Not much to say... just one star for now. The lease office may seem nice and very "friendly" at the beginning, but just wait a little. Soon enough, they'll start talking to you at the door without even offering you a seat and that's after living here for 3 years... I've experienced how they won't even let you finish your sentence . Well done, Deerfield at Providence. Many of my friends have moved out since last year because of the unfriendly staff. To be fair, the maintenance team is always friendly and does their work perfectly and on time -- thank you to them. We have also been paying the same rent the entire time, yet for about a year there was no playground area at all. It was only installed during the winter, meaning kids had no place to play throughout the entire summer -- even though this is one of the main reasons families choose this community. I'm also not sure if the new playground even meets proper safety standards. NOT recommended for families... unfortunately, bc the location is actually good and family friendly neighborhood. read more

I have lived at Deerfield for nine months. It was absolutely the most quiet apartment community I've ever lived in. heard any noise with the exception of one was a barking in the window in the building across from me. I called the office and the dog barking within five minutes. My work orders were completed the same day. The office staff was exceptional. Everything was clean, including the the bathroom. I would highly recommend this property to families or single people or anyone at any stage in their life. There are so many things to do with them walking distance that are amazing. I had a dog that I walked frequently and I never saw dog poop on the . Everyone picked their poop up. If they didn't and the office found out about it, they were fine and they never did it again after that. So my overall experience was the best it could be. If I decide to move back to Nashville is where I will be living. read more

Deerfield was our home previously for 5 years before having to leave due to the Covid-19 Pandemic. We have now returned to Deerfield and it was like coming home to family you haven't seen for a while. Tons of smiles and welcoming hugs from familiar faces. After living at the community for 5 years extremely happily, we use it as a baseline for expectations for the other places we lived until returning. Let me talk ya... the team may be strict on certain things and I appreciate it because it makes for a clean and safe community to live in. We rented other luxury apartments in different cities we lived in after leaving Deerfield and the amount of problems, safety concerns and lack luster response from large property management companies, we rushed back to Deerfield at the first opportunity. We have been back now for a few weeks and the level of service and responsiveness is still the high level we are accustomed to from the team. So happy to be back and see big smiles from Nikki, Kim, Joy, plus the new additions to the team have been great. Our dogs do like their new friend Susan! read more

I highly advise u not to rent here they don't take care of there grass which is a flea infested never have I ever seen something this bad. WARNING: For anyone who looking to rent from this apartment complex! The management team that I had experienced with was extremely fake, They will act nice to your face but that is all an act. They are just trying to get you to live here. Once you are moved in, their true colors will show and you will find out that if you move out early or get evicted for any reason you will need a paper trail to save you in the long run with them. I am sure the management team was not expecting me to still have a paper trail since I have not lived at these apartments in over 3 years. Being the person that I am I did save everything and I am glad that I did. I recently got served papers from them stating that I owe a good chunk of money to them. Once I saw the amount that they were coming after me for, I knew this could not be right! and in the end I was correct. I had given them a security deposit and always paid my rent on time. About 2 weeks after I had paid my rent I got evicted, I take responsibility for the unfortunate events that had taken place but with that being said never saw the security deposit which was $1300, or got any sort of refund from the rent I had paid for the days that I was not living there. Come to find out, instead of refunding me any money from the rent I had paid, they just kept that year's month's rent and "voided" in their system, so making the payment that was paid look like and seemed like it was refunded to the person on paper. That clearly was far from the truth! To me, that is plain stealing! And so wrong. How can you run an apartment complex like that? Then 3 years later decided to come after me for an additional $1300 + their attorney fees that they think I owe to them. If I did not have my paper trail showing my proof, they would have gotten WAY more money out of me than they deserved. I would stay FAR AWAY from these apartments, they are very shady and will try anything to get extra money from you. read more

