Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

I'm not a renter, I'm a neighbor of a homeowner who uses MIP for their rental property who has been…read moretrying to get the fence replaced between our properties for well over a year. Because I cannot contact the homeowner directly, I have to rely on MIP as a go-between and communication has been awful. The property managers have not done a good job keeping me updated with what the homeowner wants to do with regards to the repair and they are also hard to reach; they often don't reply to emails or calls, and when you try to leave them a voicemail their mailbox is perpetually full. I feel frustrated by how long this process is taking and feel the poor communication skills by MIP have been a contributing factor. Seeing how unprofessionally the employees of MIP have behaved so far has convinced me to never rent my property in the future.

Ziad & Jeff are the worst property manager from I renter perspective I've ever experienced. They…read moredon't communicate and only care to be paid. Night before moving into the property we were informed of extensive damage to the property due to a leak but, was insured it would get fixed... it was never completed in the 4 months we lived there. Ziad wasn't there when we got the keys to the property but, the owner. She proceeded to tour us through the "clean" condo that she herself cleaned. We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? Oc resident property management doesn't management but, collect a check.

This agent has listed a property for rent in Rancho Santa Margarita. The listing has been posted…read moresince December. I have tried to contact her over 8 times and left multiple voicemails with no reply. Not one call back. I happen to be speaking to other couples interested in this property and they were told 2 weeks ago that they were no longer accepting applications and the owners are "making their decision." However during every contact with other couples she is selling them on her being their agent. The listing is still on Zillow/Redfin etc. She even told someone, who was able to get ahold of her, it is not her responsibility to remove it. It's 100% her responsibility to remove it and she has FULL power to do so as the agent.
