No action taken to protect residents, but have no problem raising the rent or charging insane late fees and threatening eviction after not paying on the 2nd of a calendar month. They don't have enough staff to manage property and don't support the staff they do have. Our buildings have been terrorized by people attacking residents and staff, along with a recent issue of teenagers coming on to the premises and being disruptive and damaging property with zero repercussions. Dominium does NOT care about their residents, only the money they can make off of them. Some residents have dealt with mice issues for MONTHS, finding cockroaches roaming AND issues with overflowing garbage/recycling that gets left for residents to deal with. hello, i live in st. louis mo at the river road manor complex. for the last 3-4 months i have. i have complained about the smell of marijuana coming from another tenants apt, into my apartment. i know managment has spoken to the tenant, but nothing has ceased. it is so strong it causes me headaches and breathing issues. i am concerned for my safety if i say anything to the tenant because her boyfriend accousted me in the hallway the first time i reported it. i understand it is legal in mo, but i was told not in this building. i am wondering if i need to contact. the news program " you paid for it" to get the issue resolved. read more

They discriminate against invisible disability. Their apt manager has discriminated against me, since the day I moved in, and because I've tried to alert her superiors, they are kicking me out, rather than fix the illegal activity. They have actually encouraged her to continue discriminating against me, and are now choosing to leave my family homeless, as winter is here. We're in the mountains, at over 5k feet, and I've got her on tape, admitting that she knows it's wrong, but she doesn't care, and it's definitely because I'm asking too much. She has denied me access to a service I don't even need an accommodation for, and that's why I'm asking too much. This company couldn't care less about how they treat people with disabilities, I'm literally going to freeze to death, because there's no housing, and they know it. Do not expect them to care. You need to step in and make the issue of an outstanding balance on my son's account right. He provided written 60-days' notice and even confirmed it twice with Carmen in the office. Hello, I've been trying to receive my security (Millwork Loft Mpls) deposit since September 2022. I've sent out emails to the building manager and left multiple voicemails to the building manager and cooperate office. I spoke to the building manager on 01/12/23 ( when I called from a different number) Eth** informed me that he would updated my address to resend out another check and void the old one. I still haven't recent my deposit. My calls and emails once again aren't being answered. My father moved from a previous rental property where he had resided for 10yrs, after responding to Dominium flyers regarding the development of their new AFFORDABLE senior housing complex 55+ years old. My dad (61yrs old) was one of the first to move into The Legends of Columbia Heights - MN. I caution those with Senior age parents to accompany them during housing discussions with Dominium reps - as it has been our experience that they do not handle seniors with care, are evasive/misleading when giving details, mismanage or misrepresent business details and most of the onsite staff LACK courteous customer service practices. Within months after their grand opening he was offered to move into a larger unit for a reduced cost (failing to mention until asked it was a temporary rate for 1yr upon lease renewal, then it would increase in rate). Tenants are misguided which in my opinion can be damaging to seniors (some are challenged with other issues i.e: memory etc.) and my father has also experienced racial discrimination by Dominium staff. I experienced rude behavior as well when I attempted to accompany my dad for clear details on various occasions. Shortly before his 1yr rental stay, he had been informed it was time to renew his lease and informed that his rent would increase according to HUD housing, however after speaking with several other tenants we learned that various tenants were charged according to HUD and various income guides lines, however all were significantly lower than my dads rental payment. When questioned and asked for assistance with applying for housing supports he was dismissed, misled, lied to and other staff outright refused assistance. By the second year, he received an additional rent increase which had him paying $200+ more than his previous rental apartment, and he soon learned after seeing various new tenants in the building that it was open to all fair market housing applicants and now housed all applicants. I'm significantly upset with his experience and treatment while living at Dominium , as of 12/31/19 my senior father was laid off from his employment , he notified Legends of Columbia Heights - MN staff months prior, he was not assisted in learning if he qualified for income based rent reduction or any senior program. When he gave notice he would not be able to maintain his housing and would not be renewing his lease at the current rate, Dominium immediately began to schedule rental viewings for his unit (on 2 occasion he received no notice just a knock at his door and entry from staff requesting if it was okay, a separate viewing he received noticed however staff barged in again 2 hours before the scheduled time he had been notified of). He moved from Legends of Columbia Heights - MN in Jan. 2020 and now lives with me. The problem I see with large property management companies like Dominium is they exploit business practices and operate unfairly because they are not being challenged regarding the unfair treatment of applicants/tenants. Comfortable and affordable housing is the right of every US citizen and despite companies that advertise they follow or practice these rights, Dominium staff and company practices demonstrate otherwise. Please beware of Dominium and their practice to monopolize and manipulate the housing market and laws and perhaps having their staff complete CSR & cultural training might help improve others experiences, but I think their bottom line is PROFIT no matter how their practices effect individuals and their housing needs. read more