Let me say this first I originally loved living here. Sharon was really great to me on move in and always so welcoming. I had no issues at all during the whole time I lived here. That being said move out is a whole other story... brace yourselves. I scheduled my walk-through one week before my lease was up and was told I needed to surrender keys at the walk-through even though I am paid to the end of the month and still have to keep utilities on in my name till the end. why would I leave my utilities on for maintenance to use and why do I have to turn in keys earlier than paid till? No sense made at all. My notice said that I had to be out by June 30 and when calling the front office they told me I was rent responsible till the end of July. Apparently there was a typo on my original notice that they were trying to hold me to. Upon research I was told they would guess they would honor their mistake on giving me the wrong date of my lease end on my door. Which I guess means I won't be rent responsible when really they moved me out earlier than I originally had anticipated in the first place. I am told I am responsible for total carpet replacement because 3 small spots in the living room. The carpet was old on move in and frayed, and edges were blackish (all noted on move in checklist). We could tell another dog lived on this carpet, I kept finding huge mounds of long dog hair in the corners of everywhere in my house that didn't match my dog. Would be curious if previous renter paid for carpet that never got replaced as my dog could smell the other dog on the carpet and my carpet steamer pulled out MUD the first day I lived there. Puzzling but never complained. I am starting to be so stressed out it's wearing on my MS. I have been literally shaking as my nerves are no good with MS, all by this encounter with the front office (Kim) and the way they have treated me so far this week. What could have been smooth and easy is now a nightmare. I feel like a criminal the way I wasn't even apologized to after telling me I owed a months rent on move out even when I didn't . I feel bad for anyone I have recommended here only for your move out. So I am sorry. I will be sure not to do this anymore. This company is none like I have experienced in 20+ years of renting. I even paid two weeks rent to hold my apartment here In the beginning, (which was odd) and a non refunded $300 pet fee that doesn't go towards anything. So the moral of this story is they will squeeze whatever dollar they can out of you so make sure to keep your paperwork, this saved me on the last months rent issue. Also something is strange with the water, they claim that they have meters on the property but no matter if you were home that month or gone for a couple of weeks the water amount never changes sounds like a scam to me, kickback on water ? Who knows. Update so rent came out for July even though I wasn't responsible and Kim Levy called to tell me this is 100% the tenants responsibility to turn off auto pay otherwise they will indefinitely keep rent from you unless you turn it off. They take no accountability whatsoever and I recommended reminding residents to have this turned off and all I got was a huge sigh, from management (kim) when she got off the phone, I recommend training in professionalism with staff. The management is too power thirsty and forget who pays their paychecks. They treat you like they are scolding their child and I've never been late on rent and work in management at a surgeons office, so I expected a lot more courtesy with management .... chew on that Rochford . This is who is making a bad name for you. I leave mostly positive reviews but I was afraid more people would be victims and wanted to speak up. Rochford the reviews are real. We spoke with the office About staying there until we move into our home we were told that when it was time to move we would not have a problem but when that time came it was lies lies! On the phone they told us all we needed to give was a 30 day notice And also put it in writing we did both, but that was not true. We had to pay for two months before they will let us out of the lease. The lady I spoke to said that we were doing a short term lease. All lies.. They were super super nice on the phone but turned out to be vipers. We were on the second floor and could not get any sleep because of the person on the third floor above us. Every morning we would be awakened by bumping like a bed moving similar to bumping, if you know what I mean!!! and hard walking as though someone was 400 pds or more. I reported it to the office and even had an officer come. He also heard the noise but said according to Management that would not be loud enough. "Unbelievable " It would startle our babies so bad they would wake up crying and this happened every morning at 5:45 AM. Also In the eve at bed time hard walking would be heard and they had a kid jumping on a trampoline above!!!!! Do yourself a favor search hard for a place that presents and is known for promoting a peaceful stay.. read more

