It all started when Karen helped my parents sell their house in less than a day…read more.. I reached out to her to see if she'd be willing to come take a look at our house and help us determine what repairs and upgrades we'd need to do to maximize our sale price while minimizing time on the market. She was happy to help and her advice was spot on. We procrastinated and took our time getting our various projects done (that's how we roll), but Karen didn't pressure us, just checked in every few months to see how we were doing, even offering to come back out for another look whenever we were ready. Did I mention our house was in High Ridge? Anyway, about a year after the first visit, we asked her to come back out. Karen helped us make a few more decisions, and we finally landed on a "we'd like to be on the market by this date" date. Once we made it official, Karen listed our house--the pictures were fantastic--and we accepted an offer just about a week after going live. Karen helped us through the negotiation and inspection process too, recommending some really great (and affordable!) companies to do the work. Meanwhile, as our buyer's agent, Karen was ever-so patient with us as we looked at a bunch of houses, then suddenly revised our budget and looked at some more, then suddenly switched target areas and looked at even more. The absolute best thing was how great she is at identifying potential issues. It was kind of like bringing a home inspector along to every showing! We found "the one", made an offer, haggled a bit and yada yada yada, here we are, a year later, in our perfect house in the perfect area. We just couldn't have done it without Karen's help and expertise. AH-MAZING.

Where do I start? We lived in our house for 2 years. In those two years, we have obeyed every rule…read more We have fixed everything we could fix. We have dealt with some VERY nasty living conditions due to the lack of money the owner and agency had available (so they claimed at least). There was a constant rodent, bug, and very bad mold problem all 2 years of us living there. They never once tried to fix the problems. We had to pay for EVERYTHING. They never even provided pest control. Not even willing to offer for a fee like most basic apartments even do. The carpet was DISGUSTING. We mentioned it from the moment we stepped into the house and for two years they refused to change it. There was a dog living there prior to us, too. Here's a LAUNDRY list of everything that was going wrong with the house that they jerry rigged to meet their cheap needs: The roof was in SHAMBLES. So bad so that a little while before we moved out, it starting leaking when it rained. There was a window pane that kept falling down that was more than half the size in length of the roof. It covered a huge opening that was supposed to be boarded up but the board fell inside the roof and they never bothered to fix it. They just stuck a piece of glass over it, with no insulation. so that the house was freezing during the worst winters Missouri had seen in a long while. Kept falling down and we had to keep propping it up with boards and whatever else we could find. Snow was literally coming into our house. The gutter around the window pane that was mentioned above was literally ripped from the house and in a crumpled mess because of the messed up window pane. The rodent problem? The house would smell of dead mice because there were tons of them living in the walls, living everywhere, dying in the vents. It was DISGUSTING. We've killed more mice than I have even SEEN in my entire life. Roaches. Oh my gosh. They would crawl on our bodies. I can't even go there it's so disgusting. In our pantries. In our dishes. In our fridge. On our clothes. Back to the carpeting, you couldn't vacuum without the carpet falling apart. The one thing they did fix (though it took the better part of a whole year) was a MAJOR leaking issue in the bathroom that caused mold to grow and flooding to ruin the main carpet area. Did they replace the carpet for us? No. Heaven forbid. At the price of $1230/month, who could afford that?!?!?! The tiling upstairs wasn't even attached to the floor anymore. I was half tempted to super glue it back to the floor. The blue carpet in the dining room was STAINED of dirt being tracked into the house. They had a rotting, rusty, sharp and dangerous metal bin out in the yard that you couldn't remove. The wooden stairs leading up to the house were a hazard. They were so bad you had to be very careful where you stepped or you'd break your ankle. The deck was falling apart. They left the garage door a mess. The upstairs in the garage was disgusting, the door opener was and still is broken, the garage lights outside never did work. The walkway to the house was falling apart. We made the front yard look amazing. Looks like professional work was done to it. The fireplace hearth had a massive piece missing off the corner. No bother to even replace it. There were burn marks on the carpet. The walls were a mess. 2-3 different shades of color on it, dirty and disgusting. We washed dark brown dirt off the walls upstairs that the rental agency didn't bother to make sure was cleaned up. Here's the kicker. They made us pay $200 to get the carpets cleaned. Same carpets they REFUSED to replaced no matter how many times we asked them to. No matter how many times we told them it smelled awful, they said they didn't have the money to do it. We had a $1700 deposit with them, in total. $500 was refundable pet deposit. They CHECKED THE HOUSE before we left, said everything was fine. Said we would get our whole deposit back. New tenant comes in and claims there's an odor. Well DUH. So what do they do? The agency comes back and SUDDENLY they smell it! Even though they just didn't smell it when we were there. Ready for this? They took OUR MONEY and replaced the carpets. YEP! A huge chunk of our deposit. Our money. Remember how they wouldn't replace the carpet when WE asked them to for two years? Because they had no money, remember? Well now that had it. Our money. They. Are. Thieves. and liars. I haven't even told you about everything but I'm done wasting my time. DO. NOT. DO. BUSINESS. WITH. THEM!!! At least not with Roger Schneider himself. We thought he was a good business man and we gave him the benefit of the doubt for two years. We trusted him with our money. Looks like he took us in the end. His brother is nice, though. Too bad he isn't in the real estate business...
