Almost to a point you will not be able to find any rental property from a private renter within Wausau's city limits. Back in January of 2019, they used to send physical walkthroughs at the start of every year, but must've just said "fuck it" during COVID. in 2019, a lady from their company did the last walkthrough we had until we moved out in July of 2023. We had documented with her that the basement downstairs, which was poorly designed when we moved in. The tub had tile that met directly with wood that was rotting when we moved in and progressively got worse. I am no carpenter and with the terrible design, the wood began to rot and the tile began to break. The ventilation in the bathroom was never fixed and they ignored requests to clear out the air ducts as it had not been done since we moved in back in 2017. The bathroom was so poorly constructed and missmanaged that the tempered window in the bathroom shattered from the build of condensation. Black mold began to take shape and they ignored it, only to fix it when we moved out and then later charged it to us so we received $0 of our security deposit after paying $1450/mo+ rent for 6 years. If you go through them and want things fixed, you will have to take full control of the situation because do not expect them to follow up with any sort of gumption or haste. Idk laws very well, but I don't think any state allows a rental company to let black mold build up for 4 years after it was reported. Rent is expensive through them, don't expect any deals, don't bother cleaning your place as best you can or wasting any effort while moving out, they hire a company to re-clean and charge you for it anyway. And also how convenient everyone? The exact amount to fix and clean everything came out to exactly my security deposit after I asked for an itemization list! Crazy! I would not recommend working with these clowns as it's a circus.

This last week, they did a service I have never experienced as a renter, they asked my input prior to a yearly maintenance visit! Then, the maintenance guy came and addressed every single issue (even the small insignificant ones) I had. Very professional, I am very pleased to be renting here. my garage door opener needed to be replaced and was. I am very satisfied with my rent amount and my treatment as a renter. When they inspected the property they left all the lights on while the electricity was still in my name and boxed up my belongings even though I still had time on my lease. They charged me for something that was broken when I moved in. Their maintenance is joke. I went through the actual property owner to get things fixed. We upgraded the basement stairs railings cause they were unsafe when I moved in and the place was filthy. They also falsely advertised the unit as being upgraded with an additional bathroom and are still advertising it that way.

Most months you will get your rent late with no explanation or apology and only after you follow up multiple times. when tennents break their lease, they will not take them to small claims court like you are told. The matter will go to their 'collections' department and you will hear and see nothing about it again. You will get stuck with lost rental income, utility bills and all damages. They do not check on your property even if you request it so tennants can live in filth, leave when they want, and destroy your investment unchecked unless YOU check it yourself. I used them for about 4 years and it was EXTREMELY frustrating. Very unprofessional.

During the purchase process, she gave us the required disclosure form, stating the property was not in a wetlands. After two years we discovered it is in a designated wetlands! We have lost use of two-thirds of our property! The home also had significant structural damage that the 'inspector' (recommended by her) refused to acknowledge. It cost us $45,000 to repair the damage. The inspector then went to work for her firm about a month later. This is one unethical person who you should avoid at all costs.