We have been trying to contact The Legends in Cottage Grove, MN, for over 2 weeks. 2 separate emails, and 4 calls that went straight to voicemail with promises to call back ( this never occurred). We just sold our home are ready to be back in the Twin Cities. We are able to rent by 8.1.19, or OK going on a wait list until Dec, 2019. Pretty darn flexible. Sadly, we can not get a call back, no email response, and when I tried calling the Corp office for Dominimum, but I was "transferred" to dead air. All we are asking for is apt info and a tour. We have excellent credit, references, & finances. An application would be of no issue...yet, we have heard nothing back. Apparently these folks are so amazing and so full w/ renters that they do not care about their own branding and professionalism. Reading through the online reviews is gut wrenching. How could an organization operate in such a sub-par manner? Unfortunate. We will gladly go across the rood and rent from Norris Square. In 2015, I was scheduled to move into Villa Springs Apts. in Houston, TX managed by Dominium. Despite having payment in hand, they refused to allow me to move in without a money order. While it was an overall blessing that they did not allow me to move in, I was still out several hundred dollars during the course of my attempt to move, $228.50 of which they stole. They are illegally keeping application fees and deposits by falsely claiming breaches of contract. They are extortionists operating under the guise of a management company. UPDATE as of 11/16/17: David Chadwick did not respond to me. His response on here was merely a public relations ploy to make it look as if Dominum had some scruples. I'm a new current Resident of St James Village (formerly Chateau Village)in Houston,Tex. I've been attempting to make contact with the property owner since before I moved in in reference to the Office Manager of this Apartment. Aside from not being professional Rhonda Whiton, is a corporate bully. We had our inspections April 2 ,2019. A day prior she(Rhonda) was not too happy that I went to the city of Houston (3/29/19) about the complex not having clean hot water(which was turned off without proper notice). This was a Friday and she had her "contractor" working on the water for a good 6 hours(they didn't wrap up into 10:30pm). When they left we had hot our hot water back but it was dirty!!!! I was not pleased with this considering that it's a Friday and we probably wouldn't have clean HOT water until Monday. I contacted the City of Houston that very night and by morning the hot water was clean again. Fast Forward to April 1st 2019 (one day prior to the monthly inspections) I go in the office with my rent check on head right along with proof of insurance and to date tags for our new Parking stickers. As I'm being seen by another office representative, in walk Rhonda and off bat she makes it know that she isn't pleased that I went over her head. Greeted me by my first name and proceeded to verbally attack me, bombarding me with "whys" and "you should have told me"(keep in mind she stays on the property as well and EVERYONE was affected" nonetheless when I walked out the office she was probably a bit more "tiffed". April 2,2019 , Inspection day rolls around and of course my unit is chosen (while I'm not there). When I returned to my apartment later that evening my lights were left on, and my house was vandalized. My curtain rod was YANKED from the wall(it was drilled in the wall so it took much effort to pull out), things were thrown about my house (not in the fashion I'd left it). I kinda figured this was retaliation because I'd gone over her head. I emailed her asking her had my unit been inspected (to place her in my unit). I write all this to say this. I'm not sure what the proper protocol is when she's doing inspections but I can be sure it isn't vandalizing someone unit! She has nothing short of a bully since day one! She needs to be out of her authority. By the way she carries herself I can tell she's probably gotten away with much more but people are either far too lazy to report her or scared! I don't feel safe with her having access to my home (where I have two kids) knowing that's she's abusing her authority and HAS been! Who knows If she's done or capable of! I made a point to video record my unit before I left out to give proof that Rhonda definitely abuses her authority here at St James Village. If someone can contact me as soon as possible that would be great! I could write a book on this lady , the hours she keeps(or lack there of),the unorganization, in professionalism. I returned to my apt after work around 7 and my unit had flooded from the rain fall. I called the "emergency maintenance" and reported the flooding and standing water and my rug, printer, pouf, and dog beds that had been damaged. No one ever showed up. I called back THREE HOURS LATER to find that my call had been described as a non-emergency and simply described as a crack in the foundation. It's 3 days later and the only effort that has been made is the maintenance guy coming in to see where the leak was coming from. Luckily I had some pictures as I had everything dried up cleaned, you know so I wasn't living in standing water and whatever grim the leak brought in w it, and had some of my damaged property removed. I know that my property is my own responsibility but I am completely disappointed in the total lack of help I have received from Dominium. They are failing to provide a livable unit and I'm so surprised at their complete lack of assistance as the people that work in the building are typically so kind and seem to be so helpful otherwise. When I finally reached him he argued that I didn't owe and then found a file that paperwork had never been processed on it. I was considering three different Dominium properties, did my research, and have been calling both The Landings