Unfortunately my service ended after one visit…read more Before hiring the company, I spoke directly with the owner, Mike, and explained what I needed for my property, including picking up fallen palm fronds as part of the service. I was quoted $210/month. After the first visit, I noticed multiple palm fronds were still lying throughout the property. When I contacted Mike, what should have been a simple first-service correction turned into a lengthy and uncomfortable text exchange. He stated that the fronds had been sitting there "for weeks" and would normally be considered a cleanup, despite me explaining that my previous lawn company had serviced the property just the week before. There was also a disagreement regarding palm trimming. Mike stated that his crew had trimmed six palms and referenced photos provided by his crew. However, those palms had already been serviced prior to T3 taking over, and the photos presented to me appeared to show different trees rather than a clear before-and-after of the same trees. What concerned me most was not that something was missed during the first service -- mistakes and misunderstandings happen. It was how my concern was handled. Instead of simply clarifying the service expectations and resolving the issue, the conversation became increasingly argumentative. Mike ultimately told me not to contact him again and waived the charge. He then told me that I had "taken money from a small business owner that is a single father." This was particularly upsetting because I had already offered multiple times in writing to pay a prorated amount for the service performed, and I offered to pay again after he made that statement. I was never asking for free service. I have retained the complete text-message exchange documenting the conversation, including my repeated offers to pay, should there ever be any question regarding the accuracy of my account. I understand that misunderstandings can happen, especially during a first service. I was looking for a reliable long-term lawn company and would have been perfectly willing to clarify the scope, pay appropriately, and move forward. Unfortunately, the way this first concern was handled made me uncomfortable continuing the relationship. I'm sharing my experience so prospective customers can make their own informed decision about whether this communication and customer-service approach is a good fit for them.

The owner, Sean Flanigan, is prompt, professional, caring and does high-quality work. As a property investor in Florida, Maryland, DC and Virginia it is important that my contractors say what they do and do what they say in the time they say and provide quality products and services and reasonable/competitive pricing and this company hits all the buttons consistently. There is literally nothing they cannot do - and guarantee their work. They were able to take on some very complex issues in my rentals (specialized tiling, complex plumbing issues and electrical as well). I also contract out to them regular maintenance for my properties in Florida as I cannot always be there and are quick to respond and be on-site. They save me tons of headaches and money and even have saved me on property insurance in Florida which is HUGE! I only wish they provided services for my other properties in the DC/MD/VA area as I would contract them there as well. Electrical not finish upstairs, bathroom switch put in wrong place and not up to code. Can lights never wired and switches in bedroom not even connected. Missing ac covers, crushed duct work in attic from moving or adding vent. Baseboards not completed. Bathtub/flooring sealed. Ceiling not painted completely. Holes on ceiling not covered. Let's move to the stair case next, they used silicone caulking to secure the vinyl boarding to the stairs. Now stairs falling apart not to mention they didn't finish the stairway or the hole they left for plumbing in upstairs bath. Now let's move downstairs can lights not installed in the bedrooms and additional vent in master bedroom never installed . Also was suppose to move a vent never done. Holes in ceiling never fixed. The doorway to the bedroom not completed. Caulking in bathroom not done. Now let's visit the bathroom they tore apart painted half never finished installing bathtub after continuous excuses. Sink never finished cement wall board never installed, plumbing never done. Tile not installed and toilet not installed. Now the garage installed side door that's not working and was suppose to install beam in garage. Never happened. This job started on April 1 2025 and Steve and Brandon did show up most of the time until Steve got his last draw and promised they would be done in 2 weeks that was on August 25th they came 2 more times and a bunch of excuses on why they couldn't come back and finish. Last I heard on September 19 he and Brandon would be there Monday 22. That day came and went and still no sign or word from them. I paid them all there draws and material costs have all the canceled checks. But they skipped town. I have had an electrician come and fix the problems they left me with as well as an Ac person come and fix the problems Kova contracting left. I will be in the coming weeks. Have a plumber come and other trades to try and get the work done that I paid for already. So this is not a good review. I would post the other photos but apparently there is a limit
