Almost to a point you will not be able to find any rental property from a private renter within Wausau's city limits. Back in January of 2019, they used to send physical walkthroughs at the start of every year, but must've just said "fuck it" during COVID. in 2019, a lady from their company did the last walkthrough we had until we moved out in July of 2023. We had documented with her that the basement downstairs, which was poorly designed when we moved in. The tub had tile that met directly with wood that was rotting when we moved in and progressively got worse. I am no carpenter and with the terrible design, the wood began to rot and the tile began to break. The ventilation in the bathroom was never fixed and they ignored requests to clear out the air ducts as it had not been done since we moved in back in 2017. The bathroom was so poorly constructed and missmanaged that the tempered window in the bathroom shattered from the build of condensation. Black mold began to take shape and they ignored it, only to fix it when we moved out and then later charged it to us so we received $0 of our security deposit after paying $1450/mo+ rent for 6 years. If you go through them and want things fixed, you will have to take full control of the situation because do not expect them to follow up with any sort of gumption or haste. Idk laws very well, but I don't think any state allows a rental company to let black mold build up for 4 years after it was reported. Rent is expensive through them, don't expect any deals, don't bother cleaning your place as best you can or wasting any effort while moving out, they hire a company to re-clean and charge you for it anyway. And also how convenient everyone? The exact amount to fix and clean everything came out to exactly my security deposit after I asked for an itemization list! Crazy! I would not recommend working with these clowns as it's a circus.

They charged me for something that was broken when I moved in. Their maintenance is joke. I went through the actual property owner to get things fixed. We upgraded the basement stairs railings cause they were unsafe when I moved in and the place was filthy. They also falsely advertised the unit as being upgraded with an additional bathroom and are still advertising it that way.

Appliances break down every 3 months and then you get a "refurbished" if you're in Section 8. NEVER a brand new, out of the box new appliance. No matter how long you've lived here. Toilet overflows and seeps into the cracks and cement underneath the tile in the bathroom. Even if crap overflows and soaks into the cracked caulk and cement underneath. Neighbors steal your packages right from your front door. People have loud domestic arguments right outside for the whole world to hear. Others yell and cuss over parking spaces (which aren't assigned). The police come at least once every month or so. Management expects you, the tenants, to enforce rules. Apparently they supposedly put cameras to watch the dumpsters so that people don't leave their trash outside of the dumpster. Yet people still do. Yet the parking lot light was out for 3 weeks. No cameras watching the sidewalks for thieves or suspicious activity. Maintenance staff is nice but I don't think leaving a wrench on the washer water hose is a suitable repair. I've lived here for 9 years and if you're in Section 8, don't expect any kind of real solution to appliance issues. Or neighbors being loud and leaving trash everywhere. Unless it's in front of the dumpster; THEN they'll call you. I'm outta here as soon as I find another place. If you're forced to live in Section 8 housing because of life circumstances, look elsewhere.
