I lived here with my fiancé for a year. Edgewater Landing and K&D provided the worst living experience we ever encountered. We do not feel as though our health and safety were a priority. We regret paying rent to this company.
Pros: Plenty of parking. Apartment space itself was generous for the low rent price. Front office was responsive to issues and took immediate action when we had a noisy neighbor complaint.
Cons: Cockroaches, bed bugs, ineffective pest treatments, leaks, trash left in hallways for weeks, mold, extremely poor communication from management and maintenance, maintenance staff not thorough, constant noise from trains outside, noisy neighbors, parties in the parking lot in the summer. Apartment was not properly cleaned when we first moved in. On day 1, the bottom of the dishwasher had food remnants from the previous tenant. We asked the front office to clean this, and they did. We went to use the dishwasher that night. The bottom was cleaned, but then we discovered black mold all over the washer racks. In order to clean the bottom, maintenance would have had to remove the bottom rack, which means the mold on the rack was completely ignored.
The pests. Bed bugs, cockroaches, drain flies, and other unidentified bugs started showing up during month two of our stay. We had trouble sleeping at night due to the bedbugs. I received multiple bites on my body, and woke up with cockroaches crawling on my back a couple times. We slept on the couch for two weeks to avoid bites. Management tried to blame the bed bug issue on us over the phone, even though we have had no prior experience with bed bugs. We have spoken to three other residents (current and former) who experienced similar pest issues here and were dissatisfied with the effectiveness of Abel's (Edgewater's pest control company) treatments. The fact that multiple people have experienced this over the years is unsanitary and unacceptable.
There didn't seem to be any results after the first few treatments, so I started requesting an extermintor's report after every treatment to make sure an exterminator was actually showing up. They provided reports for several of the treatments, which I was thankful for, however after a while, suddenly it was "against company policy" according to Shamika (property manager), and she stopped providing them. Based on the documents I did receive, I can say we had ten pest treatments between May 19th and November 3rd. We have been too embarrassed to invite family and friends over and we could not justify hosting holiday gatherings.
Management is unprofessional and does not communicate clearly via email. If we asked a couple questions, they only answered one and ignored everything else. For pest treatments, we were sometimes given unclear preparation instructions or received incorrect instructions altogether, thus delaying proper treatment for a full week.
For example: A month or so after we moved out, we had not received our security deposit in the mail. I emailed Shamika directly to let her know it was missing. There was no response for two days, so I sent a follow up email. She responded with the words: "Security disposition do not come from my office" and nothing else. Nothing helpful, like who we should actually contact to get our check etc. I had to send her yet another email to find out who I needed to contact.
We had three leakage issues at once that caused approximately $200 worth of property damage. A bathroom leak soaked through the bathroom wall and our closet wall, which created mold. As soon as we were aware of the issue, we reported it. Maintenance fixed the leak, but left the mold. We had to send a separate request to get this removed.
There are more issues but sadly I can only post so many characters here.
We reached out to corporate a few times over the issues. I called their office and was directed to the voicemail of Douglas E Price IV, the regional manager. I left two voicemails weeks apart from each other, received no response. I sent an email and received no response. We were invited to fill out a survey to win a gift card. I filled it out with my honest feedback, and THEN we got a response. Douglas assured our health and safety was important and encouraged us to reach back out to him with any concerns. We sent him a response with a list of our concerns, and there was no response to that. Things didn't improve after this. It took three months to receive a response from corporate and it wasn't helpful. Again, we do not feel as though our health and safety were a priority. We are happy we no longer live here.
