East Bay Oaks is an overpriced age qualified MHP community. I lived there about a few years ago and I hope the park manager has changed because the park manager I had was a bully. I understand if you want a nice mobile home park there will be rules but this was borderline ridiculous. 1.) I wanted to paint my home white. My home was already plain white in color but I was still required to go down and show them a paint swatch of the new color, WHITE. Now why they had me do that I thought was ridiculous. There's one mobile home in the park that is painted Pittsburgh Steeler yellow and black. I want to know how that was ever approved? It's gaudy!!! 2.) I could never grasp why I was charged the same lot rent as my next door neighbor's. At that time I owned a single wide MH and no backyard. My next door neighbor had a beautiful double wide mobile home and I paid the same amount in lot rent even though my lot was sizably smaller. I had other friends in the park that had huge backyards with grass/pavers layed down for lawn furniture/a garden shed and they were being charged the same amount of lot rent I was. To this day, it wasn't fair in my opinion and I didn't know at the time when I moved in that everyone was charged the same amount of lot rent regardless of the size of your mobile home. If your MH is older, if it's newer or if you have a backyard or a corner lot you still pay the same. I had a tiny lot and the rear of my coach was about 8-10 feet from the rear of my neighbors home. I had no privacy backyard, no privacy side yard but I paid the same amount every month as everyone else. I really didn't put too much thought into it at the time I purchased my home. 3.) My next and biggest gripe about living at East Bay Oaks was the trees and driveways. Some people had big beautiful trees that provided plenty of shade but at the same time the tree roots were tearing up driveways and water pipes buried in the ground. I did not have a tree near my home but the tree roots tore up my driveway and the tree roots broke (YES, BROKE) a main water line buried in/under the rear of my home. I called Largo Plumbing out because I had raw sewage backing up into my home. It turned out to be EBO's problem because I was not responsible for the tree roots that broke the main water line running behind my home. I didn't know any better and I paid Largo Plumbing to come out and fix the piping at 7am one weekday morning. I paid hundreds of dollars and I didn't know any better at the time until my neighbors told me to STOP the Largo plumber because this was the parks responsibility, not mine. The tree roots are the parks responsibility under ground/buried for water/sewer lines. Now here's the next hot topic. I could never get an answer regarding the tree roots tearing up my driveway. My driveway had huge cracks in it which caused the driveway to become unlevel through most of it. I wish I had a dollar for everytime I tripped on the uneven concrete driveway. So my question is: If the tree roots are the cause and responsibility of water/sewer pipes then why couldn't I get an answer regarding my driveway and it being a hazard because of the tree roots. To this day, I never received an answer and if I had to guess it's because the tree roots from the parks trees were the parks responsibility. So rather than the park admitting the tree roots were their problem, they ignored it. Yes, I approached the park manager regarding the tree roots/driveway and she said she would call corporate. Well I never received an answer back from the park manager. I sold my home within a year of my driveway shifting and during the process of trying to sell my home the driveway was discussed with the new potential buyers. It was a nightmare and I lost thousands of dollars based on the driveway was so uneven. 4.) Plants, hedges, landscaping. When signing paperwork when I first moved into EBO, I was advised at that time they would do random checks regarding the exterior of the mobile home coaches in the park to make sure weeds were pulled, pressure washing had been done and yards were in conformance with the rules. As a single woman at that time, I became ill and was hospitalized 5 times. I came home from the hospital one time to find a notice on my door telling me my home needed to be pressure-washed. My home wasn't even dirty on the outside!!! When I was able to, I hired a gentleman to come over and pressure wash the exterior of my home because I was unable to do it myself. A few weeks and $75 later I took an early morning stroll through the park to see if other coaches were conforming with weeds and pressure spraying. Some homes had green/black mold from pollen on them and my home was nowhere near as bad as other homes I saw. I was able to pull the few weeds I had within a couple weeks but there were some homes that had weeds growing up to the windows but they weren't required to pull theirs? Just saying, this is what you get when you live at East Bay Oaks. read more
