They have staff that is bilingual, so that has been very helpful. Their new office is beautiful and welcoming. They use the most up to date technology to help you stay informed about the status of your transaction. We feel well informed thru the entire process. The escrow manager was rude & unprofessional. Needless to say, with leadership like that, it's no wonder the office has poor performance. Incompetent: Seller provided documentation for the distribution of equity. Guaranty Title created the document detailing the distribution. Seller signed the document but received a completely different distribution amount without explanation beforehand or signature. Not customer focused: Remote signing was emailed with incomplete instruction and follow-through and leaving seller to sort out how to complete all the documents, sign, have notarized, and return via FedEx. Inefficient: Could not get the documents that were signed on Thursday recorded by close of business Friday, so seller was not distributed funds until the following Monday. Poor communication: Seller's realtor and seller were left in the dark on all the documents to be signed and returned. Example: Seller was emailed 1of4, 2of4, and 4of4 without any explanation why there was no 3of4.

    I have been a tenant for over a year now. I really like the online maintenance requests and bill…read morepay system-they even take credit cards (for a fee of course). All my maintenance issues have been resolved within 24 hours. But I can't say for an urgent problem. As I have not had an "out of hours" emergency yet. The office staff are very pleasant. I guess my only neg, would be the property inspections. They have frequent property inspections every 3-6 months (always announced). I just feel I am a responsible adult. And I would never let an issue go unnoticed. But they believe their duties are to maintain the property. So they want to make sure there are not a lot of damages happening to the property. And not being reported. Such as water leaks, shingles off, bathroom fixtures sealed, grounds maintained, etc,,, I know they are doing their job, but I like my privacy.

    I would be very cautious before allowing ERA to rent out any property of mine again. I was a…read moreclient of their management company for over four years. In the end, we were in the middle of construction improvements to the property when ERA severed the management agreement due to "too many problems [with the property]". The "problems" were the reason we were in the middle of construction. Not the loyalty factor one would expect after four years of being their client. In addition, during the transition away from their services, their staff became difficult to get in contact with and wouldn't return phone calls or emails in a timely manner. Not being able to contact the management company made the transition even more difficult. This communication trait was noticed shortly prior to the termination of our agreement and one that I would attribute to internal staffing issues within the company that I suspect had been occurring for a few months. During the transition I also became alarmed on the detailed information they were lacking concerning the property and its financial records. The detail behind tenant information, general status of the property, accounting records and even physical custody of the mail-keys were subpar at best. How competent is a management company who loses the spare mail-key for the mailbox? There aren't a lot of choices of management companies in Carlsbad city limits, but I strongly encourage people to consider other management companies before going to ERA. I went with ERA originally because they were actually the most expensive at 12% of rents, thinking I'd get what I pay for. In hindsight, that may have been the wrong decision. I would now consider other companies such as Century 21, Affinity or even perhaps a company out of Artesia, Hobbs or Roswell.
