    We reported the issue to the Warranty Director, Robert Draper, but for two years and two months, the mold hazard affecting our health.

    ***DO NOT BUY*** The house we purchased in Palmetto, Florida was built with multiple severe defects. From day one, we've been dealing with a shower leak that led to a mold infestation. Two years later, this initial defect is still not fixed. We haven't been able to use our master bathroom for over a year and are living with a mold hazard. We reported the issue to the Warranty Director, Robert Draper, multiple times but for two years and two months, the mold hazard affecting our health has been neglected without resolution. There's been no progress or hope. ***DO NOT BUY***

    Neighboring homes on same street with gutters

    BUYERS BEWARE! Stay away from this company. I purchased a home in May of 2023 and I noticed that they did not install gutters. Yet, my surrounding neighbors had gutters. When I asked my point of contact, I was told that they were not needed and DR Horton would not be installing them on new homes going forward. Fast forward one year. Four more homes were build on my street to close out the community and ALL four have gutters, yet DR Horton refuses to install them unless I pay for it. Some other items worth noting, the model homes are a pipe dream to what you will get in terms of quality in your home (e.g. granite counters tops are far different in style and quality) . My house is 1-year old, and the cabinets are of Dollar Store quality. They have plastic pins to hold the shelves that easily snap off with any weight on the shelves. I have had electrical problems that continue to this day. The rugs are poor quality and mat down very easily. In my 40+ years of home ownership, this is by far the worse quality home I have had ever purchased.

    Guest bathroom by bath tub new home not even 5 months since purchased

    Quality and finish of home is very very bad. They make houses so fast that they don't care about the standard and final finish of the homes they build. I closed my house on 10/31/2023 and have had issues before and after. This is particular one is just too much - Not even 5 months this is a picture from the guest bathroom right when you sit on the potty right by the tub

    All outdoor plugs without covers

    Stay away from this builder !! All was wrong / outdoor pipes leaks we paid almost 1000$ on water bills for a 1.5 month , door and window super chip and broken easy , kitchen doors fallen down , ceiling / walls / painting is damaged with unprofessional quality, electrical was wrong and some was not working ....New dryer not drying !!!! All was wrong!! Nobody was come and help us just ignored .....and we paid extra bills for installed

    Dr Horton built our home 5 years ago. About a year and a half after purchase, we noticed something leaking down the outside of the house from the eves. We thought it was from an animal. Next year it did it again etc. Last week while in the garage while it was raining I heard a drip, saw it was coming from the garage ceiling. I went into the attack and noticed all the wood was rotted under the shingles, 2x4. It was a mess! Now I know where the outside leak was from. We reached out to Dr Horton for them to tell me they will not fix it. Clearly the roofers did a poor job in this area as it's been leaking since day 1. HORRIBLE company. They're only out to make money and don't care about their customers.

    this is is the worst Home builder. my home is less than 3 years old. I had a sewer problem less than 3 months after moving in, where crap (literally) was all over my downstairs bathroom. lets not forget to mention the numerous HVAC issues. Here we are the month of Christmas, and I was doing laundry and water was pouring from my ceiling in the living room. I called a plumber shut off the main line. come to find out there was CONCRETE in my pipes. Paid to cut the pipe have the concrete removed. 2 days later doing laundry again and water poring through my ceiling. plunber came out yesterday and Found Dry wall screws in my pipes. I have contacted DR HORTON and they have ignored me I have emailed them called them I have begged them to step up and be responsible for this as this is 100,000% builder negligenc. I am a single mother working two jobs paying a plumber thousands of dollars for things that I didn't do . Please help!!!

    Horrible. Don't buy DR horton . Google them. They will not honor warranty. They will try and mislead you from start to finish.

    Tips for buying a Mobley house: 1. Consider any other…read morebuilder first. This is a terrible company with poor communication that uses intimidation to push through shoddy craftsmanship. Example: We requested a repair of a wall after the building manager had ignored my emails for weeks and then tiled over the drywall. Our original blueprint said to have the showerhead centered over the niche, but did not specify where on the wall the niche would go. We, being first time builders, assumed they would do it in a way that make sense, and didn't think to second guess this. As a result, they put the niche far down the wall so the two showerheads sprayed in more or less the same area, and yet it was per the contract because the showerhead was "centered over the niche." The only time we heard from Marc Mobley he said "If they didn't make the selection and are filing false claims with the BBB [I filed a TRUE claim with the BBB], then we need to cancel the contract. Please let me know where to wire the deposit funds, and I will do it today." As in, "if they continue to fight us on it we will just take the house from them." 2. Unfortunately, Mobley knows it's a bad company, so he buys in places people want to live. If you want the lot, you are married to this builder. In this scenario, the best option is to pay Mobley as little money as possible. During the build, we had to remind and prove that we had paid for major upgrades that were not being done. The details in our house are shoddy - the drywall, the paint around outlets, the joining in the floor, the molding, it all looks as you'd expect, like it was done by people who don't care about quality, just the number of houses finished. I recommend taking credits for things during the build and finding a better company to come do it for you cheaper and better after close. You can also negotiate upgrade money into your contract price (even at the housing explosion peak 2021, we got 20k in there, so I am sure you can do better). This is free money they give you toward all the things beyond the "Mobley standard." 3. Protect yourself. Hire an independent inspector, take photos, and demand photographs of the fixes. It was incredibly satisfying when our building manager answered a question with "yeah I don't know, that just happens," and our independent inspector was able to say "no, this happens because there was a mistake during install." Also have your realtor walk through the house with you as often as they are willing. Bring them on your blue tape day to notice shoddy workmanship. Regarding blue tape day - bring a marble to check your floors, bring a phone charger to check outlets, and take your own notes. Check EVERYTHING. 4. You have a grace year where they are still responsible for their errors. We got a LOT fixed in that time. A few examples: All our toilets were backing up and gurgling, there were multiple large holes left in drywall with smaller nicks around outlets and light fixtures. Caulking had not been re-touched and in some places had not been done at all. Tiles were installed upside down. The flooring people came back no less than 5 times to fix warping and pulling up from the foundation, and the floors are still uneven. At one point Kirk and our manager Reg came to our house and said that "Everything was to code." Not only did they not even bring a measuring tape into the house, but they couldn't actually tell me what code standards were. After further research, it was not to code. This could have been a lawsuit, but I just had them give me the materials to fix it myself. Be vigilant. We had a leak in our roof appear at 16 months after close, but since it was after 12 months, Kirk simply ignored emails and phone calls. 5. Know thy enemy. Even after dealing with them for 18 months, I don't know how much of it was malice and how much was ineptitude. As long as you know that they will try to take advantage of you at every turn, you can stay on top of them. Good luck.
