Scott Ryan Sinclair at Elm Hollow rented me an apartment with a garage THAT WAS NOT AVAILABLE, and only informed me I wouldn't have it AFTER I MOVED IN. I complained but nobody from the complex was interested in atoning for that mistake (I wasn't given priority on a wait list). I complained. Scott Ryan Sinclair retaliated against me for complaining. He stole my assigned parking space once he found a paperwork error (that they were responsible for) to give him an excuse. Scott Ryan Sinclair waited until 5pm on a Friday and barged into my apartment after knocking so loudly my neighbors asked after me later. He yelled - yes, YELLED - at me that I hadn't returned his calls all day so my parking space was his now. I recently moved in (fen 2025) & let me just say, this apartment complex "IS THE BEST"....from the apartment look itself, to the maintenance & to the front desk associates! I finally found a complex that actually cares & it shows! I absolutely love it here! Serena & Scott have been amazing! Any small issues I've had, maintence comes right away & takes care of it! We have always read horror story reviews and you always think "that will never happen to me" BUT please read this and save yourself. This whole experience has been a nightmare. My husband and I loved the property whenever we came for a tour and were super excited about living here! We were originally planning on moving in 9/15 but received a call saying the current residents would be moving out late and if we could give them an extra 5 days to get the apartment ready. We told them we would be there to pick up the keys and move in on 9/21. Fast forward to 9/21, we pick up our keys and do our walk through and we're extremely disappointed at the condition of the apartment. We were not given a move in ready apartment due to mold under the bathroom sink along with a leak/puddle of water coming from the bathroom air vent. There was mold all over the said air vent. I am allergic to mold and have had health issues in the past due to it so this was a big concern for me. We immediately went to the leasing agent who we had been working with and told him and showed him some pictures we took. He then followed us back to the apartment to see for himself. We showed him our concerns along with other issues like a melted hole in our microwave, a disgusting tub that needed to be resurfaced, damaged doors and baseboards from pets from a previous resident. He seemed really embarrassed and got on the phone with someone to let them know. We told him we could not move in and wanted to talk to management about our options. He stated management was not there and would be back on Monday 9/23. Fast forward to 9/23 and we spoke with Tania Ortiz the assistant property manager about the condition of the apartment and that we were not able to move in due to the health risk. She had the maintenance crew go with my husband into the apartment for us to show him. The maintenance man then tried to tell us that it was just dust (LOL). We felt like they didn't take the situation seriously and were taking advantage of the fact we were a young college aged couple. We presented Tania with a termination letter requesting a refund as they failed to provide us with an inhabitable apartment on our move in day. She told us she couldn't issue a refund and tried to convince us to stay and move in. We told her we weren't leaving until she put us in contact with someone above her who could help us. She then got on the phone with Ron Shelton from corporate who said they would be hiring a contracted mold specialist to come out the next day 9/24 to check for mold and take care of it if there was any. We were happy with that because we did really like the property but we're just concerned about my health. We then received a call from Rebecca the property manager on 9/24 who I guess had been out of the office the days leading up to this who called to inform me they never had a mold specialist come out as promised and assured me she checked herself and that it was just dust. I again let her know my health concerns and asked her if she could write a statement guaranteeing there was no mold in the apartment and she told me she didn't feel comfortable doing this. I then sent a certified termination letter in the mail again asking for a refund from the big deposit and first months rent. Now I received a letter in the mail from them asking me to pay them for a reletting fee and accelerated rent from the time it was vacant to when they re-rented it. After I already have paid them around 1200$ to not move in because they refused to take a mold problem seriously!! We have been extremely upset over the way everyone from Elm hollow and Irwin R Rose company has handled this situation. SAVE YOURSELF some stress and money and stay away from this place! read more

