Xiloa Duarte BEWARE OF VISITING KINGS MANOR ESTATES MHP IN LARGO, FL 33771 And I urge you to please contact the Better Business Bureau and your county officials like the Mayor. My car was towed yesterday April 16, 2026, at Kings Manor Estates MHP while momentarily visiting my friend who had just come home from the hospital. I had parked my car behind her car in a T position while visiting my friend, I was there for 15 minutes at around 4:00 p.m. when my SUV disappeared while I was inside not realizing it had been towed in a blink of an eye. it was towed by a company named Contract Towing Pinellas located at 8963 131st Ave Largo, Fl 33773 that can't be found on line because they are operating under so many other LLC Towing and Wreck Names, this was very frustrating and upsetting and not to mention the $179.00 that I was charged for under an hour that my car was impounded. This is such an evil and malicious way of scamming people that are oblivious to their parking restrictions. They claim the park has given them the contract to go ahead and Tow vehicles 24/7 out of their premises that they see parked in any way shape or form either on the gravel, grass and even if your tires are touching the street they claim to have the right to Tow your car. Not to mention that the interior of my vehicle had been tampered with while it was under the impound process. I had left my purse and wallet in the vehicle while visiting my friend since I didn't feel the need to bring it down and I had hidden it from eyes view, Needless to say, that my whole purse had been gone through, thank God that I didn't have any money in it. This Wreck Contract Towing Pinellas Company is making a killing at preying on innocent residences and visitors, and they claim to have the support from Kings Manor Estates Mobile Home Park Management Office who seem to be in on it, this is a new way of scamming its County Citizens. I am in financial hardship at this moment due to this unexpected, enforced Tow and their penalties. This is terribly sad; they should at least put signs up that warn others about misaligned parking. But never mind their enforcing Scamming and Towing Policies While they disregard the overall nuisance and illegal activities and the obvious run down conditions of a park. Us visitors have no fault as to the limited parking provided to their residents. I do strongly believe that this is an inexcusable scam that they are running. And never mind the financial hardship that they are inflicting on innocent by standers and others by their lack of communication. I am a Disabled Citizen and finding my Handicap Tag thrown towards the back of my SUV is just Evil! Something must be done against these Scams! Please let's start a class action lawsuit against this Contract Towing Pinellas Wreck company and its accomplice Kings Manor Estates Mobile Home Park located at 1399 S. Belcher Rd, Largo, Fl 33771 read more

don't buy or rent here if you own cars , their towing polices are absurd . even if you park in front of your house theres a chance it'll get towed . the office will take a picture of your car and send it over to the towing company so it'll get picked up . read more

BUYER BEWARE!! they discriminate!! we were turned down because of one member had some misdemeanors. something they are not allowed to use against. We have already reported them to HUD housing. they told us our financials were the reason. which is an absolute joke. I have a credit rating of 810 and my hubby is at 825. i don't think it was that. Fran (that's her name) refuses to answer the door. tells people to make an appointment. at which point she makes you wait for he3r to get back to you. I had to have go through our realtor and she even made it hard for him. I don't know WHAT she actually does. lord knows it's not her job.. If I could leave a zero rating i would but it makes you use a star. I would suggest start calling HUD on them. maybe with enough calls they will do something. read more

Was purchasing a mobile home here but apparently me and my wife didn't meet the requirements to live her so the sale got cancelled. Very stringent requirements with no room for explanations. Doesn't matter anyway, we purchased at whispering pines next door and found it to be a much better park at a cheaper monthly fee. read more

We also tried to buy a home located in this park and were also turned down by management. Apparently my partner and I, two stable, employed professionals with spotless backgrounds, cash in hand, didn't meet the new managements "high standards". We also looked elsewhere and got approved immediately at a much nicer, cleaner, better managed place. Don't bother with these people, they will more than likely be bankrupt in a few years after running the park into the ground, something that to my eye is already taking place. read more

I would leave 0 Stars if I could. started with numerous attempts to contact the people in the office to schedule a viewing of the trailer for sale that we were willing to pay cash for. finally scheduled time to view the trailer saw the potential and wanted to make an offer. 6 pages of applications and $100 cash for the two of us. Was told i would hear from them first thing Monday morning. By lunch time i decided to contact them myself. They never answer the cell phone they advertise a contact number so i had to search online for the office number. The man who answered the phone Aaron was rude and could not give me exact reasoning as to why we were denied. (who is the owner's son by the way. do not let him lie to you and act as if he does not speak with the owner or that he does not have say in the application process) he seemed annoyed that i found the office number and he actually had to answer my call. While i asked why we were denied i found out that they do not contact previous landlords to determine eligibility on renting a lot from them. How can a company determine if you are a good tenant if they do not even check your previous renting history? Please do some research on this place and take serious cconideration to the online reviews of this place before giving these people a dime. Obviously there are only bad reviews for this place for a reason. read more