and The Legends for DAYS. No one answers the phone. Not at either place, despite their posted office hours being reaffirmed by the "off-site call center." The receptionist at the main Dominium office is unbelievably rude and will hang up on you or transfer you to voice mail if you ask her any questions. Clearly, no one at Dominium has even an inkling of what constitutes customer service - good or bad. The guy at A-Mill is great, but with three out of four Dominium properties contacted being total losers, I am going to look elsewhere. We moved into Legends in Apple Valley, MN in mid July, managed by Dominium. The apartment was not rent-ready, clearly not having been walked through or cleaned. Counter tops were sticky, windows and sills thick with dust and grime, and carpeted floors not vacuumed and spotted with dirt marks. The air conditioner was not working, hence having to shack up with friends. We put in our move-in maintenance request in mid July. Confirmation of the work having been completed was received on September 6. Our issues included a bad laminate hallway with raised edges, a similar situation in the kitchen, and a splintered balcony deck. Broken blinds needed to be replaced and a nick in the front door fixed. These apartments do not, and have not, had a full time maintenance technician on site since they opened 6 months ago. They have depended on Brian from another building, to come over here to tend to issues. For us he was a twice 'no show' and when he and my wife finally connected on the phone, he yelled at her about several things and then told her that he's a busy man, to which my wife responded, "yes, and we are the tenants". We have clearly told the front office that we will not have him in our home again, and they sent Mike from another property to do our maintenance. How we wish that he were here as the onsite technician. He is a thorough gentleman, is very professional and have superb tenant skills. He also did an amazing job at handling the repairs after Brian told us that our issues were contractors' problems and that Legends would not be responsible for them. read more

Total rip off is where i start with my review. I live in the Shelbys Crest And Landing complex in Shelbyville, Indiana. When i first moved in it was owned by Buckingham and my rent was 699 for a 3 bedroom townhouse. Then the next year the property was bought out by Dominium in 2015. This is a tax credit property for low income residents. The first year Dominium raised my rent to 740. Second year 750 not to bad just 10 dollars. Third year a big jump again to 790 and this was a shock to me and my wife and this year its a great big slap in the face to 968 a month and man was i upset. I called the regional manager Theresa at the corporate office to ask why she or Dominium is raising the rent $178.00 this year. She said that something called the utility allowance went up so they were deciding to charge the highest amount of rent that is allowed. Now me not knowing anything about rules and regulations in how much rent can be raised thought that big of a jump in rent is not normal especially when this property is for low income people. I tried to talk common sense to Theresa about what they are doing. Me and my wife have paid our rent on time from 2014 to April, 2018 and we wanted to make this our long term home. This did not matter to her as well as how much this was going to put us in a very tight bind financially. No amount of compromise, or compassion was shown by her. I guess its nice when u have a lot of money for someone in her position that does not have to live from pay check to paycheck. As of right now we are going to have to pay this politicians price for rent because we have to give a 60 day notice to move out. With not much time to find another place to live we are stuck here. I applied to the apartments, Leyland Pointe in Georgia but was not approved. And I'll start by saying that Shannon, the leasing specialist I was working with is amazing. They told me that they would begin processing my security deposit refund and that it would take 30 days before it would be ready for me to pick it up. Naturally, since the security deposit was a large sum of money, in the span of those 30 days (which is now up), I would call and check on the status of the check. Between January 22-24, I called and they let me know that the check was cut and was in the mail. That's what is most startling to me at this point. Where is the check? I'm located in Georgia and the corporate office is located in Minnesota. I have family that lives in Minnesota and Chicago and it does NOT take two weeks for mail to be delivered. Upon my confusion, I decided to call corporate to get a better understanding of where my money was. I was told that Jennifer H. (I forgot her last name) was the person I would need to speak with for that particular property. She didn't pick up the first time, so I left a voicemail. From there, which has now been THREE days, I have called several more times and left a couple more voice mails and have not heard from anyone! Instead, upon calling, I get routed to a voicemail of John Callahan. Not to mention, whatever woman receptionist they have picking up the phone is very rude and transferred me in the middle of me talking to her. There was a pleasant male receptionist who I spoke with this morning. He transferred me to Janet, who is in a position above Jennifer H., but surprise, surprise- she didn't pick up either. So I contacted the legend Woodbury to inquire about their units. Prior to me going online to fill out an application I had several conversations with a person there. The apartment says you have to be 50+ so I asked the young that I was speaking to and set my appointment with if it would be a problem for my granddaughter to live with me she said no just one person needs to be 50+ in the unit. So I did my application online paid my deposit and application fee. I received a call from the person there and she asked me when I could come and finish my paperwork. We set an appointment I go in and I felt a little uneasy by the looks. Anyways I sit down start my paperwork we get to who will be residing with me. So again I say my granddaughter who is sitting here next to me. She gets up goes and speaks with another person in the cubicle next to us. She then come s back sit down we continue to finish the paperwork. 