If you're a shift worker and work swings or mids, do NOT live here. I work nights, and nothing about this place is night shift friendly. You're toast when it comes to parking, and forget about the stupid trash times. If, against your better judgment, you decide to move here, make sure you live on the second floor and by the trash compactor. You will thank me. This place gives zero f's and will not give you any notice that they are straight remodeling a unit above yours. The walls are thin, and they will pound the floor for 8-hours straight for days on end doing carpet and god knows what else. Plus, the paint they use is crazy volatile, so you smell it through the walls and it will give you a massive headache when you're trying to sleep for your shift. Management: Management is just the worst. They really do not care about you whatsoever. I have multiple horror stories dealing with them, but they are too long for the review. I am giving this place a 1 star because of how bad they treated me. What's really sad is that there was an easy solution to fix the issue, yet that's not the route they chose. They literally didn't work with me at all, not even a compromise. Trust me, there are far better places for the price. I should have never moved from my last place. Biggest mistake coming here. Parking: Parking has to be the biggest pain after about 8pm. The spaces are REALLY small, and you're pretty much out of luck if you drive a big truck. People park really crooked usually, which normally isn't an issue, but these spaces are small, so it's definitely an issue. You will have to park far from your unit to get a space some nights. Pray it doesn't rain. There's no assigned parking or badges, so people are able to have as many people over as they like and it jams up fast. This is especially true for non-running vehicles that are pretty much abandoned here. You will likely see the same vehicles parked in the same spot for your entire duration. I have already been here over 6-months and there are several cars that have not moved an inch. Covered parking and garages have big wait lists, if you can snag one, I'd recommend it. Notices: Their notices suck! Super last minute, and every notice/letter they send is pretentious, condescending, and demanding. They often use a threatening tone as if they are going to take something away from you or fine you, then back it up with the whole "you should know better" shtick. It's seriously like you work for them or something. Trash: For the price we pay a month, you should just take our trash and stop complaining. Trash pickup is a joke. My last complex makes this place look like a joke. The rules are hilarious. The ugly little black bin you get is SUPER small. I can fill that thing up in a night by myself if I am cooking. If you have a family, I have no idea how that little bin would work. They don't even pick up on Friday or Saturday, and are now going to start enforcing fines for their unrealistic parameters. So what you're saying is that the bins are too ugly to be outside next to the door, so they should look fine inside our unit? Sound logic... Tip: Always check the unit you are wanting to rent! If they won't show it to you, do NOT sign. Try to stay away from apartments that have models to begin with. In my experience, it's always best to see the real deal. I got completely bamboozled. My unit was not available to be shown, and I suffered dearly. I saw a model, and it couldn't have been further from reality. They should have no issues showing you where your unit is and give you at least a good example of what living there is going to be like. Once they have your money and signature, you are absolutely screwed if you don't like the place. Conclusion: Find somewhere else for the price. I wish I would have never moved. read more

I have lived in Elm Hollow Apartments just over a week and it's been pretty rough. When I moved in I noticed the apartment was very dirty and had not been cleaned except for the fridge and stove. A couple days in I noticed that there are carpet beetles and larvae everywhere and I have also found bed bugs. When I first brought this up to Tania, she said "it's not a problem we replaced the carpet". After reaching out to her multiple times she set up an appointment with pest control. There are larvae and beetles under the carpets, in the walls, and in every room. I just moved here with my one year old daughter. . . On top of that the ceiling fan in my daughters room is broken and the flooring is coming up and severely damaged. Rebecca in management was very helpful and on top of setting up multiple appointments to have pest control come out and evaluate the problem. Pest control said they will not treat inside the walls only superficially. Corporate management will not allow me to break the lease, I paid for the full year and can not get my money back or move to a different apartment. My wife and I have been here for a week now and have had minimal problems. The front office is VERY responsive to emails and the resident portal is easy to use. The parking is sometimes an issue just depending on the time of day but we have been able to park close 90% of the time. The dog park is very clean and big enough for dogs to run around in and chase tennis balls. It would be nice to have a water source at the dog park for the hot days. There are doggy bags all over the complex to pick up waste in. AT&T fiber is the installed and I average 350 Mb up and down with their 300mb plan. Pricing is very competitive as well considering the prices of nearby apartments and the current rental market. The HEB is about 5 minutes away (largest HEB in Texas btw) and Walmart is right across the street. So far, a great place to live! read more

DO NOT MOVE HERE! Trust me! We were great tenants. We paid our rent on time, we were courteous to everyone on the property. We paid hefty deposits and fees and were told it would cover our animal fee for our dog. We were told it would cover everything since they always have to tear out the carpet after an animal has lived there. Then at move out they decide to bill us for recarpeting the apartment. Not to mention we checked and double checked with the manager assistant Bobby. We were also told by Bobby that we needed not to worry about any touch up paint seeing as they would have to repaint everything anyways from the last management. But here we are again being billed to repaint the walls. We filed many noise complaints, vulgar complaints from the family living below us even aggressive notes(which they did nothing about), complaints even about our neighbors peeing of their porch, and allowing residents to pop fireworks in the courtyard where there are plenty of trees as well as frightened animals, several complaints about the vinyl flooring coming up, broken blinds at move in. We even experienced horrific issues with our bath tub surfacing coming up, they had it "resurfaced" then it began sticking to our skin. This left us complaining yet again while also having to pull this plaster material off of our skin. This was "fixed" several more times and yet still remained an issue. Something to also keep in mind, get everything in writing as corporate doesn't hold their employees accountable for anything they promise or say to renters and will not let you speak to management after move out. We were even nice enough to give workers on the property furniture as we were So long story short, save your time and money and look elsewhere. This place will only bring you a headache and prove very costly. And corporate is a nightmare to deal with as they will just argue with you. read more

I absolutely love these apartments! I've only stayed somewhere for about one lease then moved, but I'm happy to say I found my perfect complex! Bobbi is so nice, and the front staff are welcoming, accommodating, and honest good people! Even the maintenance staff is amazing!! It's pure bliss living here! Never before have I lived in an apartment complex where they sent me a package notification through my email, and even included a picture of my package! True southern hospitality!!
