I hired Andrew to list and sell my mobile home, expecting professional guidance and representation. Unfortunately, the process quickly turned into a series of delays, miscommunication, and expensive mistakes. One of the biggest issues involved the roof and insurance requirements for the buyer's loan. We were advised to make repairs and spend money addressing concerns without proper confirmation from the insurance company about what would actually satisfy underwriting. This resulted in thousands of dollars spent trying to resolve issues that ultimately still led to the home being denied for coverage. To be clear, the roof work was performed by a licensed and insured roofing company, not a "friend" as Andrew has claimed elsewhere. I have the documentation and receipts to prove it. The fact that this was misrepresented publicly shows how little oversight he actually had over his own listing. Another major issue was buyer sourcing. Despite the listing, the buyer who ultimately moved forward was someone we found ourselves, not through Andrew's marketing or efforts. Communication was also difficult throughout the process. Important details were often unclear, and many of the problems we ran into could have been avoided with better coordination with the insurance broker and clearer guidance before recommending costly fixes. At the end of the day, the situation cost us significant time and money, and we felt like we were navigating the process ourselves rather than being represented by a professional. I'm sharing this experience so others understand what working through this transaction was actually like. I have documentation supporting everything mentioned here and simply hope future sellers do their due diligence before choosing representation.

From the outset, there was a glaring lack of communication and follow-up.She was often impossible to reach, leaving us in the dark about important updates and next steps. This lack of responsiveness caused significant frustration. Moreover, we encountered instances of dishonesty and unprofessional behaviour that severely undermined our trust. Instead of taking responsibility, Patricia repeatedly blamed seller, buyer and lender for issues that arose, refusing to acknowledge her own mistakes or shortcomings. Her unwillingness to compromise or negotiate made it nearly impossible to facilitate a smooth deal. She appeared more interested in deflecting blame than working towards a mutually beneficial solution. Having sold many properties over the years we have never experienced such a high level of incompetence. This process was unnecessarily stressful and exhausting to both ourselves and the buyers due to her poor communication, lack of accountability and uncooperative attitude. As for Select Homes. We sent an email to the owner, James Carmadella. As of this review we have not had a response. I contacted Select Homes via phone to ask for closing papers. The response given was that they did not do the closing therefore there would be no paperwork. We're not sure what the $3500 fee was for. Two showings and Zillow advertising definitely does not warrant that amount We strongly advise against using Patricia Long and Select Homes for their services

No appointmentment needed to view model homes. The lobby is welcoming and very clean. They have a few models under construction, but you can still look at them. Open on Saturdays and week days. Phil & Flo are friendly, knowledgeable & wear masks. Phil can tell you about what parks are the best in the area, he has over 40 years of experience. There are some nice family parks where you own the lot and some residential land that you can put a mobile home on. Time frame to build a model home and set it up is 3 1/2 months. Citrus Meadowood can finance the home & the land.

Initially Phil was all sunshine and roses. We were building our home in Florida while living in Connecticut. The selection process was good and Phil was always available to answer all my questions, not always with the truth, but he fooled me. Throughout the entire process I told Phil that I was trusting him and his assistant Oli to see that everything was being done to the highest standards, as we weren't in Florida to monitor it. Know this, there is no closing on these homes. Once the town grants a CO, they get paid in full. There's no walk through. We were still in Connecticut when they got paid. The day we arrived at our new home was horrific. In less than an hour we had a list of over 30 items that needed repair. The floors had deep scratches and had to be replaced. The sink had rust and scratches. The bathtub was scratched. The paint job looked like a kid did it. The entire home had to be repainted. The shower was not caulked and leaked everywhere. Window sills were cracked. Cabinets doors were uneven. The refrigeration was a smaller size than promised and didn't work. Many outlets didn't work. Front porch and planks with huge cracks in them. Carport leaked. Shed had openings on the side walls that you could see the lawn from the inside. I'm leaving several things out, but know there were more. It has now been three months since we arrived. We are still waiting on a few repairs. I have no idea how Phil Hawhee ever got a good review. The moment he got our money he was done with us and to this day, will not take my calls. We live in Sunset Palms, a 55 and over community, which we love. I can honestly say, we have not met one other resident that had a good experience with Phil Hawhee. His assistant Oli has been very pleasant and has tried to help me with all our problems. I actually told him I hoped he didn't become tainted by Phil. I will continue to warn people about Phil, he is a scoundrel.

My car was towed yesterday April 16, 2026, at Kings Manor Estates MHP while momentarily visiting my friend who had just come home from the hospital. I had parked my car behind her car in a T position while visiting my friend, I was there for 15 minutes at around 4:00 p.m. when my SUV disappeared while I was inside not realizing it had been towed in a blink of an eye. it was towed by a company named Contract Towing Pinellas located at 8963 131st Ave Largo, Fl 33773 that can't be found on line because they are operating under so many other LLC Towing and Wreck Names, this was very frustrating and upsetting and not to mention the $179.00 that I was charged for under an hour that my car was impounded. This is such an evil and malicious way of scamming people that are oblivious to their parking restrictions. They claim the park has given them the contract to go ahead and Tow vehicles 24/7 out of their premises that they see parked in any way shape or form either on the gravel, grass and even if your tires are touching the street they claim to have the right to Tow your car. Not to mention that the interior of my vehicle had been tampered with while it was under the impound process. I had left my purse and wallet in the vehicle while visiting my friend since I didn't feel the need to bring it down and I had hidden it from eyes view, Needless to say, that my whole purse had been gone through, thank God that I didn't have any money in it. This Wreck Contract Towing Pinellas Company is making a killing at preying on innocent residences and visitors, and they claim to have the support from Kings Manor Estates Mobile Home Park Management Office who seem to be in on it, this is a new way of scamming its County Citizens. I am in financial hardship at this moment due to this unexpected, enforced Tow and their penalties. This is terribly sad; they should at least put signs up that warn others about misaligned parking. But never mind their enforcing Scamming and Towing Policies While they disregard the overall nuisance and illegal activities and the obvious run down conditions of a park. Us visitors have no fault as to the limited parking provided to their residents. I do strongly believe that this is an inexcusable scam that they are running. And never mind the financial hardship that they are inflicting on innocent by standers and others by their lack of communication.
