The most atrocious property management company to EVER exist!!! Samantha and James (the awful offspring of the original owners of Eanes) unfortunately run and manage this company. We not only had our AC unit breakdown in the middle of a terribly hot Texas summer, to the point that the inside of the house was hotter than it was outside, but they would not fix this issue for an ENTIRE MONTH!!! Our 2 story 2300sf house only had 1 AC unit to cool the entire home, so of course it was overworked and it broke. The unit needed to be replaced, and truly needed a second unit to be added downstairs. Instead of addressing our issue with promptness and genuine concern, we were rather met with a clearly half drunken Samantha (it was a Saturday) being extremely rude and belligerent saying it was not an emergency that our home was 100 degrees on the inside and that our dogs were on the verge of heat stroke. In fact, since we did not house any elderly people or infants they could wait 7 days to address the problem. So f*k us right? Apparently dogs and adults in their 30's are immune to heat stroke?! They ended up sending technicians out after much arguing. The techs were clueless, honestly made it worse and did not fix the issue. Sent another out a week later who accused us of literally going inside the attic and closing the dampers so we purposely couldn't get AC... He didn't fix the problem either. Another week later, same thing. Lather, rinse repeat this process for over a MONTH!! We had no AC for over a month in the middle of a Texas summer, had to stay in hotels, purchase separate AC units to at least cool 1 bedroom and could not even leave that room at all. But wait, there's more! As per Texas state law, landlords are required to provide suitable living conditions to their tenants and if they do not the tenants have the right to withhold that month's rent and henceforth until the problem is resolved. After speaking to an attorney we decided to withhold the following month's rent until they fixed our AC. Our LEGAL tactic was met with an eviction!! We got a 3 day notice to vacate the property. Obviously we didn't want to move, we just wanted the damn AC to work!! We were only 3 days late on rent and decided maybe we will just go ahead and pay it and they will leave us alone and we can hire someone else to fix the AC.. They then refused to accept any rent and demand we leave. We were forced to move under terrible circumstances within an extremely unreasonable amount of time which was also very expensive. And the cherry on top? Not only did we not get our deposits back, but they have now served US with a lawsuit for new carpets (which Samantha actually told us NOT to have steam cleaned bc they replace the carpets for all new tenants anyway *which she said in an email so we have records of it*) So long story long DO NOT rent from these disgusting bottom feeders. They will kick you out for THEIR mistakes and sue you for it haha!! What a joke. We will definitely be fighting this. read more

The property managers have helped us time and time again. We have never had anything go wrong in our rental, that did not get resolved within 48 hours. We had a fence get blown over and the team had a repair man the same day we reported it. We had a water leak on the roof and a repair man was fixing it the same day. The responsiveness of the team is incredibly fast. We have never waited more than 15 minutes to get a response via text or call. I have moved across the U.S around 7 times now and I always rent.
