I had a fantastic experience working with Edmond and his team. The level of service I received was exceptional. Even though the deal ultimately unfolded in a way where we couldn't formally work together, Edmond still went above and beyond to help me. He brought an opportunity to me knowing there was no direct benefit to him, which speaks volumes about his integrity, professionalism, and genuine desire to see others succeed. I would absolutely refer Edmond to friends or family without hesitation. His knowledge, honesty, and client-first mindset truly set him apart. I would also gladly work with Edmond again in the future. What Edmond did best was providing thoughtful guidance, transparency, and support throughout the process--especially in a situation that didn't fit the traditional agent relationship. That level of selflessness is rare in this industry. Overall, I'm extremely grateful to have connected with Edmond and appreciate everything he's shared with me. If you're looking for a real estate professional who leads with integrity and puts people first, Edmond is someone you can trust. read more

Edmond and team helped us close on our new home while simultaneously helping sell our then current home. Edmond and team did a great job tracking key dates, ensuring all major docs and items were checked off the list and most important of all talked us through all the craziness of home buying/selling. I would definitely recommend Edmond to anyone looking for a partner to help with such a big financial and emotional decision. My wife and I appreciate all the hard work Edmond put into helping us and look forward to working with him in the future. Vacation home is next on the list.... Thanks Edmond and Team! read more

I had a great experience working with Edmond Bondoc to purchase my investment property in Seattle. He was extremely responsive and always available to answer questions--even on weekends. As a real estate investor himself, his insights and feedback were invaluable in performing due diligence on potential properties. His transaction coordinator and team were also fantastic, making the closing process smooth and efficient. I highly recommend him to anyone looking to buy or invest in real estate. read more

I had a great experience working with Edmond to acquire my new primary residence/investment. We were aligned on my buy box and Edmond provided valuable insight on possible exit strategies. I never felt pressured to purchase and do not regret the home I closed on. There were offers we lost out on, but I'm actually glad we did because the one we ended up winning was a better investment. He also proved invaluable as a resource when it came to finding a lender with favorable underwriting criteria not available at traditional institutions which allowed me to qualify for properties that made sense for my investment strategy. Overall I would work with Edmond again and recommend him to any potential homebuyer. read more

Edmond was a direct family referral. From the get-go, he was persistent in helping me find a new home and was accommodating towards my availability. In our early discussions, we worked together to determine the property criteria, starting price and purchase price for what I was seeking. With this information, he was able to utilize Windermere's technology to meet my desired requirements and consistently send me properties within my price range. Yet, due to the competitive housing market in the Pacific Northwest (and areas I specifically wanted to live in with the right criteria) it took us several months to move into the house I really wanted and needed for my family. In the interim, I was given a reasonable amount of options per week. In a handful of cases, we went out to potential homes and discussed what was nice about them and what would not be desired; all in which were used as deciding factors for my purchase. It's been nearly 5 month's now since the move to my new home. I must emphasis how much I love the house we worked together to acquire. Working through all the numerous offers on this property was well worth it. Through Edmond's hard work, open communication, connections with other brokers, and passion towards the real estate industry, I'm sure he has awesome/effective relationships with his clients and colleagues. Without a doubt, I plan to work with him again for upcoming purchases. Keep up the amazing work! read more

I had the pleasure of working with Edmond and I highly recommend Edmond as a Realtor. He helped make my family's dream come true in obtaining our first home. During the home search that lasted a few months Edmond was very responsive and accommodating. He was very quick to book us viewing appointments on the day we requested and we never felt pressured to submit offers on homes that we did want. Edmond also has a great network of resources and paired us with Jake Lambro at Guild Mortgage, who was also fantastic to work with. Edmond is very knowledgeable and had an answer to any questions we had. In this hyper competitive market it takes patience, strategies, and a positive attitude to win. Edmond has these qualities and we believe it really helped us have a winning offer for our first home. Edmond was able to get us a home off the market that met all of our criteria such as location, sqft size and price. We could not have asked for a better home buying experience. We are thankful and appreciative of Edmond and look forward to working with him in the future. read more

Edmond and his team are amazing to work with. So much so that for the first time in our real estate journey we have decided that he will be our only real estate agent we will work with for any future interests or as our recommendation to friends and family. He is professional and patient when you need him to be and positively aggressive when you're in a rush to get things done. He sells your home or looks for one as though he's selling or searching for it for himself, but with every aspect you request of him. What more can I say but go with Edmond for honesty, professionalism and getting the job you need done. read more

Words cannot describe how excited and grateful we are to have had Edmond on our side in the buying and selling process. He is without a doubt, the reason we were so successful. All of the late nights, early mornings, answering all of our texts, emails and phone calls in record time, getting us answers to each and every question on a whim, dropping everything to meet us for full days of house searching, dealing with our changing minds, and pickiness, and making it such an amazing and fun process. Edmond somehow managed to sell our house for far more than we imagined, and make sure we won the house of our dreams, even when it seemed too good to be true. We can't thank you enough, and we appreciate you more than words can say. I can't recommend Edmond enough for any realtor needs. He very quickly went from realtor to someone we will always call a friend. Thank you again Edmond, from the bottom of our hearts! Alton and Kristin read more

I would 100% recommend Edmond and his team to friends and family. My husband and I were very slow in the preparations to buy a home after our initial consult with Edmond. He checked in every couple of months to see how things were going without fail. We're new homeowners, and he made each step transparent and as straightforward as possible. read more

I live in Chicago and was referred by a friend who recently used Edmond as their realtor for both selling a condo and buying a home. I was nervous to sell my condo that I had previously rented for 5 years while out of state. However Edmond made the transaction seamless. We had an exceptional experience working with Edmond throughout the entire house purchasing process. He is knowledgeable in the area of DADUs and what type of property/lot we would need for our investment goals, which was our biggest draw to him. He is the 4th real estate agent that we have used while building our real estate portfolio and he is by far our favorite. He truly understood our needs and recognized that we weren't connected with lenders who could really help us get to the next level in our portfolio (limited mindset/not investors themselves), and he introduced us to an incredible lender who knew EXACTLY what we are working towards with our portfolio and how to make it happen. Edmond has an amazing network with just about everyone you'd need on your team: lenders, contractors, architects, real estate attorneys, and more. His network is priceless! We would absolutely recommend Edmond to our friends and family without hesitation and will absolutely be working with him in the future. His professionalism and dedication are unmatched, and we're confident he will provide all of his clients with the same exceptional service. Plus, he's a really genuine and kind person who is an absolute pleasure to work with. read more

Edmond helped us achieve our goal of purchasing a home, even in this crazy market. He was thoughtful, professional, and quick to respond. Being a first time homebuyer in the midst of this competitive seller's market and working against a timeline to find a new place before the end of my lease, I was very conflicted between feeling very pressured and rushed to purchase my first home, or to find a new place to rent. However, the start of a quick call to Edmond allowed me to feel confident and reassured throughout the entire home searching process. Edmond made himself available for every question whether small or big and provided thorough answers from his expertise and experience. I believe what set Edmond apart from other agents that I've worked with before is that he genuinely seemed to have my family's best interest in mind. Even after backing out of multiple offers when the choice was in my hands, Edmond was always understanding and supportive of each decision with plans for the next steps. As we were approaching the end of the year without an ideal home under our name, we were able to beat out 12 offers and purchase a home that not only checked all the requirements but also was a much newer build than what we had imagined possible with our budget. I want to thank Edmond for his expertise, and genuine desire to helping my family's longtime dream come true. Looking forward to working together in the future and will recommend him to anyone at any stage of the buying/selling process. read more
