Everything was completed neatly and with great attention to detail. They made sure to communicate before arriving, worked efficiently, and cleaned up after the job was done. Detroit City, Kales, Riverfront, Lofts at Merchant, etc. They include Heat and Water which is great. The only bill you have is electric and no matter how much power you use, it is ALWAYS a small bill. 2. Walls are very thick. HUGE plus. 3. Location - Walk to tigers games and lions games. Can't ask for anything more in that regard. 4. Floors 12-14 are the only ones to have updated carpeting and paint. CONS 1. Appliances are old and outdated - Overall the building looks and feels OLD. 2. A/C goes out at the beginning of every summer for several weeks. 3. No windows that open beyond a slight crack. 4. Parking garage issues (ask management about it) Overall a great place to live if you are trying to save money and do not care about having a "baller" place with granite counter tops and nice appliances. You WILL NOT find them here. You WILL get a quiet apartment, underground parking ($75/month), and a fantastic location.

I lived there for almost 5 years. Moved out in October. The price for the location is unbeatable…read more Ultimately, poor maintenance drove me away. Every apartment has drop ceilings and the AC leaks every. single. summer. For the first 3 years I lived there, the A/C would shut down in mid-July (Shout out Detroit Beer Co). I had a build-up of water that created a giant bubble in the ceiling (as well as the paint next to it) for several days that eventually burst. Maintenance came by and cleaned up (a little) but I was without a ceiling tile for AT LEAST a month. Just a big old gaping hole in the ceiling for all my guests to see when they came over. On top of that, my AC would leak onto the floor, causing the nastiest moldy smell. They also sealed (nailed shut) all the windows last Spring (**Due to insanely high lead content on the original windows paint), so it was hard to escape the smell. Every time I called the emergency line about one of these issues, the manager (Marlo) never responded. I would get a text several days after calling saying 'someone will come look at it.' The live-in maintenance guy, Ken, is a nice guy but terribly unskilled and things are often (always) done half-assed. On top of all that, parking went up from $75 to $150 in the last 6 months. Which is average for the city but not worth it to park in a place that is regularly un-supervised and fills up during any sport/concert event downtown. A liquor store also opened up downstairs which is convenient, but ultimately brought along some sketchy clientele that hangs out outside. Oh, and lets not forget that you're directly next to Annex night club - which literally vibrates your walls like a German house orgy every Saturday night until 2 AM - in which, the cops would shut down Adams every. single. week. due to some fight or shooting OUTSIDE of the club - which is your front door! I'd say hold off on the Fyfe for now. It's falling apart, and some bigger fish is going to swoop in soon and gut that place. The location is too good for the Gilbert types not to notice.

I am so glad we finally got to move in our new construction house. We waited for a whole year until…read moreit was finished and thought it would be a good option to spend the time in between places in that apartment community. It was okay until 2 guys moved in the apartment underneath us. They obviously hate little kids but wanted to use the advantage of a nice family apartment community. They even threatened us to the point that we had to install a camera system and call the police. They got a police warning for constantly banging our door and walls, ringing our door bell and then drive away. But nothing changed. What kind of people harassing a 2 year old and calling him names?! They definitely shouldn't be around kids at all. I expected that the management would do background checks before letting tenants move in. Management ignored everything over a year!! And they were well aware of what was going on. Also they didn't even care about other tenants smoking weed indoors. This apartment complex shouldn't be advertised as luxury or family friendly at all.

I have avoided writing this review for months in hopes of improvement…read more As a resident of almost 4 years, my experiences have vacillated from great to frustrating and unacceptable. Overall, I love the community, the upkeep of the grounds, and amenities. But there has been increased turnover of residents (due to societal and economic changes) and staff in the past couple years. Unfortunately, the staffing changes have been more impactful than any other. The current staff (property manager, office assistants, and maintenance) lack customer service skills. Instead of being receptive and striving to resolve issues/concerns, they are quick to cut off conversations, very slow to respond or return communications, dismissive. Their attempts at resolving issues have become increasingly frustrating as the least possible is done in order to pacify instead, allowing it to linger for months on end. The couple maintenance men who do care and are diligent unfortunately are then limited by their supervisor and the property manager. I truly pray that any upcoming changes are for the better to restore residents' faith in where they've chosen to call home.

The neighborhood is very clean, and quiet. I can't say enough about the maintenance crew. I wish someone had written the following review before I moved into this expensive dump…read more You can choose to heed my warnings or not but know everything I write here is true. I lived here over three years mainly because it is such a hassle to move, which they count on as they significantly raise your rent year after year. The owners care only about money-know that going in for it will be a problem for you at some point. You may want to have a Lawyer on call. You will pay top-dollar and get almost nothing: * NO carport (winters are brutal every day), * NO central air conditioning (up and down turning the wall unit on/off), * NO central heating (Good luck on the base-board heat, Oh, you will love the loud sucking sound that comes from the incredibly old heating building boiler), * NO balconies on the majority of units, * NO security cameras, * NO fencing barriers around the back (a neighbor had his car broken into; mine was 'keyed.') * NO decent parking lot (You will love when it rains), * NO workout facility * NO umbrellas, shade, or tables at the pool! However, for your top-dollar you will get: * A building front door slamming open and shut every day starting at 5:30 AM for dogs, * Nobody picking up after those dogs, * If you like ants, there is plenty of them in the summer regardless of which floor you are on, * If you want bees inside, you get them too. The buildings are ancient, and it looks and feels it. Lobby carpeting dirty, doors to the buildings falling apart. The apartments are painfully old, the maintenance people are good but I know they are instructed to fix things as cheaply as possible, and hopefully, you like the music your neighbor is playing because you'll hear it all the time. Wait until you see the ridiculous FEE FOR PAYING THEM THEIR RENT ONLINE! Yes, you read that right. They took out the rent drop-off slot to try and get you to pay a late penalty or pay the online fee, which is my guess. And they won't tell you, but they also have a section 8 low-income federal housing there too they try and 'hide.' You will be paying for that too, one way or another. I have never met more contemptible, cheap, rotten people that own this real-estate. They tried to sell it last year but could not. Ask yourself why? The property manager is good, but she has to get everything approved by the owners-and they support nothing that would be in your favor. There are so many other choices to live at, in, and around the same location that is so much better and LESS EXPENSIVE! I have never been happier since I moved from that dump, and I am in a great location, great apartment & owners, and much less expensive! Heed my warnings or not, as stated, I wish someone had warned me.
