I worked with Shelley Nemethy at Davidson Realty on the sale of my rental home in Saint Augustine. It was an epic battle of a listing that lasted almost a full year. Right off the bat, Shelley distinguished herself as the most responsive Realtor to my listing inquiries. When I tried listing early last year, I seemed to run into an endless series of unfortunate events. First, a small overlooked leak lead to a major repair that required redoing the entire ground floor. That took 5 months of mold tests, repairs, fixes on poor repairs, an accident from the contractor that flooded the home again, more repairs, and more fixes. Then, after all that, my tenant got into a car accident the week before he was scheduled to move out. After a month delay, the tenant moved out and we started listing the home. But after only a couple of weeks with only a low-ball offer, Hurricane Maria struck and I got hit with water intrusion and damage. Then, we had to go off market to wait for the weather to clear so we can repair the damaged stucco and leaks, as well as repairing new water damage to the ground floor, again. Another 4 months of repairs went by and finally, in mid April this year, we hit the market. After a grueling few months, Shelley got an offer at my target price. At that point, I was pleasantly stunned. After 45 days, we closed, finally. Throughout the whole ordeal, Shelley patiently followed through with endless trips to check on the on-going repairs, insurance adjustors, lab technicians, appraiser, and more. Most impressive was her patience in dealing with a very frustrated seller. Being a long-time broker and investor myself, I knew how much effort and time it must have taken on her part. Even when I repeatedly bemoaned how ridiculously cheap the market price was for my rental ($95/sqft) as compared to what I deal with on a daily basis in Silicon Valley ($1000-1500/sqft), she stayed professional. Shelley kept plugging along to get me a favorable result in the end, well deserving of the bonus commission I gave her. If Davidson Realty weren't clear across the country, I'd be fighting to hire her for my brokerage. They've got a good one. read more

Our experience with Davidson Property Management was awful. We had them rent our house for us after we moved from the area. We replaced all of the carpet prior to our renters moving in, we had the entire house professionally painted and everything was in perfect working order. Our tenants moved out in March 2021 and the move out pictures Laura sent us were horrible, blurry you couldn't tell anything from them. She tells us we need to replace a few light bulbs and one slat of one blind and everything else is great. She does this and refunds the renters their deposit! We put the house on the market to sell, our agent said we may have an issue because the house is not in great shape but it's a sellers market so we will see what happens. We finally get the pictures from the inspection done by the buyers and the house is horrible. The carpet is ruined (after only 3 years), the renters dogs have destroyed the baseboards as well as the back door. The back yard was dug up and destroyed by their dogs. There were so many other things but bottom line is never use them! They will only care about their 10% and not your house. read more

I have been battling this particular realty company with my daughter it has been hell trying to get them to take care of things the house could have burnt down because the dryer vent doesn't look like it's even been cleaned since the house was built the toilet makes crazy noises in the walls so they can only use one bathroom the carpet stinks so when her house is closed up it smells Awful And it's very sticky ... She pays a lot of money for rent and put down a huge deposit she's been cleaning walls cleaning cabinets cleaning floors it's ridiculous she has 2 children and one has asthma and has really bad allergies so to put him in this predicament has been very Unpredictable they don't understand that when you have a child with these kind of needs it can be dangerous putting a child in this environment the problem IS they promised that the carpets would be clean and the house would be clean there was mouse poop all around the house there was no carpet cleaner there even Stanley steamer said that these carpets had not been cleaned manager supposedly came over and looked at the property and okay'd the cleaning. That it not true. it was filthy dirty I'm not sure how they could have cleaned it since the Wednesday before they moved in Friday the guy was actually still living in it.... That is impossible... It has been very frustrating trying to deal with this and not getting responses or getting negative responses from these people I can see why they have a low rating on every other website I have seen. read more

If I could rate zero stars I would. Be cautious when dealing with Davidson Property Management especially in WGV. They are an unethical management company only looking to take your money and be dishonest. I filed a complaint with the board of real estate agents because of the lies, deceit and unaccommodating performance. I had black mold throughout the unit the Legends in WGV and they didn't disclose this information to us or did they fix it correctly in the two years we were living there. Do your research these people are crooks and manipulate the system. A bunch of bullies in my opinion. Stay away.... read more

