We have multiple outstanding invoices from over a year ago that remain unpaid. We experienced disputes over alleged workmanship issues that were not communicated to us during the projects, as well as situations where project managers requested additional work but payment was later denied because formal change orders were not completed. In our experience, provisions in their franchise agreement were repeatedly relied upon when disputing or withholding payment on our invoices. This had a significant impact on our small, family-operated business and left us with thousands of dollars in unpaid work and expenses. Based on our firsthand experience as a subcontractor, we would not recommend working for ServPro. If you do choose to work with them, we strongly recommend getting every change order, approval, and request for additional work in writing before proceeding--even if you are pushed to complete the work quickly or given verbal assurances that you will be paid. We would also recommend having the homeowner and project manager sign a certificate of satisfaction upon completion of your work. It may seem like a lot of extra steps, but having thorough documentation can help protect your business when it comes time to getting paid. Unfortunately, we were too trusting and did not take these additional precautions. We hope sharing our experience helps another small business avoid finding themselves in the same situation.

We thought it came from a roof turbine so we called Thompson and Thompson because they have experience with wind turbines. Dan Evans came out and determined that perhaps we had a seal on a turbine that was leaking. So we replaced not one but 4 turbines at a cost of $1200. He assured us that after we replaced them we could repair our ceiling so we did. Subsequently after the repair of the ceiling we had an 87 mph wind With rain. We had water in the same spot and other additional spots this time. I'm 73 years old and I had never been in the attic before. But I crawled up there to see if I could find the problem. I was appalled at the condition of the insulation where we had the leak. It had been spread around so that it was 2-3 inches thick in some places and bare in others. It was apparent the leak had been looked for but the insulation had not been put back in place. Water did come in from the turbine. It was not excessive but it was enough to stain the ceiling. I found the original leak to be coming from the hot water vent. It was quite obvious. I had that repaired by a HVAC contractor for $400. And an insulation contractor fixed the insulation at a cost of $3000. This included extra insulation to make it correct throughput the attic. They may be good roofing contractors, but seem to know little about fixing leaks. It cost me at least $1200 I didn't need to spend.

When the techs arrived, they made no mention of a charge, nor did they provide any kind of invoice or paperwork before leaving. I later received three bills by mail, each demanding $130, with no explanation of what the charge was for -- just a warning that failure to pay would result in the account being sent to collections. I did not believe the charge was warranted and disputed it in writing via certified mail with return receipt, which Universal Electric received and signed for. They never responded. No follow-up, no phone call, no documentation -- just silence. Eventually, they turned the matter over to a collection agency. It's frustrating to be billed for a visit where no service was performed, no agreement was made, and no information was shared upfront about potential charges. We have two boys (4 & 2) that were also home and very interested in who he was and what he was doing. James laid down blankets to protect our floor from any mess. He took things apart and serviced the fireplace. Vacuumed the logs, replaced the embers, cleaned the glass and painted the inside to look new. He made sure before he painted that no one was allergic to paint fumes. Which I thought was a great question to ask as you never know. My children were all up in his business asking questions and James had the patience to answer them. (They has good questions) James even blew up a glove for the kiddos to share. It was refreshing to invite a stranger into your home and have them leave as a friend would. I highly recommend the company.
