No carpet replacement, no baseboard or flooring replacements. They cut back the carpet, cut out only the corner of the rotting wood base boards and said they could test for mold but if there was no mold to be found, I'd be charged for the tests. There are multiple cracks in the foundation of that building. And how could i forget about the "faux drains" at the bottom of the steps before entering the apartment... Don't do it. Don't even get me started on the argument i had with management (who are women, mind you) over my DEMAND of not having a man come into my apartment *without telling me* when I lived there alone. Ridiculous. There were deceased mice under the fridge as well.

The outrageous, sketchy invoice for alleged repairs is created by Jason, the husband of the owner of Kevco, Nicole. They pad their pockets with fabricated expenses to college students, trusting that they won't do anything about it. Well, I am a parent who financially supports a college student and am taking them to court. I've reached out to each vendor, who all graciously provided me with details, except for Jason who is the most egregious of them all. The owner of the home that Kevco is also being sued because they are parties to the property management agreement. Be careful - find a property NOT managed by Kevco if you can!!!! If you use them, take lots of photos like we did!

    APS has the most rude and unhelpful employees. If you go to their office they lock all the doors…read moreso you cant even go in without knocking and waiting. Requests for service/repairs take over a year and being reminded before they attend to them. The subcontractors they use do horrible work that look like an 8 year old did it. Beside the 22 negative reviews, look at the bottom of the page for 17 more that yelp has hidden from view.

Last year in 2022, Cecilia called me a few months into the year looking for my HOA dues. News to me as I hadn't received anything in the mail, but I confirmed my information with her and mailed in a check. Today, end of May 2023, I had a voicemail from Cecilia saying they were about to put a lien on my home for unpaid HOA dues despite having previously sent a certified letter. News to me *again* as I had not received anything in the mail, nor did I ever sign for mail from APS. I told Cecilia it's frustrating to have radio silence from them (again, no emails or mail), to then be threatened with a lien via voicemail. Cecilia interrupted numerous times, reading off an email address that I've never heard of, and insisting she send me proof. When I tried to ask why, when getting zero responses from me, they never called to see what the issue was, she interrupted again yelling that I should know better. I asked to speak to her boss as I wasn't going to continue to argue with her about APS' communication issues, and she laughed and said gladly. Pretty sure she passed me to her desk mate, as Joel deferred all my questions to having to go through Cecilia again. No links to pay online, no apologies or amends, it's their way or the highway. It's insane she has a job, it's insane she can act like that on the job, and it's insane APS is still in business. I'm capable of paying whatever dues are owed, but Cecilia will never be capable of not being a twat.

We researched many agents and brokers in the area and interviewed several top performers, so our choice to go with Marnie came with high expectations and she delivered. Despite the changing market conditions Marnie provided pragmatic, steady guidance to us throughout the process. She understood our needs and produced the right strategies at just the right times to ensure we maximized our goals even as the market was turning soft. Her depth of knowledge in the Northern Colorado real estate market and her savvy, from having navigated previous volatile markets, provided strong guidance and support for our decisions. She never wavered in her confidence and was able to provide clear rationale to minimize the challenges. Marnie was "in it" with us, providing consistent updates and check-ins.     Just the Facts:…read more Shelly Hill of The Group (a real estate agent in Fort Collins) was contracted to sell an elderly woman's home. The woman is in assisted living now and has a minimal of her personal belongings. The house she left is filled with furniture and stuff and will be on the market soon. The realtor 'contracted' a man who happens to be homeless to start packing up the China and other items. Shelly explained this to the family however she failed to mention he'd be moving and living there temporarily. The owner of the home does not know the agent is housing someone in her home. She and her daughter were not told of this arrangement. I discovered it when I went to her home to retrieve personal items for the woman, my friend. I was unable to retrieve those items and witnessed a very unusual situation. There was a man living in her home. His toiletries were in the bathroom and as you can see his other belongings were strewn in the dining room. I didn't feel it was proper to tell my friend because she's elderly and I didn't want to upset her. I did tell her daughter but her daughter is resigned to using this agent. The woman's daughter who is handling matters lives out of state and is inundated with all this. An emotional and busy time. She can't and doesn't want to complicate matters. When I called the real estate agent, Shelley Hill, to discuss the matter she denied it and hung up on me. These are the facts. Is this the kind of real estate agent you would want representing you and your home? IF Ms Hill explained the situation to the homeowner and her daughter and they approved of the idea then I think it is a wonderful way to extend kindness to those in need. When they have informed me they are entering my unit they look for needed repairs I may not have noticed or requested. They go over and above. And most importantly they love on my dog.

    Out of town renters beware! This company states that they process applications "first come first…read moreserve", only after a showing take place. Not only that, but as someone else mentioned, they schedule the showings in groups! I had a friend view this home for me while I was on the phone, and as soon as the viewing was over I immediately emailed my completed application per the property managers request. I then called the office to provide my earnest money over the phone per their instructions, as this was the first showing and I knew there was no way someone else could return the application to them faster then I could email it. What happened? They said someone brought in a completed application to the office before they received mine, and so I was second in line. When I pointed out the unlikelihood that someone could physically bring a completed application faster than I sent my email, the office manager agreed they received the email first, but then the application had to be "printed out and in their office first". W.T.F. How the hell is that supposed to work? It was a huge waste of my and my friend's time. If you are renting from out of state, do yourself a favor and go with one of the other property management companies that don't make you jump through hoops just to apply.
