I was listing my intracoastal home for sale after 18 years. I set up 3 appointments with realtors including Cary Lichtenstein of Echo Fine Properties. I walked him through the home and he glanced at our back yard. The property is actually what was the most valuable feature with its view and location on the water. Cary sat down and asked me a great question "What are you looking for in a realtor?" I explain a few characteristics but mainly "someone who believes in my home and can sell it with confidence." I've studied this market myself for years. Each parcel on the water has its own characteristics so I had a pretty good idea where I would be in price. He barely looked at the property and brought nothing with him, comps, folder, no company info. Cary's then went on to ask "Have you heard about me?" Being the diligent person I am, I had researched and read the biographies on the web page. Even though I answered "yes, I read it," he continued to tell me all about his accomplishments before becoming a realtor, how he didn't need to work or money, how great a negotiator he was, and how he would "fire" clients that his personality clashed with. He followed up by telling me my house was only worth a specific number, well short of what I knew it would be worth by about 35%. As I was a little stunned, I started to quote comparables and why the price he suggested would not be the accurate value. He constantly referenced to Admirals Cove where he lived and prices in that one exclusive community. He said "I'm not arguing with you, that's what the value is in my experience." I thought we were having a discussion not an argument. He continued "People always think their house is worth more than it is." I was pleasant but could not wait until he left. Shortly after, he texted me "I don't think I'm a good fit for you. You said it early on that u needed someone who really believed in the house, I believe in the property, but I've been so involved with every dated property coming down and new construction, perhaps I don't have the right vision for you. Best of luck with your sale." I guess he turned me down before I could turn him down. It was really disappointing to be treated like I was not intelligent and if anything, I'd like him to reflect on this with other potential clients. I made the changes I told him I was planning on doing (outdoor painting, new light fixtures and basic improvements) and listed my home on Wednesday. In two days I got a full cash offer for the amount I told him it was worth. Sometimes it pays to listen, not only talk. read more

worst realtor I ever dealt with. takes two weeks to respond to any phone calls so even if you have important information about your house he won't pick up the phone or call you back I even went so far as to go wait in there office and was told there was no one available to talk including the owner and he stops the clock every chance he gets to keep the 1 year contract which he says there's 4 months left on! I don't get the same numbers. the realtors name is Craig Heden and the owner Jeff Lichtenstein I even tried calling several to speak to him about the problem and got no return phone calls from him either. which is a strange way to run a business my house is on the market for $1,400,000. after leaving messages every day for two weeks he finally called and said he was out of town. guess he doesn't have a cell phone any way I never had a worse agent and can't wait to get rid of him and that whole company read more