Finally, my year here has come to an end and I am thankfully moving from here. It has been an utter nightmare. The leasing office has the most unprofessional staff and boy are they nasty. The latest, their pay rent website has a glitch, freezes your account when you have adequate funds in the bank and then at move out claims you owe them a late fee and bounce check fee for late rent. It's funny my bank told me my account had adequate funds and they never issued a bounce check fee, but good old Rockford Realty accesses a $50.00 fee. Another scam... oh, did I fail to mention that everyone at Rockford Realty never calls you back and claims everyone is out running errands. Just a horrible place with dirty hallways, rude neighbors and tiny apartments. Stay clear of this complex. Rent is too high for this area. They think this is Brentwood/Franklin. Lived here for a year and couldn't wait for my lease to end. I am a full time student and also work one job full time, and a second job part time. I was hardly ever home and when I was it was during lunch time for a couple of hours. I stayed every single night at my boyfriend's (he lives closer to Nashville). The staff was constantly calling me to say I was making too much noise for the downstairs neighbors when I wouldn't even be at my apartment! They'd call 2-3+ times a week to inform me about the downstairs neighbors complaints. When I'd inform them that I hadn't been to my apartment at ALL and tell them to watch the cameras, they'd brush it off until the next call. Every time I was at my apartment (only at lunch hours like previously stated), the downstairs older couple would blast their music so loud the bass would literally shake my entire living room and rattle my kitchen appliances. Terrible, biased staff. Also, there was always dog poop in my very small portion of a "yard" even though they say they send a fee to owners who do not pick up after their dogs. Definitely not worth the rent price, or the burden of feeling isolated in your own apartment. Would never recommend to anyone. UPDATE: the complaints with my former downstairs "neighbor" continued for many months. Unfortunately, the staff member(s) who responded to this review, clearly hasn't fathomed nor gained any insight or sympathy about how completely humiliating and burdening it is to feel alienated in your own "neighborhood." Management and staff has been and continued to be completely biased in my situation, despite my argument of me hardly ever being there during the day, and NEVER ONCE staying over night (previously stated that I stayed with my boyfriend closer to Nashville). Management has also clearly refused to seek proof of multiple cameras, to actually see that I never stayed there, nor was present at any time into the evening which could be considered "late" by any means. Living here was the absolute worst feeling of being a stranger walking on eggshells in your own "home." I am a student. Even if I wanted to stay up late and be obnoxious, I am unable to do so considering I go to a private, year round school- meaning I don't even free time between class and working 2 jobs through the entire year. I would never, ever give this place 5 stars, I would've even it 1 star if it were an option. Paying any amount of money is not worth being constantly outed for nothing, and knowing you're paying out the ass for a TERRIBLE living situation, aka actually comparing this place to hell. I wouldn't even recommend an enemy to live here if I had one. PLEASE, if you have any hope of finding a happy living situation, avoid this place at all costs. Wayyyy to expensive in general, especially to feel like you're uncomfortable and being constantly being watched and misjudged 100% of the time. Management will not be a help in any situation, even if you have physical proof of being a full-time student while working 2 jobs, and living there with your parent who also works two jobs as a DOCTOR and a PROFESSOR. Do not put yourself through this bullshit, unless you're a masochist. PS. Stay as far away as possible. The staff in the office are absolutely horrible women, Nikki the manager and Susan are the worst, so unprofessional, pretend to care and smile and do nothing to help. There are so many reasons not to live there. Everyone is not treated equal, some things are ok for some people to get away with in regards to their"SO CALLED" rules and some people they will badger and make their lives miserable. The place is also not safe, too many transplants and no screening, not well lit at night. If you don't have a large dog keep your smaller dog away. They allow all breeds and mostly there are very large breeds in the complex and the worst ones to not pick up after their dogs are the ones with large dogs. They charge you a ridiculous fee to so call run a DNA test on your pets and keep it on file so that if someone reports a feces on the ground the maintenance crew picks it up and takes it to the staff and they send it off for a DNA test to see which tenants dog did the nasty. DNA test are expensive, what a stupid way to just make more money off of the tenants. I have never heard of such a dumb rule. Be really careful when you move out, they will find a way to mess up your date of move-out and charge you more, you will also have to keep your utilities on even if you are moving out in the middle of the month and you are paid up, you are expected to pay for those utilities until the end of the month that includes their version of a water bill. Your water bill is grouped in with all the tenants and an average is done, so if you are only one person you are paying for the family of 6 living next door also. My water bill was extremely high. Toilets don't work, appliances don't work and don't expect someone to come and fix them. I never write reviews because most of the time it is just something minor but this place needs to give it up. The only thing going for them is the location to all the restaurants and shopping. read more

