It's worth noting that this state park is meant more for the beach/boating crowd. There was one or two hiking trails, one of which was only .75ish miles in length. Use AllTrails app for better reviews on those trails. There is a daily entrance fee for everyone, including those that bike/run/walk/wheelchair into the state park without a vehicle. When we snorkeled in the area, there were tons of sting rays and lots of random small fishes in the area. Definitely an experience!

Please keep in mind that we left the weekend of Memorial and they were busting their butts to get everything back together for the busy weekend. So a lot of things that we did not have (yet paid for) in May, they now offer or said they would be offering soon. There are no fenced specified dog areas, so if you're not a dog person or want to go for a walk...watch where you step (we didn't have an issue, but this was an observation).  We did not have laundry (until memorial weekend), and even though we booked months in advance, we were not told about this until it was 2 weeks ahead and time to pay our deposit. We were already on the road and did not want to have to change our plans. So we dealt with going to Port St Joe (the nearest place to do laundry and its expensive). No hot tub, which is kind of a bummer. No wifi (which we should have had for the price and since it's a "resort). We ended up using up the data on 3 different devices in 2 weeks. TV would only work some of the time. Dumpsters are in the front of the park only, not dispersed . The pool was gross and unkempt until right before memorial weekend, so not sure if they'll keep it up again after that or not. They finally added a few umbrellas and nicer lounge chairs too. However there are only 4 tables, which does not seat very many guests. The concrete around the pool got SUPER dusty and gross the Friday before Memorial weekend, you couldn't even sit on the edge of the pool without sitting in dirt. I finally hosed an area off to sit since there were no tables available. One of the employees or their adult kids (whom I'm not sold lives in the park has their whole family with like 6 kids splashing and playing in the pool for hours).The pool seems decent size until you have 13 kids in it and there's no room for adults. They do not have a kids pool. They only set up laundry, bar and food services in time for memorial weekend so regular guests and long time residents didn't have these services for 5-6 months. Seems kind of crappy. We left the Saturday of Memorial weekend and they hadn't gotten the permit to sell booze for the bar, not sure if that's been done as of now. The roads and parking for the spots is kind of consfusing because they arent really marked. It's set up wonky and so it's so confusing that the employees even get it wrong. We pulled in what seemed like would be the correct way and were told to turn around. Then when guests arrived a month later, they did the same thing and said that that's how the employees told them to park. Which was incorrect and left 1 site without hookups this way.  The good: cell service is great with a cell tower the next property over. The regular residents and employees are very nice. Now that they finally put in new washers and dryers, that should be nice for those that get to use them. Having the bar and restaurant back up will be great (but will also make everything super crowded, so I hope they figure out the site pull thru and pool situation). Its only about 1/2 mile from the beach. The employees busted their butts for a few weeks trying to make the place nice and get the bar/restaurant up and running for Memorial weekend. This should have been started way in advance, but it is what it is. We just feel jipped and I'm sure the full time residents do as well. For $1420/month and since it is called a rv "resort" I would expect wifi, hot tub, laundry and hopefully an additional pool. I hope the new owners get that figured out. We all pay the same money and want the same benefits. I don't mind kids and they deserve to have fun too. But it would be nice to enjoy the pool without crazy chaos... not sure what the owners could do about this short of putting in a kids pool. For $1420 a month and them being a "resort" there should be a better pool situation, hot tub, laundry and wifi. But that's just my opinion. We would stay here again, but would expect the amenities we should have gotten before.

White handprints on the futon, dirt all over the floor, cigarette burn holes on the bed and the futon. They didn't even have curtains on the windows. Just posterboard NAILED TO THE WALL. Smelled like an old ashtray and they don't even have the decency to call us to maybe even give a partial refund! We have called multiple times and all the lady says is "I'll let the owners know you've called again but I can't do anything" and still have not received a called and it's been two weeks. For all I know, she is the owner and doesn't want to admit her RV park is trash. Basically just stealing people's money because they have zero REAL pictures of what this place looks like so it's a catfish and then they don't care that you refuse to stay there because of the disgustingness.

Granted we were here the week of Christmas but we practically had the beach to ourselves. At the "retreat" it's just as they advertised a large gravel parking area designed for a class A camper to pull in (leaving the entrance on the right side of the unit). Pulling a trailer in will mean you back out, it also means that you may have to do a little fancy stuff to get your tow vehicle out from under your unit to run into town. We are about 48' combined and we fit without any issues. It's about 15 minutes to the closest fuel spot but just about 5 minutes to a great restaurant and general store with average selection of supplies.

