We rented the house Lookout, as we have done for approximately 15 years in a row. The house has…read moresteadily declined in upkeep over the years. The furniture is mostly the same as when we first started renting all those years ago. The formica counters are peeling and separating. But this year was an exceptionally bad experience. 30 minutes before check-in we were told that the a/c in the upstairs portion of the house was not working, but that "it should be fixed this week," and that they had installed a portable a/c unit. When we arrived in the house, the temperature upstairs was in excess of 80 degrees...and that was WITH the portable unit running. Thankfully it cooled down somewhat once the sun went down. The upstairs a/c was never fixed. Two more portable units were brought in, but those didn't make upstairs particularly comfortable. In addition, based on where they were installed, we completely lost the use of the upstairs porch. So at no point during our stay did we have complete use of the entire house in a functional way. When I reached out to A Beach Place about this and expressed our dissatisfaction, they said they were able to offer us a 10% refund. I reiterated the fact that we were not able to utilize over half of the house during the entirety of our stay, but they were unable or unwilling to offer anything else. It was a disappointing conclusion, considering the fact that we have spent so much money with them over the years. Neither the property owner nor A Beach Place seem concerned with ensuring that their customers have a satisfactory experience. So, in summary, do NOT stay in Lookout. The owner only seems to be interested in doing the absolute bare minimum maintenance, and has no interest in improving the property. A Beach Place is fine if everything goes smoothly, but if you are looking for someone to go to bat for you when things don't go well, they are either unable or unwilling to do so.

On the couple of occasions that we had minor maintenance issues with the rental, they were promptly taken care of. We love our current rental, Hidden Treasure", and hope to continue there years to come. It's clean, well kept and perfect for my wife and myself. Our previous home through them, the "Round House" (previously Ospreys Nest) was the upkept in the same manner, so I can imagine there are no surprises with any of their properties. We have not had any problems on their end that we have ever felt that they weren't acting above board on anything. A+

For those who dont want to read...the end product agreed upon is fantastic and very well built...I…read morewould even go as far as to say overbuilt...which is good. I truly dont think you will find a better product in the Wilmington area....they truly build great decks....for those that want to read....I will take you thru our process..... If you want a quick turnaround on your deck, dont count on it, it will take several months. They are busy. Process- Salesman arrives in March...he is fantastic and helps us solve a couple of issues we had concerns with...two other companies did not. He explained procedure....10% down, if you cancel you lose half of your deposit...40% when they start and balance of 50% when project completed. You will have to submit plans to HOA for approval, they will take care of all the other permits...very convenient. We had our down payment in by the end of March and were put in Que...we were told the completion date would be mid June to late June.....their price was higher than the other two quotes....significantly, however; the product and design offered is far superior...pay the money, you wont be sorry. No communication from the end of March forward until I contacted them during the first week of June to ask about start dates....I was told they were waiting on permits...so I checked on line...its public information...our permits were not put in until May 31st....this delayed the build...the project started around July 17th and was completed on August 2nd. I feel the permits could of gone in much sooner to keep on schedule. There were a couple of hiccups during the build that we caught before they became a major issue...I would highly recommend you be home for the build to insure it is how you envisioned the project. These minor issues were solved easily and without concern, but if they were not caught before/during construction could of been an issue. One of the issues was a change we made after agreeing to a certain build height of the pergola, but while watching it being built realized it was to low...they raised it, no problem. The other was a cosmetic design that was sold to us but was not conveyed to the contractor....this was also caught early and rectified. The last was the underpinning...we thought it was included with the build because the deck was two levels and found out at the end it was not. They gave us a very fair price to add it on and completed it without hassle. They also gave us a price to have the pergola painted once it has time to weather. All of the Owners/team members I had contact with were easy to deal with....Glenn, Mark, Dino and Josue were fantastic. The deck is awesome, constructed extremely well and in the end thats what matters....I would chose them again without question.

I called probably a dozen…read morefence companies in an afternoon and Susan was the fastest and first to get back to me, and by far the most professional. We set a time and she came out, was on time and measured the project by hand. Once I got done with other companies quotes, they were also the best price by quite a bit. Project was completed on time and to the specifications. The crew was pretty good about cleaning up when it was finished. I am very pleased with the results and I am impressed with the construction and how sturdy it is. I will be using them again for a deck project!! This company has a ton of 5 star reviews on google too, so let me tell you, the hype is real and so is the quality and service I received.
