Dishonest, exploitative and unethical business to the core. This situation revealed Avi's character…read moreclearer than day. I 40 weeks pregnant when we had a small water leakage in our ceiling. The leak wasn't severe and I could go into labor any minute, so we could afford to wait a bit. We obviously didn't want the chaos of contractors in the middle of a hospital stay + bringing our newborn home. So, we asked Avi to quote a proper timeline and estimate. He grossly exaggerated the extent of the damage (even suggesting we install a new water heater and A/C when we didn't need it. Then referred us to "another company" which it turns out is run by Avi's brother lol). He purposely quoted a lower $ amount for the work and faster timeline to entice us into hiring them. Vehemently assuring us that everything could be completed within 24-48 hours and within budget. He also repeatedly insisted that insurance would cover it all (mentioning his "expert" knowledge about how these things supposedly work). This turned out to be a total lie. He used fear tactics to convince us that we were in a dire water leakage situation, and rushed us to make quick decisions. They took absolute advantage of us during an already anxious time in our lives. It was a Friday evening, and Avi (despite seeing our situation) was not honest about how long and intense this project would be. He failed to communicate that they had a religious holiday coming up on Monday and they would be off work that day. When discussing timelines, this would be something noteworthy to mention, which he did not. I went into labor the very next morning, around the time the contractors were supposed to start work. We called them to cancel as we had no time to deal with this in the middle of our baby being born, but they insisted that they could wrap up the same night or next day latest. This obviously did not happen. They took 7+ days from the date of hire, and the work wasn't even fully complete at the end. We had to ask them to leave because their set up was literally hampering our lives at home with a toddler and a newborn. My husband couldn't be with me in the hospital because he had to stay home monitoring their slow pace of work and asking for constant updates from their rude team. Avi's team did not clean up after themselves at the end of the day. They left a huge mess everywhere. We brought our sweet newborn home amidst industrial fans, dust and chaos. They did not complete the work in the time they promised, and overcharged us more than DOUBLE the amount that they initially quoted. Also, they didn't work properly with our insurance like they said they would, so we ended up paying 100% out of pocket. The insurance claims agent concluded that their work was not worth the value they charged. They were also quick to threaten a lien on our property amidst everything we had going on - me recovering from birth and getting our newborn situated amidst a messy house where we couldn't even get to the kitchen to heat up our food or warm up baby's milk. Avi's team saw all of this and showed zero empathy, remorse or urgency to complete the work. While Avi was here, we also heard him a verbally abuse another client on the phone. So sounds like exploiting and threatening clients is a routine thing they do. Nothing reveals a person's true character than how they treat you when you are in a dire situation. I urge all of you to avoid this business like the plague. I will never forget how they exploited us. They ruined (and added an insane amount of stress during) one of the most significant and special times in our lives - the birth of our last baby.

