We have a contract for the sale of property in Carlsbad with them, and have constantly had to ride…read morethem about their inability to follow the contract, or even deposit our payments by the due date. This month I contacted the buyer and found out when he has actually been making the payments. He pays on Thursday and they will NOT deposit his payments until the following week. Monday if we call, Tuesday or Wednesday if we don't. That's almost a week PAST the due date. When I spoke with them this month about it I was given an excuse as always and told we ALWAYS deposit the following business day! Really the next business day is well into the following week. Ok didn't know that's how the next business day worked. Got it! For a whole year unbeknownst to us ( as we trusted them lesson learned) they didn't collect extra for the property and trailer taxes or the insurance. They didn't even make sure the buyer kept insurance on the property ( the escrow was supposed to take care of all of that per contract), which he had for only one month that year then dropped it for the rest of the year. We did not find out until the taxes came due in December of that year. Took 6 months to get them straightened out and reimbursed for us paying the taxes that the contract stated the buyer was responsible for and Diamond Escrow was supposed to have been collecting for the whole year!!! I've had to call for the last several months straight just to make sure we even get our money deposited and like I stated it's ALWAYS LATE!! The owner wont even talk to me politely anymore and hands us off to her assistant to deal with. It's to the point I've stopped using my good southern manners with them as well!! Going to start looking into my options.
