During that time, the tenants destroyed our house, and Stars and Stripes ( RYAN STUBBINGS ) failed to properly manage, inspect, or protect our property. By the time we returned, the damage was extensive and far beyond normal wear and tear. When you hire a property management company, you expect regular oversight, accountability, and protection of your investment--especially when you are out of the country and unable to monitor things yourself. Stars and Stripes did not meet those responsibilities. It sounds like they will do their best to ensure this situation does not occur with future tenants. -- PREVIOUS REVIEW: DO NOT RENT PROPERTIES MANAGED BY THIS PREDATORY COMPANY. We have been renting for 15 years and never experienced such predatory practices. We were model tenants and left the apartment cleaner than any other apartment we've ever lived in. We did everything on their MULTIPLE cleaning checklists including WASHING THE FREAKING LIGHTBULBS. They still found every possible way to nickel and dime us out out of half of our security deposit, including charging us $55/hour to clean things we already cleaned or to clean things that weren't on their checklists, routine wear and tear (paint touch ups) and the gas for their maintenance guy. Also, we were told during our lease that we could not hire our own carpet cleaners and the cost of carpet cleaning would be deducted from our security deposit. After our lease ended, they sent a message indicating they assumed we'd had the carpets cleaned already. We were honest that they hadn't been cleaned because they said they had to do it. Now I wish we had done it ourselves. Getting them cleaned ourselves would have saved us quite a bit as they charged us $212 for a 900 sf apartment. Our main contact was not very professional throughout the duration of the lease. He emailed and texted us messages meant for other people on multiple occasions. Our last month in the apartment he never contacted us once on what the move-out procedure was or offered to do a final walk-through. Not knowing what else to do, we left the keys in the apartment on the last day and texted him that we'd moved out. He didn't contact us until the day after our lease ended. Now I know why! It was so he could find hundreds of dollars worth of issues with the apartment to deduct from our security deposit after it was too late for us to do anything about it. It's clear now they intended to hire their expensive professional cleaners on our dime regardless of how well we cleaned. I've never not received my full security deposit back after 15 years of renting. Do not rent from New Age Realty unless they're fine with them spending your security deposit on expensive professional cleaners. They do not treat good tenants with respect and I'm glad to be done with them.

At the end of my current tents lease is where the break down occurred. 1.) They didn't obtain any pictures of my property from my previous PM, nor did they make an effort to get their own pics when taking me on as a client. Basically they had zero baseline of the condition of my property taking me on as a client. When I contested damages at the end of the lease Maya simply implied they need pictures to establish the damages occurred under this tenant. I was shocked to hear they had nothing to go off of to establish the condition of my property when they brought me on as a client. Luckily, I was blessed to have a good tenant that admitted to certain damages but it could have went terribly wrong if major damage occurred. When I contested Maya on this she said pictures were requested but we didn't receive any. My question is, why wouldn't they take their own pics or even ask me if I had pictures? She then proceeded to not answerany of my texts because she didn't feel talking about it further would provide resolution. 2.) Upon the tenant vacating the property Evolve didn't even have the correct access key to my property. It was left for me in a lock box and I attempted to open the door and the key wasn't close to fitting. I thought it would be a simple protocol to make sure you at least have the correct key to the property you're managing, especially under an emergency. 3.) I wanted to get estimates on home improvements a couple months prior to the tenant leaving. Maya intially denied that request because the tenant was still occupying the property. It wasn't until the tenant asked for a two week extension, where again, I mentioned I wanted to get estimates prior to the lease expiring and suddenly it was okay since the tenant needed a favor. In the end I would say this property management company needs to learn best practices to protect their clients high dollar asstes, need to be micro managed, and favor the tenant over protecting their paying clients. Response to Marina: I've done 7 reviews since 2016 with unsatisfactory services and your company makes the list over 10 years. You prefer to work with clients so hands off you expect them to chase down keys when they live out of town and do sufficient file combing to ensure "start service photos" are either transferred or taken. You want a new clients but not willing to execute the transfer properly. You're not interested in even having a properly functioning key hand. That means you're truly have no concern for properties or tenant safety. The monthly cut is all you're interested in. If want your clients to be truly hands off learn how to a proper transfer of service. You can't have your cake and eat it too. Also looking at your review response track record, you spend a lot of time saying you have the incorrect company please remove your low review. You're about to hit 3 star level.