We sought out Brad based on a recommendation from a friend. From the moment we met him, I knew we…read morewere going to get along great. My partner and I were first-time home buyers who had so many questions, and Brad took care of us at every step of the journey. From our first meeting when we filled out our form talking about what we were looking for in a home, to answering our questions basically immediately over email/text/phone call/Zoom (seriously, this man is CONNECTED), to walking through the process of our inspection, to the slog of escrow, and finally closing, Brad was STELLAR at every step of the way. =The Search= He set us up on his website with a custom search based on the information that we provided that collects information from all the major realty sites (+ some secret ones!) in order to provide you the most robust search possible. Honestly, we were a little addicted, but I think this site was crucial for us to find our home basically as soon as it was listed so we could go check it out. =The Assessment= Brad came with us for our initial visit of the property where we ultimately decided we'd want to purchase the house. His attention to detail was phenomenal. We were debriefing, and Brad was pointing out things me and my partner had missed, to make sure we had all the information necessary to make the best decision. =The Purchasing= We actually purchased our home remotely! Both my partner and I were away for the holidays, but did this stop Brad? Never. We had an offer, a counter offer, and a final acceptance all take place while we were away. We were able to get into escrow smoothly without even being in the area, all thanks to Brad's hard work and communication skills. He came with us to our home inspection, and provided his own notes in addition to what the inspector offered us. He strategized with us on how to get support from the seller to cover some of the issues that arose from the inspection report, and we got it! Brad's a smooth talker, and it shows in his negotiation skills that he's using on your behalf. On top of that...do you know how much paperwork you have to go through in escrow? As a couple of very paranoid first-time buyers, we really wanted to read everything...really, everything. And when we came to Brad with 50 questions about whatever document we had been sent that day, he patiently sat with us and answered everything to make sure we felt comfortable. =The Connections= On top of everything else, Brad knows someone for EVERYTHING. Contractor? He's got it. Movers? He's got it. Cleaners? He's got it. Locksmith? He's got it. Which has been such a weight off of our shoulders because so far, everyone he's referred us to has been an absolute delight. We're working with his contractor now, having already worked with his recommendation for Termite Inspection and Home Inspection, and will absolutely be using his recommendation for Movers and Cleaners soon. Overall, Brad is THE BEST. While I hope we stay where we're at for a long time and won't need his services again in the near future, I'm absolutely recommending all of my friends talk with him, and in a world where we're selling, we will absolutely be coming back. We love you, Brad!!!

I'm writing this to warn any other future tenant to not be stuck in the most stressful lease I've…read morehad in LA of 11 years living here. He keeps deleting his google account, hence why I didn't see any reviews when I moved in. I lived here for 14 months between 2023-2024 and moved as soon as my lease was up and I found a new apartment. Don't be fooled by the large space and the high ceilings, they know they can trap you with that. The landlord Benjamin is a classic LA scumbag of a landlord and person. Seems decently nice at first but as the months go by and the more things break in your apartment he tries to gaslight you into blaming it on you or that someone fixed it yesterday while it's still not working. I've probably had over 50 service requests (not even exaggerating) in 14 months. Literally the first day I moved in the dishwasher broke and leaked. Same week I moved in the HVAC unit broke and was continuously breaking almost every single day for the remainder of my lease. It would work for 1-3 days then break. I had to buy an extra comforter and a room heater. However, don't forget the "nice and high ceilings" because heating a bedroom with a space heater is over and hour and the living room about 2 hours. During summer the same, the AC wasn't working and the sun makes the second floor living room 90 degrees hot at 8am. This was one of the biggest issues because every time I asked for it to be fixed he went on the roof to do something and it worked for one day then broken again (see all my screenshot I've attached below how often my heater was breaking). Told me it was my fault the heater wasn't working because I put it on 72. If I wanted it on 72 I need to put it on 75. Seriously, make it make sense. Next day heater not working anyways. He's treats you like you are stupid. Literally on the day I was moving out the HVAC was still broken. Then the fridge started leaking after 2 weeks and I didn't get it replace until I put my foot down 11 months later. My second month it started raining and my kitchen ceiling was leaking on my kitchen table. I seem to be one of the lucky neighbors who only had a "minor" leak but my neighbors had even worse. Benjamin nor the owner don't seem to care about fixing anything. Considering his google account had reviews for as far back as 4 years ago with tenants complaining about leaks in the ceiling too, they have not done anything about the water leaks. But for now he's deleted it again for a 3rd time, probably because he's only getting 1 stars. The only 5 star here on yelp is from his girlfriend, accusing any criticism to be lies lol. The building keeps getting notices of violations from the city becuase it cannot meet the living standards. The garage gate keeps breaking and won't open so when you try to leave for work last minute, you're stuck and have to uber to work. And just for a last laughs, when I pointed out to him all my bathroom mirrors are missing their frames he told me the tape is part of the design. I was like ok, can't do more than laugh at that answer since it doesn't really affect my living standard but gets you an idea of what a gaslighter you will deal with. I seemed to have lucked out and at least I didn't get mold (that I know of) like my neighbors.
