Long story short, I requested that all of the new connections be made in boxes that were accessible, such that if there is ever an issue, the connection points are easily discoverable and accessible. Despite the communication, the net result was that they left 2 hidden connections in the ceiling, and what's worse, they used 14 gauge wire on a 20 amp circuit. While communicating about the boxes etc, they were not honest on 2 different occasions; once where I had to push back for them to expose a connection that was hidden, and another time when I discovered the hidden connections they created in order to expose a connection in box. I had another electrician come out to fix the issues after I discovered the hidden connections and 14 gauge wire. Now, for what is worth, I don't know how much the issue stemmed from Rocky or the crew he had on the job. If they just did the structural work and the drywall, I'd easily give them 5 stars, but because of the unfortunate experience with their electrical work, I had to bring it down to 2 stars. If they just did electrical, I would have easily given then 1.

    PACE has massively overcharged me on two civil engineering projects, cost me hundreds of thousands…read moreof dollars in years-long delays, and given me totally incorrect information as to what would be approved on the city level for dividing a piece of property. When I started to tell another general contractor what happened, the moment I said the name PACE, he said, "I don't work with PACE because I would like to have some profit on my projects." If you don't mind extremely long, drawn-out delays, paying through the nose, and getting the run-around by engineers who claim to know city regulations but don't, PACE is the firm for you. Now for the details: I had two civil engineering projects with PACE. On one project, I was initially quoted $107,000. Thus far, I have paid $123,802.42. They are trying to charge me an additional $103,000. They were supposed to have given me the CAD drawings and the survey of the property since I paid for them and much more, but they are refusing to release documents that rightfully belong to me. They purposely delayed this project for two years, which cost me an additional $300,000 in taxes, interest, and administration fees, not to mention the potential profits I lost during this time. In researching the delays, I saw that the City of Bothell had responded on Jan. 28, 2020 with jurisdiction comments to my submittal, which PACE was supposed to be managing. PACE neither notified me nor responded. After 180 days of no response to the City of Bothell, the submission automatically lapsed. I still do not have approved drawings. Even PACE admitted this project should have taken a year (six months is more reasonable) to complete. It's been three years, and I now have to start over with another engineering firm. The engineers at PACE who did the drawings for me will contend that they drew complete plans three or four times; however, I have sufficient evidence from my records and from experts that this is not the case. For my other project, I paid PACE $44,835.75. I have nothing to show for it and they are trying to charge me an additional $14,000. I believe the senior engineer in charge of my project continually deceived me, telling me I could obtain a three-lot permit for this lot. After two years of delays on the part of PACE, I finally reached out to the City of Bothell myself. They sent me an official email telling me that I cannot obtain three lots. Just like in my other project, PACE did the initial survey and they are refusing to provide the documents to me. PACE's delays have cost me at least one year of progress on this project and untold damages to my business. In researching this second mess, I saw that on April 21, 2020, the City of Bothell made a jurisdiction comment on my submittal. Not only did PACE never notify me that the City of Bothell had requested a response to their comment, but to this day they have not responded to the City. Of course, the submittal has now lapsed. To be charged over $44,000 (not including the outstanding invoice) for a project that I should have been told at the outset was not viable is outrageous. Management/ownership was informed of all of these issues and did nothing to remedy them. Know that if you have a billing dispute with PACE, they will charge you full engineering fees for the time to meet with them to discuss it. This is highly unreasonable. Whatever PACE may say, I have gone through all my emails, my original contract with PACE, and the City of Bothell records. I have sufficient evidence to support my statements. I have had to fire PACE and am starting again with another engineering firm. I will avoid this company at all costs for all my future projects.

I needed some additional information from that engineer, but after a month of trying to reach him, I finally gave up and put calls out to new well-reviewed structural engineers. Out of the six I contacted, Dimitry was one of only two who actually got back to me, and within a timely manner. I was very impressed with his knowledge and his ability to translate everything into laymen's terms that I could understand. Additionally, he spent an extremely long amount of time on my property, looking at everything and pouring over the construction plans. I felt confident that he was considering everything before giving his opinion and suggestions. Lastly, I found his rates more than reasonable, especially for the amount of time he spent on my property and his level of expertise. I highly recommend Dimitry and Structural Design Shop if you are in need of a knowledgeable, experienced residential structural engineer.

I reached out to Dmitriy in a panic and he was available to swing by practically the next day and immediately come up with a series of far more nuanced, elegant solutions that actually took into account the age of our house and the scale of the project. After his initial site visit, he was able to get detailed structural sketches to us in under 3 days. In a city where structural engineers are routinely turning down projects or quoting weeks or even months-long turnaround times, that in itself was a miracle. You can tell he works hard and definitely knows his stuff. I wouldn't hesitate to reach out if you need an extremely smart and impossibly responsive pro to swoop in and save your ass, like we did!