We've lived here for almost a year now and we love it. Staff is super friendly and helpful, maintenance is quick and easy (especially emergencies), and prices are competitive for this area. The only suggestions I would make is one, that they preform their easy and helpful dog interviews with every one and dog breed. This not only would bring a sense of equality to everyone but would also teach pet owners what is required of them for the apartment and to be good owners. The second thing is to make cigarette buds as big as a deal to clean up as they do dog poop. I believe these two things could not only set them apart from the competition but also would create a happier community as a whole. read more

If I could rate this management less than 1 star I would!!!! From the very beginning they have told us multiple statements that they went back on. It all started with the day we moved in. They had showed us a much nicer apartment initially than the one they tried to put us in. It was so much smaller that we drove our unhaul to multiple different apartment complexes trying to move in that day! Unfortunately, nobody had anything available that day so Deerfield tried to "accommodate" us and put us in a bigger apartment, but obviously we paid more money for it! Not really accommodating if you're paying for it! We paid our rent every single month on time and almost always early. We never caused any issues at all. We were never loud for our neighbors, etc. We were actually very very good tenants! We had planned to move to a different state when our lease was up so in advance I asked multiple times for paperwork to tell me what all needed to be completed so we could get our refundable deposit back when we moved out. 3-4 weeks later and after asking about 4 times I finally got the paperwork the same week that we planned to move out. Keep in mind we both were still working full time jobs and trying to prepare everything ourselves on top of that. So after finally getting the paperwork, I went to the office and asked for some paint so I could cover walls. I was told "oh honey as long as you patch the holes you're good because we have to paint the walls anyway." I questioned this multiple times. Even went back to the office to ask again to make sure because I didn't want to get charged for something that I could do. So naturally we only patched the holes and left it. Also, the entire time we were there we had a short in a light over our dining room table. I put in a work request and they came to fix it only for it to go back out about 2 hours after I got home. I told them multiple times, but we just lived with it. Obviously I went through the whole troubleshooting it. Changing/checking the bulb and moving the light around only to figure out it was a short. So right before we moved out a few bulbs blew so obviously I went to the bulb store and replaced them all so I wouldn't be charged. Fast forward to moving day. I spent an entire day cleaning every single square inch of that apartment. From wiping out drawers to dusting ceiling fans to moping floors to cleaning windows and washing window screens. I'm not kidding when I say I literally cleaned everything in that apartment. We had the maintenance staff come walk it with us as usual but I wasn't completely finished. I was in the process of cleaning the last shower and we had to mop our way out of the apartment so there would be no foot prints. The staff said oh it looks good I'll just run back through when I'm done at this other apt. So we moved out on Oct 1 even though our lease wasn't up until the 30. Paid the last months rent and left. I called about mid November to check the status of our refundable deposit. Was told they'd check on it for me and give me a call back. Fast forward to December 13. I'm receiving an invoice for bulb changes, kitz wall, & a dirty oven. I call only to be told that they never do a refundable deposit and what they told me about a refundable deposit and not covering marks on the walls were not true so now I owe them $140 and there's no "refundable deposit" for them to take it from!!!!! At this point I'm so livid my body is shaking because every single thing I have been told has been wrong!!! These people don't follow their word, they don't care about anyone but themselves, & all they want is money!! I've been told by MULTIPLE tenants about how they have caused issues with their parking spots and made them pay when they moved out, & given them fines for no reason. DO NOT LIVE HERE!!!! Yes the complex looks nice but it's not always about the outward appearance. This management is ABSOLUTELY TERRIBLE!!! You truly can't believe a single word they say!!!! read more

Be very carful of Deerfield at Providence and anyother John Rochford property. After living here for seven months I was late on my rent, thinking the better half had paid it. When I got my late notice on the 11th of the month I went to the office to give them my check and was told they would not accept anything but a cashiers check or money order and to add 10 percent to it for the late fee. That amounted to $150.00. You only have a 5 day grace period unlike a mortgage. Kinda extreme uh? and I was thinking of renweing my lease. read more
