There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

Rent was according to the website and no surprises, every place states base rent and then you pay for whatever utilities. Here it is gas, water, electrical (PG&E), sewer, and trash. So ranges between $80-100. My base is $1645. You aren't going to get a good price like this for a 700 sq ft apt with a nice sized patio at any other apartments in Woodland. I looked at them all when moving up here. Any maintenance issues are handled pretty quickly, usually within a day! Only bummer is the office people are only here M-F about 9-5. No, onsite jacuzzi or gym. But it's a small complex! Still 100% worth it.

Unfortunately, the move-out process completely changed my impression of the company. I was charged $155 for "heavy soiling and pet treatment" carpet cleaning, even though the move-out inspection report specifically stated: "Carpet Bill Resident: No" and noted that I had steam cleaned the carpet and that it remained in very good condition. I was also charged $210 for paint touch-ups, despite the inspection report only stating that minor "touch up" paint was needed. The charge breakdown listed 2 gallons of paint and 4 hours of labor for what the inspection itself described as limited touch-up work. The most frustrating part has been the lack of communication afterward. I reached out for clarification and never received a response. I understand legitimate move-out costs can happen, but the inconsistencies between the inspection report and the charges, combined with no follow-up communication, left me very disappointed with how things were handled after move-out.

My only complaint would be the carpeting in my unit. It says on my lease that it has not been changed in about 5 years and it stinks. Badly. I didn't notice when I first walked through, as there was an air freshener in the apt and the windows were open. I've tried several times to clean the carpet myself, but it hasn't helped. Also, the carpet is actually coming up in some areas from simple vacuuming. All in all, it's great for what it is. An affordable place to live. Sure, it's not going to be a luxury place. But then again, I'm not having to pay almost $2k a month either.

Also we did make enough income to live there she would have known if she let us finish! & another thing never have i seen Property Management smoke cigarettes in there office the whole office stunk & then she just spays lysol over the smoke smell! When you walk into her office you can see the lysol bottle she has by her desk! Do not appy her if your low income they pretty much judge you for it!
