I've also been a very active…read moreboard member of condo association, closely managing the property over the past 16 years. We used OPM from Feb 2010 until March 2014. I can say without hesitation that they were the worst property manager we have ever had. There are many reasons I could list to support my assertion, however, frankly I'm sick of dealing with them and happy to have moved to WKR in Cape May. (So far, WKR has be great). The one reason I will give that should be more than sufficient to disqualify them from your selection group: The do not manage the activities of their usually incompetent staff, simply pass along the hours that they say they work to you, the unknowing property owner. On more than several occasions I questioned high costs that resulted from high hour counts from the maintenance staff. I am a all-summer-long resident in our building and know without question that the hours that we charged were in many cases nowhere near the hours that were worked. Whenever I question these amounts I was told that the workers were already paid and there was nothing that could be done. Really?! They are not our workers and it is not our responsibility to manage them. In essence OPM treated us as a 'pass-through' for payments to their staff, but a pass through with no control or recourse. I could go on with numerous other examples of why you should avoid OPM. There are far too many other property management services in the area to choose from so I would highly recommend doing that. Stay away.

The entire facility is top-notch…read moreand newly-renovated: refreshing lobby, business room, gym, and large, round pool/hot tub patio area. All common areas and hallways have been freshly-painted and papered, complete with new carpet, lighting, and wall murals. The location is across the street from the beach, with a small gazebo park with paved path on the way. Views of both the ocean and bay can easily be seen from the complex. We rented Unit #301, a true gem, with 2BR/2BTH. With upgrades throughout, the granite-enhanced, well-equipped kitchen was a joy to work in; the double slider doors led to a generous balcony for dining; and bedding and furniture were crisply-clean and new. Finally, a word about our rental agent Diane Brannen: she is a great find in this era of indifferent and spotty service. This lady is a true professional, from the moment she waved her manicured hands to open the entrance gate, through my many (!) questions about the area, until our final check-out. It is comforting to know that she is a pleasant and guiding presence in the building, able to expertly handle any issue. There is also a security guard on the premises at all times. We hope to make this our new vacation spot at the Jersey Shore: immaculately clean, convenient, and well-serviced! Note: We rented through the Chris Henderson Realty Agency, and the experience was seamless. Strangely, they do not accept credit cards for deposits or payments.

    My first time at the Surf Song will not be the last!…read more My amazing stay at the Surf Song started when I parked my car in the guaranteed spot and then used the smooth luggage carts that they had available to all renters. After getting unpacked I took a quick jaunt down to the beach which is only a minute or so away. On the way back I stopped by the pool to get a quick swim in. Not only do they have two pools but they also have a soaking tub that is great for reading. The chairs at the pool were so comfortable and it was never too crowded. From there I was able to head out to dinner. There were SO MANY PLACES within walking distance. The Surf Song also has an amazing sunporch which my fiancee and myself used to play games. The Surf Song is also located seconds away from the boardwalk so every night we really enjoyed walking around there and getting our free fudge samples. Finally the condos themselves were beautifully maintained. I stayed at 510 and the beds were comfy, couch was great and they had EVERYTHING I needed inside. Very much enjoyed my stay there and would be happy to do it again next year.

There were multiple unsupervised children at the pool who repeatedly jumped on and hurt members of my family including my youngest daughter. While I understand there is no life guard on duty for life saving purposes there should be staff members on site to address issues especially ones that involve guest safety. Beyond unacceptable to come on vacation and have members of our party injured and upset the first day.

The pool hours are not what is posted, they make them up as they go. They have employees sitting around watching every move you make. They yelled at us for everything. No playng with toys, no jumping, noise , no playing Marco Polo and on and on. All rules that were not posted. But those who own can do what ever they want. They had 15 year olds in hot tub, under aged being left at pool with out guardian, glass alcohol bottles at pool, all rules clearly posted. They ruined our vacation

    There are pros and cons to the Pointe at Moore's Inlet in North Wildwood NJ. The pros: easy access…read moreto a seawall that is great for walking or jogging. Restaurants are right outside your door (Westy's Irish Pub, Flip Flopz, North End Grill, Keenan's Irish Pub, McDonalds, Rick's Seafood (@ 5 blocks), Dairy Queen, and more). A liquor store is close by. There was an area to store bikes and beach gear. The area is pretty quiet during the day. The cons: the beach in front of the unit has no lifeguards, no waves, and very crazy currents. It is where the Hereford Inlet meets the Atlantic Ocean. There are a lot of jet skiers and people fishing. Most of the beach disappears at high tide. There are huge sand bars accessible only by boat or jet ski. The good beach (1st Ave) is a few blocks away- which is not the most convenient if you plan on bringing beach gear for the day. The Pointe has a lot of rules- make sure you and everyone in your party are aware of all of them. If you get a "violation" that will translate into a financial penalty to the owner, and ultimately you. This complex has a small 3 foot deep pool, good for cooling off but not swimming. The hot tub was broken the week we were there (July 18-25, 2015). The pool and hot tub area closes at 8PM- kind of early considering there is nothing else in this area of Wildwood for kids to do at night). One of the elevators (right outside our unit) was broken Saturday (day of check-in) through Tuesday. There are no outside grills to use. The restaurants become night clubs after 8PM- many with live music. We rented an inlet/ocean view room, so thankfully we were on the quieter side of the building. The Pointe is about 2 miles from the boardwalk in Wildwood (18+ blocks). There is a trolley, but it only runs Friday and Saturday evening. There is a bike path at 5th avenue by the beach that goes to the boardwalk, which starts at 16th street. Our rented unit # 406 had 4 bedrooms, a spacious hallway, nice open floor plan and beautiful view. It was nicely decorated.

My boyfriend was there from Monday to Wednesday, my son and I came out to stay Monday night into Tuesday and we left Tuesday night because I had a notary class the next day on July 30. I did love it here, my one issue was not enough parking. They only allowed one car per room to park on the property. I had so much stuff with me because I was not only packed for one night in Wildwood but packed for the next week without my son in case I ended up sleeping over anywhere. I usually don't sleep over anyone's house but my sister's but I always carry extra clothes on nights I won't have my son in case I end up being offered to sleep at a friend's house or something I'm prepared. So because of my issues with being prepared and having too much stuff when I found out I couldn't park at the hotel I had a mini heart attack on the inside. When I got to the hotel, I had to figure out what I needed and unload my car and than I ended up parking the car 3 blocks away. I am not sure if they can arrange more parking, I don't know if it's possible but it's the one gripe I have. The room my boyfriend, son and I stayed in had a king size bed. I bought a cot for my son to sleep on but my son ended up at the end of the bed because he didn't want to sleep in the cot, I ended up in the middle of the bed and my boyfriend ended up at the other end of the bed. The 3 of us fit lol. The room had a kitchenette. I love the rooms with the kitchenettes. I like to bring groceries with me on trips so I can save money on food out so anyplace that has a kitchenette I love. I bought regular coffee to brew and were dismayed to learn they had a keurig, if I knew that I would have bought some of my disposable k cups with me. It ended up being okay they had starbucks k cups that they provided and I was more than happy to drink that. They had a pretty nice pool. I didn't get to visit the beach but I heard they provided beach accessories. This hotel was also located at the end of the boardwalk and very close to it. I would stay here again if I were given a chance.