We took our coffee to the beach early each morning before breakfast and took a stroll on the beach with our dogs every evening (yep, the beach is dog friendly). This site has colorful chairs around a fire pit and mature palms giving it a tropical vibe. Short drive to downtown Port St Joe where we enjoyed live music by Chris Godber at the Sister's Bistro. This was just one of the dining spots we tried, all good. This was the most relaxing vaca I've had in years. We will definitely return.

We selected Emerald Coast because of the outstanding reviews that we saw on Yelp and Good Sam. Let's just say that we were significantly impressed! Check in was a breeze. We arrived about thirty minutes prior to the office closing on Wednesday afternoon. The ladies at the front desk were phenomenal. Super friendly and ready to help. Plus, they gave us a pretty sweet military discount. After explaining all the procedures and campground rules, we were on our way to or pull through spot. They give you a gate clicker for access after hours. No codes to memorize! Our pull-through spot was spacious and clean. Full hookup was convenient and there was a nice picnic table already on the site. I chose our particular spot because of the proximity to the playground. My son had at it as soon as we were done setting up. While the park might seem small, they have some great amenities, to include two pools, laundry facilities, an exercise room and private bathrooms. I'm not sure about the comments regarding the Wifi but we received a code to connect two devices for free for the duration of our stay. Plus, the Wifi is pretty fast for a "communal" network. At around 8:00 pm, I was pulling down 25 Mbps and getting 5 mbps up. Not bad! Zoo World and Shipwreck Island Waterpark are in close proximity. The beach is less than a mile away. If you are looking for a convenient, clean and fun place to park your RV, don't look any further!

This is only our 5th camping trip in our travel trailer, but we have stayed at a few other RV parks when we camped with my in-laws. Formerly called Emerald Coast RV Resort, Sun Outdoors Panama City Beach had great online reviews, which were supported by numerous pictures. Our "style" of camping may be a little different than most. We are not ones to just sit under our awning and relax. We like to be on the go and see everything a city has to offer when we camp. Therefore, we use our travel trailer as a relocatable hotel room that serves as our base of operations as we explore the surrounding areas. However, even though we may not use them, we prefer RV resorts with lots of amenities. Sun Outdoors Panama City Beach is a beautiful resort, and he front office staff were all delightful. It is meticulously landscaped, and they pick up the trash twice daily (10:30 AM & 6:30 PM). There are 2 heated pools with adjacent shower facilities, multiple key coded laundry rooms, a fitness center, a clubhouse, a sand volleyball court, shuffleboard "courts", pickleball courts and a covered basketball "pavilion". The sites are decently spaced and easy to access. The resort is in close proximity to highway 98 and Front Beach Road. You are near the beach, Zoo World (no smells or loud animal noises), Wonder Works, Ripley's Believe It or Not, Pier Park, and a plethora of other activities and restaurants. The only negative I experienced is that while at the back pool, there were numerous kids under 14 years old at the pool and they were unattended by any adults. They were rough housing in the pool so much that we decided to walk to the other pool. I should have advised the staff but opted not too and chalked it up to being an isolated incident. I can definitely recommend this resort with a good heart and would definitely go back.

Even if you're not an early bird if you go down there at night there are tiny squid that like the lights on the dock that are so cool to see. You're also allowed to fish off the docks! They are set up 20 minutes from Mexico beach which is less crowded then Panama City Beach and has so many cool shells to see! There's coffee within walking distance and there's plenty different places to eat within biking distance; doughnuts, Thai food, a steakhouse, etc. This is the spot to be! Can't thank them enough for also being fully willing to help when I had some camper problems when I was about to leave!

If you value being near the water in a super casual setting, it's for you. I do love the place but there are downsides. It's not exactly inexpensive and you have to pay in full at time of reservation. I have never had to do that at any establishment before. Some of the camp sites are extremely basic...just a spot of dirt and a picnic table. Some have almost no shade. The management doesn't really do anything except have the dumpsterss emptied and clean the bathroom. There's no landscaping or flowers, benches or amenities, no one rakes up all the dead leaves and tree parts. I don't think a real carpenter, painter or electrician has been here for decades. Wooden railings are rotted, stairs and floors on the bathroom and laundry deck are mildewed, decayed and mismatched. It all just kinda looks forlorn and a bit abandoned. Campfire rings are nothing more than scrap chunks of old concrete with no grilles, lending to the abandoned and zero-maintenance atmosphere. The water system was broken when I arrived and now the water tastes like drinking from a swimming pool. The bathroom is extremely primative,many decades old, and worn out although reasonably clean. The laundry machines are new and work effectively. Overall, they are totally relying on the location and seem to be investing almost nothing into the property in terms of facilities maintenance or appearance and upkeep. So....mixed review. The beach and fishing so closeby is wonderful. It isn't, and doesnt want to be, a manicured resort. I get that, and I appreciate it. But with some energy and enthusiasm, and some basic property maintenance, it could be a really great place.