This company it's broker and in particular my supposed buyers agent did not have my back. They should have a sense of fiduciary responsibility but they do not. Liz Pappaceno was the worst agent I have ever dealt with. When we were searching for a new home we had to work around her personal schedule.It would take days to get her to set up an appointment to tour house we had to find...then they were sold by time she did. She lies for commission and makes promises she doesn't intend to live up to. When our closing was pushed back she was mad and said "That doesn't work for me, i need my commission" The worst is the company doesn't care if there agents are corrupt....only that they make $$$$....Greed is not good. There are 100s of agents....this one should be avoided at all cost. read more

My experience with the property management team was very positive as a person renting. I did not feel like I was taken advantage of, the response times were perfect every time, the contractors were kind and everything was set perfect by Laura Hendricks our representative and Bonnie Cherhoniak. My wife and son and I went in to Davidson Realty this morning and gave them 6 houses that WE found on realtor.com and asked to see these houses as we are moving from Charlotte NC to the St Augustine area. After opening 4 lock boxes and letting us see the homes, I received the below email from Liz Pappaceno the realtor who Davidson assigned to us...... "I am not sure if you are aware, but Real Estate agents do not get paid unless they bring a buyer and seller together resulting in a closed transaction. I am not a pushy sales person and I take the responsibility to find homes for buyers very seriously. I also do not get paid until after the closing. If you are not a serious buyer then you took me away from business that I was already working on or the possibility of working with a new customer. I was not sure if you were aware on how the Real Estate business works". For a 6% commission on a $500K house, I would think that we could ask for more than 90 minutes of someone's time before they accuse you of not being "serious buyers" and wasting their time......... read more

Worked with Kirsten Lightfoot in selling my mothers house. Kirsten understood the neighborhood - which is eclectic, as well as the market. Kirsten worked with me in looking at all options such as removing the house and selling the land, keeping the house and selling it as is, etc. and even made some inquiries for me since I was in the Boston area. Kirsten also helped with lining up Lawn service. We ultimately sold for asking price which was slightly more than we anticipated. Overall a painless process! I would recommend Kirsten for selling or purchasing a property. read more

Our realtor Pauline Cake was probably the worst realtor I have ever met. If we were not contractually bound to use her we would have gladly given someone (anyone) else the commission. On top of losing the house key on the walkthrough, she tried blaming it on us. Try and use any other company or any other realtor. read more

I would highly recommend Davison Realty. We were selling a condo but live out of town. We dealt with Margherite. She kept us informed on every step during the sale. Four words: avoid at all costs. Without a doubt, the WORST experience I've ever had with a property management company. [Never dealt with them on a purchasing level - but wouldn't, based on the Property Management side] After three years living in a unit (with almost no contact with them), I was given NO warning that my lease would/could not be renewed - I had to find out from the property itself, and had to inform Davidson of my findings. After finding another unit, before the lease was signed, I was told that construction (that was occurring in another area of the development) would NOT affect my property... 3 months later, my building was completely torn apart, including having windows, glass sliding doors, and even the lanai removed and replaced - causing constant problems, including having to wrap/unwrap/re-wrap all my belongings in plastic (over and over again), a constant torrent of dust and construction debris in the unit and all around the building, and horrible lack of communication between the construction foreman, on-site management and Davidson's rep. At one point, my hot water heater had to be relocated to the living room (for over 3 months), I had 2x4s blocking the balcony and storage area (as it was missing entirely, and you could fall all the way from the 3rd floor to the ground), and had to park two buildings away - if I was lucky enough to find a spot, otherwise it could've been a much longer walk back to the building. Add to that the only "privacy" we could have during all the months of construction was purchasing and taping sheets to the walls to cover the windows and glass sliding doors. Upon requesting that Davidson provide cleaning services (after the 5+ months of construction), I was told the owner had approved covering the cost... But when I was offered a job out of state and informed Davidson that I would be moving, was told that the cleaning cost would no longer be covered and would be deducted from my initial deposit - even after the complaint (with photo proof) that the unit was not cleaned prior to moving in - we even replaced the toilet seat, as it was nothing short of disgusting. Also, within the first month of residency, a plumber, exterminator and AC repair all had to be called. This is all on top of the fact that our manager, Laura, had informed other tenants, the construction foreman, and the on-site manager that I was a "difficult tenant," and to "look out for him," after making my concerns and complaints known to her throughout the nightmare of living there. I would NEVER do business with this company in any form and have told EVERYONE I can to stay as far away from them as possible. read more

Very nice office/facility but that is where it ends. Inept realtors and I believe ownership problems. I agree with other review that states to avoid at all costs. Too many other good real estate companies out there. read more
