From the very beginning there were issues that should have been handled long before we arrived. First, the security system situation was honestly unacceptable. I was told in writing that there was no alarm system installed. I still have those messages. Then on move in day, when I walked in with my new keys, the alarm immediately went off. I was never given a security code, no instructions, nothing. They also never communicated to me that the security system code was the same code as the house code. The alarm was blaring and warning that police would be alerted, and I had to literally guess that the house code might disarm it. Thankfully it worked, but being told the system didn't exist and then not receiving a code made for a very stressful and unnecessary situation. Next, basic maintenance in the home was not taken care of. Every smoke detector was low battery on move in and I had to pay out of pocket to replace them. Both HVAC air filters were extremely dirty. They eventually mailed a filter, but that does not fix the fact that this should have been handled before we moved in. We also did not have any bathtub plugs, which they sent after I requested them. The fridge water was turned off, so my father in law had to pull the fridge out to get it working. The fridge light bulb was out, and while they offered to reimburse it, again this is something that should have been ready on move in. With our thermostat, it would have been helpful to be informed of the make and model ahead of time so I could at least look up how to use it. This particular smart thermostat was not nearly as simple to figure out as it might seem, especially with no instructions provided, and the battery in it was dead as well. Having to troubleshoot and research all of this on move in day added even more unnecessary stress. There was also confusion about key pickup. I was originally told to pick them up at their office. When I reached out closer to move in, they forgot they told me that and instead said to use a lockbox at the property. This would have been more convenient, but I only found out because I asked. If I hadn't reached out right before move in to remind them about the key pickup, I might have driven all the way to their office in Clarksville only to find out the keys were actually at the property. This is something that should have been communicated clearly without me having to chase the information down. On top of that, the alarm system was still under the previous resident's account. Again, nothing was communicated about this and I had to figure it out myself when the system would not set up correctly. The biggest and most stressful issue has been our HVAC. Since early November we have had constant problems with our heat. It has gone out five different times. We have had to rely on space heaters just to sleep and stay comfortable, and this has been incredibly concerning especially with my wife being pregnant. We have put in multiple maintenance requests and yet we still have not had consistent heat for the entire month and a half we have lived here. As I am writing this review, the heat has gone out again. This has made us extremely uncomfortable in a home we are paying full rent for. To be fair, they offered to reimburse the fridge light bulb, sent bathtub plugs, mailed an air filter after I asked, and they have been communicating with me throughout this process to try and resolve these issues. That effort is the reason this is not a zero star review. Still, none of that changes the fact that nearly every issue I listed should have been handled before move in, and it does not undo the stress we have been under because of the HVAC problem. If you plan on moving into a home in Nashville with Marshall Reddick, I strongly recommend doing a very thorough inspection before committing. Check all batteries, confirm every system, make sure you are given the correct codes, and definitely verify the HVAC is working properly. I hope no one else has to experience the level of inconvenience and discomfort we have gone through.

They have broken so many rules its hard to keep up. I wanted to wait until we were moving to post this. Just beware if you buy in Truxton Village. Ghertner does not make them enforce anything. Those homes will end up being run down with cars parked everywhere.

    Ghertner & Co. has been an absolute failure as a property management company. Communication is…read morenearly nonexistent, and when responses do come, they are vague and dismissive. Requests for receipts and proper accounting, especially for Special Assessments, are ignored, and their payment portal provides almost no usable information. They double charged the Special Assessment in January 2026, billing $312.06 instead of the correct $156.03. Manager T. Putnam consistently offers no details, no timelines, and no accountability. Major projects are mismanaged, including a mailbox construction on Alteras Drive that has been torn apart for months because required permits were never obtained. Basic maintenance is neglected. As of January 17, 2026, gutters have not been cleaned since Fall 2025. Homeowners are being charged a Special Assessment to paint homes for "damage" that does not exist, despite painting already being funded in the regular budget. HOA fees were raised from $120 to $233 while services for townhomes were largely eliminated. Vendor oversight is just as bad. Roofing work caused holes in multiple roofs, ongoing leaks, and even damaged HVAC lines, forcing one homeowner to replace their system at a cost of $10,000 with no reimbursement. A prior failure to clean gutters led to frozen pipes and a $10,000 insurance claim. This is a pattern of poor planning, lack of transparency, and negligence. If you have a choice, avoid communities managed by Ghertner & Co.

We only used two of the four bedrooms, but it was great having the extra room available. Some of our favorite features were the nostalgic record player, the convenient main level restroom, and the first floor bedroom for guests who preferred not to use stairs. The phone chargers in each bedroom were such a thoughtful touch, and the rooftop space was lovely. Parking was easy, and our SUV fit perfectly. The kitchen was fully stocked with everything needed to cook, there were plenty of towels, and the welcome setup with wine was such a warm and generous gesture. The shower and water pressure were excellent. We did have a little trouble figuring out the microwave, but the response with instructions was quick and helpful, which we appreciated. My family truly enjoyed our visit to Nashville, and we would absolutely stay at one of your properties again. The location was also ideal. It is not walking distance, but it is centrally located and only about a 10 minute drive to downtown, The Gulch, and Broadway, making rides very convenient and affordable.

It was super clean and there was a cute care package when we arrived, ample clean towels, mini soaps, our own bathrooms with amenities like hair dryers and washcloths for each bathroom! I plan to come back to Nashville again and definitely stay in this property because of it's convenient location, quiet neighborhood, and comfortable rooms. I've stayed in a lot of places and this one is going on the top 5 of my list!
