The laundry list of items I would have expected to hear from an inspector was nowhere near what it should have been. Petty things ended up on the list but more major items did not. Wow! Such a fantastic company for inspections... totally worth every penny. Every house buyer needs an inspector as good as Ken on their side. It's no secret that about ~90 percent of Realtors are psychotic / manipulative sociopaths. So it was almost "not" surprising when the buyer's agent subtly seemed to be discouraging me from getting an inspection. Her brokerage / agency was the very same agency that poached this FSBO I was interested in, and it jacked the price by almost $10,000 before putting it on the MLS. You know... so the Realtors can steal (extortion!) every bit of the homeowners' equity that the homeowners have earned in paying their mortgage. Anyway. I _knew_ I had to get an inspection on this house I was thinking of buying. Be super vigilant and careful about who you hire to do an inspection. This is why I write this review. If it's somebody your agent "recommends," you're almost surely throwing your money away. This is basically the only opportunity you're going to get to have facts and evidence you can use to negotiate down those Psychotic. Greedy. Manipulative. Realtors. Realtors are all talk and hype. "It's a seller's market, no time for inspections! Blah blah blah" Whatever. Houses depreciate -- this is FACT. If people don't take care of them, they go DOWN in value, not up. Eagle Eye Inspections uncovered a whole slew of issues I'd have been blind to had I not hired Ken to come out and investigate the property with all of his inspection gear. Shoddy wiring panel about to blow up, insufficient plumbing support, rot / fungus under the exterior, end of life roof, weird things growing in the crawl space, hazardous this and that.... wow. I cannot even begin to describe the care and attention Eagle Eye puts into an inspection. Everything is explained well, questions are answered, and general knowledge is imparted. Armed with the evidence from the inspection, I was able to successfully revise my offer on the house for less than it had been put on the MLS. Unfortunately, it was NOWHERE NEAR what I asked, which was not even HALF the dollar amount in damage / disrepair / needed improvements as the inspection had uncovered. The saddest thing is that the price the homeowners had originally asked as FSBO actually was reasonable, given the disrepair and depreciation. However -- once the REALTORS entered the scene , suddenly both the home owner and the home buyer are getting SCREWED OVER (because REALTORS ARE EVIL). Ugh. I am absolutely certain that if I'd been able to negotiate directly with the owners as an FSBO, we both would have come out better off. Middlemen ruin everything. But oh well. Some day people will figure out that Realtors are not worth what they leech from the deal. Till then... find a good inspector. Inspector is the one person -- you want to be able to count on to be on your side ... especially when every other factor in the home-buying experience seems to be stacked against you, as a buyer. Ken Giblin delved into the crawl space, the roof, the attic, the electrical grid, the inside of the home, the yard, and the insect and pest situation. His report was thorough and detailed. We attended during his inspection and learned about how we might look at a perspective house. We have found buyers do not have much going for them in a real estate transaction, so an accurate house inspection is a buyer's essential protection. There are inspectors out there who are cheaper and less skilled. They will cost you money and stress. There are a number of Eagle Eye Inspection businesses out there, but to get Ken be sure to add the whole name and location of his business. read more

This guy inspected the house we are living in on behalf of the buyer. We came home after the inspection to find his truck parked in the driveway and Ken was inside the house sitting on our toilet talking on his phone. He claimed he had left the house with the realtor then came back and let him self inside to use the facilities. Then he tried to push my husband out of the way to get back in the house to get the key to put back in the realators lock box. We told him to leave and he cursed us both out. Don't trust this guy. When I moved in, I turned on the garbage disposal and there was a horrible grinding noise. The plumber I hired to fix a leaking toilet (which was also missed from the inspection) stuck his hand in the disposal and pulled out a penny. There is no way Steve, who inspected my house, could have run the disposal and not heard the noise. I doubt he ran it at all during the inspection. No one was living in the house to have tossed a penny in it after the inspection. Also, I opened the microwave and there was no light. Had it been mentioned in the report, I would have requested the sellers to put one in; no one uses a microwave without a light. The garage door made a terrible clunking noise when opening/closing it. No mention was made of that, either. I noticed the outlet in one of the bathrooms by the sink was not GFCI and sent an email asking why it wasn't. I received no response. I also had to pay someone from Kinetico to service the water softener as it was regenerating too frequently causing excessive water usage. I'm sure that he is absolved from knowing that issue since inspections don't actually include many things you would expect them to include. I wrote emails trying to address these issues and received no response. If you are buying a house, I strongly suggest you use another company; better yet, get a plumber and electrician out to also do an inspection. read more

My realtor recommended Ken of Eagle Eye Inspections for his knowledge level, thoroughness, and expertise. Ken provides a very detailed inspection report of the home that you are planning to purchase. His findings are included in an electronic format and also in a hardcopy within a 3-ringed binder. In my case, he documented that the insulation in the attic was inadequate and needed to be upgraded. I contacted several reputable insulation companies after I purchased the house and they agreed that the attic insulation was not only inadequate but also improperly installed in several areas. What Ken failed to mention in his report regarding insulation was that in the crawl space which he inspected, a very large portion of the floor joists for the first level of the house had no insulation (900 sq. ft) and those that did either had minimal insulation or the insulation was improperly installed. The lack of floor insulation had nothing to do with the building codes at the time the home was built (1987). I could have used this information in my punch list for the seller to address. I don't understand how Ken could have missed this obvious issue especially with the emphasis these days on energy conservation. The point that I'm trying to make is that home inspectors are fallible and you may find yourself addressing problems that were not raised during the home inspection. Ken does represent a higher class of home inspectors and I would recommend his services to prospective home buyers. read more

This company inspected our home for a potential buyer. We did not chose them. We came home to lights (mutiple) left on all day, our possessions moved around and not replaced, the timer for our outdoor lights was messed up, the dishwasher had been run and our kitchen chairs had been sat on and left askew. Someone even sat on a clean shirt draped over a chair and then left it crumpled up. We don't understand why people were sitting in our chairs in the first place. It felt a real invasion of our privacy--like the place had been ransacked. We definitely don't recommend this company. read more

Ken by far is the worst inspector I have run across. Walked through a home with him and identified many issues together which he agreed with. However, when I got the inspection report, over 90% of the issues identified during the walk were not written on the report. This is not to mention that I had to point out the big ticket items to him. Also, his writing skill is by far are the worst. His sentences are not direct which leaves the buyer and seller in an ambiguous state. My recommendation would be to use other inspectors and stay away from him specially if you are first time home buyer and don't have much experience. read more
