I have been working with Denver Property Management for almost two months, and I am thrilled with the level of personal service, patience, attention, and transparency that Grant (the owner) and his team have given me. I decided to rent out my house about two months ago, and did a lot of research on what property management companies in Denver I had to choose from. I was disappointed to see that most had numerous negative reviews, but there was one that many folks had raved about, and that was DPM. After leaving a message, I was expecting to wait a day or two for a response. But instead the owner himself called me back with 30 minutes! And right then, he sat on the phone with me for almost an hour and answered every one of my questions in depth and without rushing me at all. He was honest and shed some realism on my expectations. This is the first property that I have owned and, of course, ever rented out. I was very nervous and anxious about the whole process, and therefore, was contacting Grant and his team a ton during the process. Every single call was return within the day (usually within the hour) by Grant himself. And since DPM manages approx 400 properties, I know he's busy, so that level of personal attention was remarkable. Note that this guy knows his stuff; his father worked in property management and real estate and Grant took over in the '90s. This is certainly no fly-by-night business. Also, the contract is so clear and easy to understand, plus i really appreciate how extremely Web friendly/advanced this business is. It makes most everything accessible at any time. (I'd also like to thank Casey! She's the real agent who worked hard to show my property and get it rented.) The tenant is moving into my property July 1, within just a couple weeks of my requested date. I don't know what hiccups will occur moving, but I am confident that DPM and Grant know how to handle it. They are experienced, forthright, and communicative. What more could I ask for! Excellent company for landlords! Look at the hidden reviews. The great reviews are from clients and the negative reviews are from tenants that were evicted for non-payment. I have many tenants under DPM management. I choose the lease terms. Here are two examples. One bad and one good. One negative review found here was my tenant. She complains about being bullied and lied to, yet she claimed to need wall-to-wall hardwoods installed as medical relief because she had a doctor's note that said her daughter was allergic to new carpet. Bull! DPM handled it professionally and provided me the opportunity to listen to the recorded calls with the tenant. DPM provided immediate service including sending a crew to perform the tenant modification request. After refusing to pay for the special services she ordered, she was evicted and charged for the defamation. The case went so smoothly because DPM documented EVERYTHING. Now, DPM even reports the balance to her credit bureau every 24 hours. Hopefully, she'll pay, but after what she put me through, I'll be happy to see her bankruptcy papers too. Jeffery W. is another of my tenants. His review is hidden and 5 stars. He left good reviews. He is a good tenant that usually pays on time and takes care of the home. Therefore DPM treats him with the respect he earned. My tip: use DPM if you expect your tenants to pay on time and maintain your property. To be clear, it is not all about timely pay. It is also how you conduct yourself as a tenant. Crazy lady-well she was crazy. Jeffery has been late, however, he called to explain in advance. DPM sent him a list of donors who would pay his rent for him! Let that soak in... There is no company more professional than DPM. Read the hidden reviews. I have been working with DPM and Grant for over a year and half now. This review is long overdue as they have made my life so much easier from starting the rental process, finding great tenants and helping me with the little things that have popped up in the year + of renting my house. I received a new job and had to move out of Colorado, this was my first time renting my home and since I wasn't going to be in the state, I needed a company I could TRUST. A co-worker was actually making the same move and led me to DPM and I owe him big time for it. Grant makes you feel very comfortable that he and DPM will take care of any legal issues, any house repairs, tenant concerns and everything in between. Now every company can say that, but let me tell you that in the year and half of working with Grant, it is all true and much better than you expect. The response time is amazing and the concern they show for your satisfaction is exceptional! The fee structure is easy to understand and there have been no hidden charges, their paperwork is clear and very helpful come tax season. These guys are tough! I just couldn't take it anymore, so I hired Denver Property. To give you an idea, when I did it myself, the excuses of rent-eating dogs or mysteriously dripping roofs never ended. My favorite was 'It's not a dog; it's a barking cat.' Seriously! I owned a unit in a condo where dogs were not allowed and shortly after the tenant moved in, and her neighbors complained about barking, I called her to remind her of the no dog policy, and she said, "Oh I would never have a dog. But what I have is a special breed. It's a very rare thing; it's a dog cat ... a mix of a cat and a dog." It was so blatant and so crazy that I actually spent a moment thinking, "Is there really such a thing as a dog cat?" To be sure, I called Denver Property Management. They reassured me that I'm not an idiot. There is no right to a "dog-cat" exception. They are the cats' meow! read more

Just wanted to share... About 25 years ago, I hired a "cheap" property manager to watch my home in Utah when I moved to CA. It was not worth saving the money and I ran into lots of problems. So when I decided to rent my home in CO, I looked for the best I can find. I think I found that person. Grant has been spot on in all aspects of working with him. He found good reliable people to occupy my home and insured it was taken care of and when problems occurred, he was on top of it right away.