5 minutes later the person she had spoke to came over stands over me and says we can't rent to you she has to be 18 and you have to be 55+ now mind you I asked these questions prior to doing anything. She then proceeded to tell me that she would try and put a rush on getting my deposit back but not my application fee. Now I would understand if I was denied for something I did wrong but it was due to them not giving correct information. I truly believe that it had nothing to do with my child being 10yrs old because you then tried to throw in a loop saying and I had to be 55 which I am. It is a known fact that some people don't have kids before they are 30 so would fault them and not let them on your property or was it because I am a 55 yr old African American. I live at Legends of Apple Valley and have loved every minute of it. I moved in when it first opened and have made so many friends. I was hesitant at first I was living in a house for 40+ years so it was a big move. I love my kitchen and balcony. It's so homey! My cat even loves looking out the window. I have to give much gratitude and thanks to Samantha in the office. She has made it so easy since day one. She has been reassuring always smiling and making it a point to say hi to each of us residents every day. Samantha is truly one of a kind and will make sure if you're having a bad day to somehow cheer you up. Apple Valley wouldn't be the same without her and I tell her that everyday. My credit was ran the same day( I know this because I have credit monitoring). I was called on Tuesday and told I wasn't approved. I asked when could I pick up my $300 money order that was for my deposit. That's when I was told it was deposited and I would get a checked mailed to me. I snapped! How could my refundable "deposit" be deposited in the bank without notice of my approval? "It was in the paperwork you signed" Ok, I'll take that, maybe I didn't read the fine print, however professional courtesy should've kicked in to reiterate that the funds would be held regardless of approval for 30 days. I also let the young lady know that. Let's go back to the depositing of my money! I applied on a Saturday, they ran my credit that Saturday they knew THAT SATURDAY that I wasn't approved however banks close early on Saturday's, closed on Sundays so they deposited it Monday and waited to call until that Tuesday. (Had to write that out for you) Now fast forward some 30+ days later.....I called asking for my check because I had it mailed to them because I didn't know where I would be living in 30 days. The young lady asked for the spelling of my last name and told me my check was mailed out 11 days ago but they hadn't received it yet. I asked where was it coming from she stated Minnesota. Now I'm no genius but I'm pretty sure first class mail doesn't take 11 days! Is someone walking it from Minnesota to Georgia??? Carrier pigeon?? If i could give less than one star I would. Epic Apartments in Daytona was great to live at. The manager at the time, Samantha, was absolutely wonderful. Rob, the manager after her, was a total tool. He charged me after moving out for a tub resurfacing, which was messed up before we even moved in. They sent the file straight to DOMINUIM collections, not a third party collections. When I went to call and take care of it, Tom (the incompetent idiot he is) told me that there was never anything noted on the paperwork, which is a flat out lie. He stated that he was in charge and there was no one else I could speak to in regards to the matter. He started fighting with me on the phone and asked if I did a walk through with Rob. They built a property right on Highway 10 in Spring Lake Park, but did nothing inside or out about the LOUD incessant noise from the highway. No matter how they try to downplay it or spin it, it is wrong, but there is no way a builder who has been in the business as long as they have been didn't know that exposure to loud highway noise without a choice or a break from it is detrimental to the health of residents. Yet, they made purposeful choices to put in single pane windows and no insulation in the walls facing the highway. And they also purposely chose to not put in anything outside that could serve to at least mitigate the noise from the trucks, motorcycles and cars all day and night long. But why not make a profit off of screwing people, when there is no one telling you not to? They want you to call this "home" but who wants a home with a truck parked in your bedroom or living room? If they had been honest about things, a bunch of us would have made different choices. I have been a contractor for this business for at least 2 years. On a repeated basis I have had to call the corporate office to see why my pay has not been submitted. Time and time again my pay has not been sent to me on time. Usually more often than not I receive my pay past the 45 day mark. Even after submitting my PO's I recently had the company question my invoices and now I am again waiting for my pay. $12,521 to be exact. They treat the contractors and employees like trash and expect more out of them than what is actually possible. They are now without a maintenance man once again after I brought in a guy for them a little over a year ago. They had went months with no maintenance man. When finally getting a guy to do the maintenance end for the complex, they neglected to train him properly and expected the unexpected out of him. Denying him vacation time that was rightfully owed to him. They also neglected to pay their maintenance man for about $1000.00 worth on emergency calls that he put in. Being committed to this company and working for this company for two years has really put a damper on my credit scores due to waiting for pay on a regular basis. I would not suggest working for this company through Dominium or as a contractor as I have seen both sides of how they treat there workers. Not a good experience. read more
