    Compass was unprofessional, Managers came and went from them throughout our short time with them…read more. They threatened to drop us for the Board members being concerned and asking questions. Manager threatened homeowners would be banned from portal and meetings if they kept asking him the same questions he refused to answer factually. In the end, after they inappropriately managed to upset the Board with threats of dropping us, The new Board terminated contract with Compass, but then Compass did not pay many of our bills in the last few months of using them, nor forward our records properly to the new Management Company. I do not recommend them at all. Run!

Let me count the ways: My association utilized them for two full years before firing them, which you could argue was equally the fault of the association Board for not properly vetting to conclude they were the best option. There was a blatant conflict of interest involved with one of the Board members (at the time) confirmed as being married to one of the owners of Compass, so that should never have happened (you had two people with influence deciding there was nothing wrong with it and presumably never disclosed it). Aside from that, the top knock against them for me would have to be the unresponsiveness to direct email inquiries which invariably would involve unnecessary waiting and subsequent follow-ups by myself. A close second would then be the finger pointing that would ensue with nobody taking responsibility (maybe hoping the questions would die a slow death). Blaming delayed responses on computer software is something you just keep to yourself. For the two years they were responsible for property management, they charged an ANNUAL fee of $250 for simply being provided tenant names, lease agreement (even when the tenant and lease didn't change YoY). They didn't actually perform any administrative tasks to legitimately earn that very rich $250 fee. Accusations (and ultimate rescission) of inappropriate winter storage of personal belongings on the patio by my tenant was yet another whirlwind of unnecessary back and forth for an entire month with Compass that screamed "fee chasing" was another very questionable (at best) business practice. Contents on the patio included lawn furniture, specifically provided for as acceptable in the Condo Rules & Regulations. All of the above happened in the first 12 months and I'm just one rule-abiding homeowner in a community of 160+. One star rating is one star too many.

    Mr. Mark Gettinger helped me in finding a great deal in Minnesota (I am living in the West Coast)…read more He also explained me in detail about the required process and paper work and prepared an offer that helped in competing with other multiple buyers and getting a right price for my new condo purchase. In addition, he communicated with the condo association and provided all required documents for set up the HOA payments on time. Moreover, he suggested to do the Mobile closing ( the notary came to my home for signing the closing paper in the closing date) which saved my time and $$$ money because I did not need to fly to Minnesota just for the closing. Mr.Mark Gettinger has provided an outstanding customer service. He commutated with my Closing company and Lender directly when I needed the information's clarification ( especially, the specific legal terminology). Furthermore, all the paper work and earning money sending were done electronically-it was so easy and accurate as well as saving a lot of my time and energy in this busy life. In Sum, the closing was done on time, and my Lender told me that they were impressed how Mr. Mark Gettinger was able to manage very professionally the condo purchase ( which is required more knowledge and documentation than purchasing a single home) and also for a Buyer who is living in the different state. I am recommending Mr. Mark Gettinger as a trustful, knowledgeable, thoughtful, and professional Real Estate Agent.

    I lived in a Silver Bay Home for three years. I moved in May and the AC broke during a record heat…read morespell. Their maintenance guy never actually fixed the AC - he kept welding the same part and it kept breaking. Then he told SB that it was our fault because the filter was dirty, and they charged us for his visit. We had $500 electric bills for the first two summers until they replaced the AC. The next lease renewal, they raised our rent. And, they did not maintain the exterior even though they raised our rent. The fence rotted, the paint began peeling on the exterior, and now there are huge holes in the siding from woodpeckers. They refused to repair the holes and the house has roaches and other critters. In retrospect, SB did the absolute minimum to make the house rentable and comply with the laws, but nothing else. Initially, I thought the staff were decent people until my family ran into hard times. They accepted alternate payment arrangements and we planned to honor our obligations under our lease. Then, Mona Lisa completely stopped communicating and sued us for eviction. I regret prioritizing the rent payments for as long as I did. Had I known they would do what they did, I would have ghosted on them months before. You are just a number to these people and all they care about is profiting from the crappy houses they acquired for super cheap during the recession. Also, we have had bad luck since we moved in there. I am thrilled to be out of my lease, even though we were sued. Ultimately, we had a roof over our head. That is the nicest thing I can say about them. Please rent from another company if you can.

I can only imagine it will only increase over time. We are looking to move by the end of our notice to vacate, the home is not worth what they are asking for in rent and I refuse to pay the extra because they feel it's some how justified. We have never been late on rent, never asked for much of anything from them. We just pay our rent and live in the property, feels dirty to increase rent for no apparent reason. If I could do it over again I would not have rented with them. If you do choose to ask for the HOA rules and regulations, as we have also received a notice in regards to on street overnight parking when we had family in town. This is not posted in our community and apparently we were just supposed to have known this? *Update, 12/22/15 contacted management and waiting on response if it is at all possible to maintain our rent at the same price we initially had. Will update if I ever receive a call back and what their feedback is.

    Our experience with HJ Property Management has been consistently frustrating and unprofessional…read more They do not take accountability for property-related issues and instead shift responsibility onto tenants at every opportunity. After a water leak caused by an adjacent unit damaged our suite, they refused to restore the affected area--even though their own plumber confirmed the leak came from another unit. Rather than assist their tenant, HJ pushed the cleanup and repair costs onto us, despite clear lease language indicating otherwise. Worse, they've entered our space without proper coordination, hired vendors to replace ceiling tiles and lightbulbs, and then sent us a surprise bill for over $1,200 to change roughly 20 lightbulbs--without prior approval. There is no transparency, no communication--just invoices after the fact. They also tried to assign us full responsibility for a 25-year-old rooftop HVAC unit in a one-year lease, insisting we were 100% liable from day one. Unsurprisingly, the unit had issues the first week it was turned on. This kind of behavior is unacceptable. HJ Property Management routinely deflects responsibility and holds tenants accountable for everything--regardless of cause or context. If you're considering leasing from them, read every clause of your lease carefully. They do not act in good faith or provide the support commercial tenants deserve. Do not use them if you value communication or timely resolutions.

He had excellent timing when it came to our requests for repairs, his open communication was very helpful when we needed his assistance for anything or had questions, and he upheld a high integrity when it came to the lease. He is a very humble businessman and runs his properties with strong responsibility. His maintainence vendors were very respectful of our home and willing to work out time slots for repairs in a timely manner. Our property was kept up to date with maintenance repairs (yearly) and state codes. His empathy was clearly shown during our time of financial stress, when he sent a list of community resources and county assistance programs, plus tips on how to file, to help us out. When our German Shepherd passed away, he sent out a sympathy email and gave the ok to get another dog when we were ready with no additional deposit. We truly cannot thank Nick enough for all of his help and his generosity. This rental property was not a regular rental property; it was our home. We look forward to buying a house for him in the near future.
