and on the rare occasion I needed maintenance to come they always did so quickly and professionally. Now having said that, don't expect the fake, courteous "i live to serve you" attitude of some customer service associates. The ladies in the leasing office get down to business and they get things done. Respect. I can see how some people would perceive them to be rude but they've always been nice to me when I've been nice to them. The unit itself was new and clean but the back and front entrances could have been cleaned more often. The front entrance stairwell was only vacuumed once while I lived there and the back stairs only mopped once after a unit below me was remodeled (and very poorly at that). The laundry room situation leaves a lot to be desired in terms of number of washers and cleanliness. But you pay with a card so you don't need to worry about quarters which is somewhat convenient. Overall I would recommend this apartment complex for students, first time renters, and anyone seeking a short term rental. Its nothing fancy but its a solid place to hang your hat for a while. read more

I have lived here for about 2.5 years and I must say I'm impressed. If you're looking for your first apartment definitely give this place a look. From the people who I have talked to everyone is nice and the leasing office is very helpful. Maintenance was not an issue and they got things fixed within 1 or 2 days. There are a few things that get to me. There are waaay too many firearms. They range from when they go off but it could be 2am. The city FD always have to come and shut them off. The lot when it snows really stinks, not so much smells but they do a pretty lazy job in my opinion. Long story short, buy a shovel for your assigned parking space. Lastly the noise in the hall. I live on the first floor and everyone seems to slam the door going out and they have conversations in the hall. Its like go talk in your apartment or outside. I suffered 3 years at Elmhurst Terrace. Location is good, close to major roads. The actual apt itself was nasty, things falling off the walls from flooding/water leakage, toliet made strange noises, mold growing under grout in bathroom- really shouldn't have stayed as long as we did..... Closets were many, rooms were pretty ok size except for the kitchen and bathroom. For some reason, in the winter the apt was raging HOT, we always had to keep windows open, the radiators didn't turn off. Keeping the windows open in the bedroom on the first floor apt facing the parking lot with lots of college kids screaming at all hours of the night, all days of the week!!! People honking, cops showing up- typical day. Walls are paper thin, if your neighbor splits town and leaves their alarm clock on... you'll hear it at 5am!!! They love to tow people here. We had our car broken into in the parking lot, window busted, stereo stolen(one of several cars), one day someone went on a spree of puncturing tires on cars in the parking lot. If you're a college kid- you'd love it, but as a person that has to work every day, not so much. I'm positive there are much better places to rent and for cheaper in the immediate area. read more

I lived here for about one year. I lived in a 2 bedroom and 1 bath apartment setup through the housing department at Elmhurst College. I live on the top floor on St. Charles road. Living right on St. Charles road there was a lot of noise from the traffic. There is a mix of college kids, section 8 housing etc. So basically a lot of different people living here. The prices are pretty reasonable and are pet friendly. The Studio apartments are all garden level which are basically basement apartments. During the one year I lived here the police visited for various issues. Vandalism was pretty popular. My neighbors downstairs had an angry ex-boyfriend break the windows out on the first floor. They do offer assigned outdoor parking and visitors can park on the street. Lots of closet space in the two bedrooms. Overall - this place is ok. You get what you pay for... read more

I agree with Brad T. that this is a great 1st apartment. If you have never lived alone a day in your life, and you are just fresh out of your parent's house and are looking for a simple roof over your head apartment, this place is for you. When something breaks, you email the office, and within 24 hours, Maintenance is there to fix it. They are prompt, helpful, and get the job done. Also, they are accommodating to cats and dogs. I also agree with most of the 1-2 star reviews. My experience of living in Elmhurst Terrace for about a year now has been nothing short of stressful. I cannot get a cell signal in these apartments. The walls are paper thin, and the walls in the bathroom, and one of the hall closets are warped from water damage, and they just clearly painted over the warped wall, which my cats now enjoy licking...lovely. My next door neighbor up until recently had a dog she'd leave alone for up to 24 hours at a time and it would just howl non-stop throughout the day and night causing us sleepless nights. The leasing office tried calling her several times about it, and nothing happened. Finally, after calling the cops at 4am after another sleepless night during the week, I wrote a note and taped it to her door, and since then, things have been better. Then we would at least be able to go out walking in nice weather while you're drilling away all day long instead of being cooped up because it's still bitter cold outside! I mean, they didn't even post a message on the stairwell which is what they normally do to alert the tenants of anything that might make their stay here a little less than enjoyable. Does this sound like nothing but complaining? Perhaps. But it is my first-hand experience. Yelp is definitely the right forum for these comments and opinions. I think Horizon properties needs to think about something more than their paychecks. They should think about the people that pay their rent every month so that they can have a job. Good starter place to live and nice area. Apt itself sure needs updating still uses radiators and in window ac. You get what you pay for being the cheapest in the area. Have had 1 issue with noise for college kids but was promptly addressed within a short period of time. Maintenance is good usually fixed within the day. Conclusion I am a single guy on budget and its alright for me. I wouldn't spend more than 2 years here (Currently on year 2 ) probably look for something better looking. We have a fully renovated unit and its well worth the extra money for the upgrades. You get what you pay for. Every time I have had an issue, I send an email to the front office and they promptly resolve it. I have not had any major issues at all. My toilet paper holder fell off and I wanted shelves installed in my closet. Also, I had an issue with the snow plow not plowing well, a noisy neighbor and a barking dog at 7am. All of those issues were resolved. My only complaint is the radiator heat. It's impossible to control the temperature so, despite the fact that it is winter and I tend to run cold, we still have to keep our windows open. However, that being said, it is an old building and we knew that going into it. There can be some noise on weekends due to a lot of college students living in the complex but not excessive noise by any means. I do recommend living here, but if you're going to complain that it hasn't been updated in years, spring for the renovated units. read more

I have lived here a year and have not had any issues. The only thing I would recommend is that the appliances in our unit need some updating and the kitchen would be much better with a built-in dishwasher and microwave to save space. Maintenance has been great; all issues are fixed the same day, if not the next. There is plenty of storage in our unit and also in a storage locker. Reasonably priced and the leasing office is fantastic. You also cannot beat the location, right off of 83, with so many stores and restaurants nearby. She is lazy and is not helpful in the slightest. She hangs up on you when you call and ask things of her, let me repeat: SHE HANGS UP ON YOU, when she just doesn't want to deal with something. Helping customers is her job! The office people are so unhelpful, rude, and apparently forgetful. Having awful "landlords" should be a major turnoff when deciding when to rent because know if you ever have a problem the people working in the Terrace office WILL NOT help you at all.
